Mr. Lopez re screened my patio, and painted the front and back entry to my rental property. He also made other reports to make the property ready to show potential tenants. He started a day earlier than promised, and was very professional. His work was top notch, and made me appreciate the home all over again. I will be hiring him for all projects and repairs in the future. Give Santiago a call and let him take care of your repair needs!

I had a sliding patio door installed. The guys had to cut into our brick exterior to make it fit, and they did an excellent job. Had a piece of trim that broke during the process and they came back the next week and replaced it and finished it up. Would use again.

Ricardo replaced the dirt in our driveway with beautiful river stones, installed a patio in our back yard, replaced all of our grass with new sod, and planted some bushes. Everything he did turned out prefect and was exactly what he wanted. His prices were fair and the work he did was quality. He was very patient with us and answered all of our questions. When I wasn't sure one of the stones was straight in the patio he didn't hesitate to fix it so that we were happy with it. I highly recommend doing business with Pro Turfs!

Mr. Smith was on time. He fixed my back door so it closes properly, he secured the iron legs on my patio table and diognosed the problem with my ceiling fan. I called him back. He fixed the leaking pipe beneath my kitchen sink, my dryer door so it no longer pops open, and he secured the arms and legs of my diningroom chairs. Edward does quality work and I highly recommend him as a maitenance professional! He is our permanent go to guy for all our future projects. Plus his rates are reasonable.

I needed a solution to a problem with too much water running through driveway area into back patio, along with mud. They fixed the problem by adding drains and redoing landscaping. They consolidated all the piping to connect to one drain pipe. Wonderful to work with. I appreciate that he called when he said he would, and arrived when scheduled. Prices were reasonable too.

What a nice company to do work for us! We needed our rental home pressure washed and I called Chris and he went right out and gave us the best estimate of anyone. Then when he completed the job, he sent me before and after photos, and he did a fantastic job! There was a lot of dirt and mold, but the house looks like brand new now! He even did the sidewalk and patio just because it needed it, and he did not ask for a penny more. Needless to say, I am sending him his payment in full and then some! I highly recommend Chris! From his immediate attention, great job, and very polite manners, I could not have done a better job myself! Linda

Reggie came the next day after I found him on thumbtack. He was on time and very nice. He gave me a quote I thought was fair so I decided to hire him and his company. I am so pleased with my new concrete driveway! They had to take out the old asphalt driveway and put a concrete one in. He added about 4 feet at the end of the driveway to connect to my existing walkway in the backyard. Reggie also poured me a pad for my trash cans in the back next to my new driveway! I think he did a great job! And he also paid special attention to where the driveway meets the street and made is a lot better than my old driveway, it doesn't scrape the bottom of the car when you back out! I would definitely recommend R G Concrete Construction LLC for anyone who wants a concrete driveway! Thanks Reggie and your team!!

Mike and his crew came out and built a beautiful outdoor fireplace for us. They did an outstanding job and went the extra mile to integrate it very well with the rest of the patio that I was doing myself. They work quickly and efficiently, and are there when they say they will be there. Everything was cleaned up very nicely after the job. Mike is excellent at working WITH you to make sure you end up with something you are happy with!

I needed a retaining wall built in my mom's backyard. She had experienced flooding on her back patio. BNF built a beautiful wall for a great price. Not only that but they had really great customer service. Since having the wall put in she has had multiple rainstorms and not even a little bit of flooding. I would highly recommend these guys.

Mr. Moore came out promptly and gave estimate. Followed up within a few hours with plans and pricing. The job was done two days later and I had a new patio cover within 3 hours. Later that evening, we had a horrible storm with heavy rain, hail and high winds!! I went out to the porch and was sheltered nicely!! Great job!! Will hire again!!

I could not be happier with the work International Concrete did for me. I received a few quotes before getting a new patio installed and International Concrete gave me a very competitive quote without haggling the price. Showed up early, very friendly and professional. Patio was installed quickly, quietly and with great detail to match finish of existing concrete. When project was done it was quickly cleaned up and left with a beautiful new patio. HIGHLY recommend and will use for any future concrete needs!

Mr. Mclean does not leave a job undone. We have contracted with him more than a few times over the years and will always call him and his crew with full confidence. He has done outside siding & trim, inside trim, patio posts, entire front door and side light install, bath remodel, leveled our floors and more. Clay knows what to do and how to do it right.

Great experience! John was on time and did a great job. My old worn out patio looks brand new and the job was a lot cheaper than the brick pavers I was considering. I wanted a new look without having to re-mortgage my place!

Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What do construction project managers do?

Construction project managers help in all stages of your construction project, starting from the very first step. Typically paid a percentage of a total project cost, they are part of the design and planning process and help ensure seamless communication between the design parties and the construction team. According to the U.S. Department of Labor, their scope of work includes preparing cost estimates, budgets and work timetables; interpreting and explaining contracts and technical information to other professionals; reporting work progress and budget to clients; collaborating with architects, engineers and other construction pros; selecting subcontractors and scheduling and coordinating their tasks; responding to work delays, emergencies and other problems; and ensuring compliance with legal requirements, building and safety codes, and other regulations.

The work of construction project managers may seem very similar to that of general contractors, but there are some critical differences. One difference is that, unlike most general contractors, project managers are not engaged in the actual construction — they are onsite overseeing the work of subcontractors. Another key difference is that project managers are hired during the design phase, while general contractors are hired after plans have been made. The project manager is generally paid a percentage of the total project cost, while the general contractor is more typically paid according to the bid they gave to build your project.

How do I find out if a contractor is licensed?

It’s important to know if your project requires work by a licensed professional, as licensing laws can vary by state, locality, and job details. You can find general licensing information online at the government websites that handle occupational licensing for a given profession in your state or location. Some states designate a project cost over which you have to hire a licensed contractor. To find qualified licensed contractors, search your state’s licensing board. For example, in California, the Department of Consumer Affairs operates a searchable database through the Contractors State License Board. In some states, contracting licenses are provided at a regional level. You can find links to specific databases on BRB Publications’ Occupational Licensing page. Red flags that a contractor may not be licensed or may be providing an expired or false license number are unreasonably low bids or a request for complete payment upfront. How much does a project manager charge per hour?

You may choose to hire a construction project manager for your residential or commercial project. For the hands-on homeowner who wants to be involved in home construction but isn’t comfortable hiring subcontractors, a construction project manager can oversee these relationships and supervise labor. Typically, construction project managers charge a fee that is a flat percentage of the total construction project cost. This may range from 10 percent to 15 percent, depending on the company and the services they provide. This means a $30,000 home remodel project would have a construction project management fee of $3,000-$4,500. Hiring a construction project manager generally precludes the markup on subcontractor labor charged by a general contractor. The drawback to this choice is that, unlike a general contractor, the construction project manager won’t be financially responsible for the work of the subcontractors. For larger projects, you may hire a construction project manager who will also hire a general contractor. This provides the benefits of the general contractor along with the management services of the project manager, who will be on board from the beginning. The construction project manager will be involved in the design phase and work with the architects and the building crew, facilitating a smoother overall process.

What is a contractor license number?

A contractor license number is proof that your contractor is operating their business legally, that they have the proper documentation required by your state or region, and that they are competent in their area of work (electrical, plumbing, construction, etc.). Licensed contractors should freely advertise their contractor license number. If not, you can request it before considering them for hire. You can also research your contractor using their license number. The database for your state will indicate the field they are licensed to work in; whether they are up to date on insurance, workers’ compensation and bonds; and whether they have any consumer complaints issued against them. If the licensed contractor you are hiring does not have employees, they are not required to carry workers’ compensation. Each state or region will have their own database for licenses, such as the State of Oregon Construction Contractors Board. For more, check out our tips for smart hiring on Thumbtack.
