- What should the customer know about your pricing (e.g., discounts, fees)?
As an independent realtor I do have flexibility on pricing. If a home is in a very good location and will sell quickly, my fee for the seller will be lower. If an individual is both selling and buying a home, I will cut my commission. I also will pay for a home warranty or a home inspection for my clients. I can also sometimes help a buyer if the negotiation is close.
- What is your typical process for working with a new customer?
For buyers: I find out if they are working with a lender. If not, I will give them names of good local lenders. I ask a buyer what they are looking for in a home/neighborhood so that I can advise appropriately and set up some searches. For sellers: Before I meet them I research their home and neighborhood and develop tentative pricing. If they wish, I will walk through their property like a potential buyer and provide feedback.....both good and bad. For both buyer and seller clients, I process the paperwork, interact with all the parties necessary for the transaction, and solve any problems that may arise. My goal is to make the process as stress free and painless for my clients.
- What education and/or training do you have that relates to your work?
We are required to take 8 hours a year of continuing education. In addition, I have acquired several designations and working on some more. I also take webinars and courses regularly on various topics.
