Mr. Lopez re screened my patio, and painted the front and back entry to my rental property. He also made other reports to make the property ready to show potential tenants. He started a day earlier than promised, and was very professional. His work was top notch, and made me appreciate the home all over again. I will be hiring him for all projects and repairs in the future. Give Santiago a call and let him take care of your repair needs!

So far the service provided by encore properties has been great! I really appreciate kelly being patient with me while I continued to research property management. In the end I choose Encore because of the persistence ( but not pushy at all). She followed up with me to see how my search was going and let me know she was available for questions if I had any. Once hired she immediately began working. She made a home visit, sat down with my husband and I, and went through what to expect from her company and rental services. Within two weeks max (no exaggeration) she had a tenant ready to sign a lease! She listened to my needs and wants and offered advice to help us with renting out our home. As Active Duty military, we greatly appreciate her time management and willingness to work with us with a short window. Thank you Encore property, and I will definitely recommend your services to any friends and family!

The Best Group Real Estate Service is committed to taking care of client properties. Mrs.Williams is the best property manager that I have used in the last 10 years. Unlike, previous managers, Mrs. Williams is easy to get a hold of and she is quick to respond to any contingency. This past Mothers Day (Sunday, 6 May 16), a leak in plumbing caused significant damage to my property. The tenants contacted Mrs. Williams and she immediately notified me. After notifying me, she got a contracted repairman to go to the house same day (Sunday Mother's Day). Mrs. Williams commitment to her duties and unparalleled accessibility is truly reflective of the professional services provided by The Best Group Real Estate Services. The tenants of my rental property recently expressed their appreciation for how quickly Mrs. Williams responded to that incident. If you need a property managed in the Fayetteville area, I highly recommend Mrs. Ivana Williams and The Best Group Real Estate Services.

Champion Realty and Property Management was a lifesaver in the efforts to rent my home in Hope Mills, North Carolina. Dennis Usher quickly and effectively responded to my need for renting my home after almost a year of being vacant. He made helpful and effective suggestions, kept me well informed of prospective renters, and in a few months was successful in getting a reliable family to sign a year lease. I appreciate his personal touch and professionalism as my property manager and I feel safe knowing that my rental property is in his hands.

Dawn is professional, kind, and good humored. She worked efficiently and in our best interest; we truly felt represented. Marketed our property even though we were living in it, and did so excellently. Made recommendations regarding how to get the most out of our rental. Highly recommend her (and have to friends in the area) and her company!

Shelly currently manages one of my properties in the Eastover area and has since 2014. She has been an amazing property manager that goes above and beyond. Before my previous tenant moved out, she had another family lined up and ready to move in before the previous tenant moved out. During our time, we have had a few major issues with the house because it is an older home and Shelly was very proactive and fast in helping us coordinate repairs. She also served as our realtor for both our rental property and our current home. A great agent to have in your corner.

Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What does a property management company do?

Property management companies manage the rental of residential homes, apartments, condos, commercial spaces and retail spaces. Property managers can oversee just a single unit or many properties, whether those sites are inhabited full-time or are vacation rentals. A property management company helps a property owner or landlord find tenants; collects rent; takes care of accounting, property maintenance and repairs; handles on-site management; and manages vacation rental check-in and checkout tasks. Although many property owners or landlords successfully manage their own rental real estate, a property management company can help you handle tenant issues and maintenance problems, especially if you are not located in the same city or state. Most property management companies deal with tenants directly, and their tasks include:

  • Marketing the rental property
  • Collecting rent
  • Handling repair problems
  • Responding to tenant complaints
  • Evicting tenants

A property management company may be a good choice for property owners who have several investment properties, live far away from the rental property, or don’t have time for hands-on management.

Why is property management important?

A property management company can be a landlord’s greatest asset. As a neutral third party, the property manager handles the day-to-day operations of a real estate investment, from a single vacation home to a large apartment building or several rental properties. A property management company can be especially helpful to landlords who own several units and can’t manage each of them individually, or those who live too far from their investment properties to meet with renters and oversee maintenance. Property management is particularly important if your rentals are part of an affordable housing program. To receive financial assistance from the government, the landlord must comply with a complicated set of rules; property management companies should have both experience and expertise in complying with the rules specific to each housing program.

Do property managers need to be licensed?

The licensing requirements for property managers vary from state to state, but many states require property managers to have a real estate broker’s license and in some cases be a legal resident of a state. Property management may not be specified in a state real estate statute, but according to the Institute of Real Estate Management their activities may include advertising the availability of a rental property, discussing a property management agreement with an owner, negotiating leases, showing a rental property and collecting rents.
