I had been calling and researching companies to put on a new roof and repair some wood damage. They all seemed a little out of my price range. When I called American Builders they gave me a great price. The workers on both the roofing crew and the construction crew were very professional. Thanks to Justin and everyone at HomeTown Home Services, we now have a livable second floor! We had three doorways raised (it was formerly an attic), two regular doors installed, and a barn door installed for the bedroom. We also had a closet within the walk-in closet removed, and we had the entire upstairs painted. We are still (a few weeks later) amazed at how much more space we have, the quality of the work that was done, and the speed with which they completed the work (four days or so). We really have only good things to say about them, and we hope to have them back soon to do some more work on our downstairs. I should add that after what felt like a year of chasing various contractors to do this work, and either not getting our calls returned or dealing with foolishness like estimates written on a napkin and texted to us, working with HomeTown Home Services was a dream. Justin got back to my original message within a day or so, came out that week, and was ready to start the following week. He and in his crew were communicative throughout the process and adapted if we came up with other ideas. Justin also personally took a walk through on the final day to note areas that needed touching up. In short, hire these folks, and you will not be disappointed!

Kenny Keele and his crew did an excellent job replacing my kitchen cabinets, counter tops and back splash. They removed my fur downs and moved an air vent to make room for taller cabinets. They replaced the lighting and upgraded my electrical outlets. They were respectful of my home and schedule and were overall very pleasant to work with. I look forward to working with them in the future and wouldn't hesitate to recommend them to anyone looking to renovate their kitchen.

I spoke with Nathan on Sunday. He told me he would be by Monday between 8-9 AM. He didn’t show up til 11:30. After looking at what needed to be repaired he wanted to be paid for the materials before doing the labor and that it would be fixed that day. After spending quite a while trying to pay him (honestly all day) for the materials he told me it would be first thing Tuesday at 7 AM. Later Monday night he told me he would be there between 3:30 and 4:30 that evening. After several attempts to get in touch with him via phone, Thumbtack message and email I have not heard from him since Monday. I am in the process of disputing my payment with PayPal as we speak. We are incredibly frustrated and feel we were taken advantage of. I will not hire him again.

Mr. Johnson showed up early, got right to work & did an amazing job. He was very detail oriented and professional. Not only did he paint the interior of my house, he also repaired a few things in the house at a very reasonable rate! Many companies don't like adding work on and reschedule you many days out but Mr. Johnson was able to fit me in the very next day and had a very good attitude about it as well! He is very affordable for the amazing work that he does! I would highly recommend his services and I will definitely call him again for any other work we need done!

What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. How do you choose a commercial general contractor?

A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone. Each construction project is unique; even two duplicate homes built on lots next door to each other could have different construction costs due to factors like different excavation costs when building the foundation. Since each project is unique, many general contractors make bids on potential construction projects. These bids can then break down to a per square foot cost that encompasses the labor of all the workers needed for the job, materials, the scope of work, and any equipment needed. Materials and finishes make a major difference in your cost per square foot. For example, choosing standard kitchen tiles at $3 per square foot will result in a lower total project cost than imported marble tiles that cost $63 per square foot. Where you live will also affect how much general contractors charge, as labor and the cost to do business can cost less in many regions than in high-cost areas like New York or San Francisco.
