Jaime with Innovations Landscaping and Fence Installation came out quickly to look at my project and after about 10 minutes of discussion he gave me an offer. After soliciting other offers and deciding to proceed with Jaime, a month had passed. Even after that time, Jaime remembered my needs and scheduled me quickly. His ability to work quickly, efficiently and cost effectively helped us get our fence repaired and back in working order. I would recommend and will be using them in the future! Cheers.

Mr. Lopez re screened my patio, and painted the front and back entry to my rental property. He also made other reports to make the property ready to show potential tenants. He started a day earlier than promised, and was very professional. His work was top notch, and made me appreciate the home all over again. I will be hiring him for all projects and repairs in the future. Give Santiago a call and let him take care of your repair needs!

Eduardo installed Bermuda and a step stone patio on my property. Eduardo was professional and went above and beyond my expectations for the sod installation. I was very pleased with the attention he gave the sod after installation to ensure that it was growing properly. I have recommended Eduardo to two friends who are in the process of getting sod laid. I will also hire him for future services. -Tremauri E.

I had a sliding patio door installed. The guys had to cut into our brick exterior to make it fit, and they did an excellent job. Had a piece of trim that broke during the process and they came back the next week and replaced it and finished it up. Would use again.

Andrew repointed a bunch of paver stripes in my driveway. He is a great guy. He works hard and does very good work in a timely manner. He went above and beyond by fixing some extra pavers that I hadn't noticed needed fixing.

TRC did an excellent job of creating a new 3' x 35' sidewalk path for the side of our house. I asked him to create a patterned / colorful walkway so it wouldn't look like boring cement. We think it turned out really nice, cobblestone look in a gray/blue tone. They work fast and do great work. This is my 2nd time using TRC, they did such a great job on the foundation (on the right of the photo).

Carolina Garden Company was great and worked with me to get HOA approval for a concrete patio extension. They were on time and did a great job with the slab! I really wanted to take off a star for cleanliness. They left concrete splatters on the windows, privacy fence, enclosed patio, etc. and left the wooden slats in. I couldn't pick them back out by myself, but they were nice enough to stop by to take them out. There are still concrete flakes and powder we're trying to wash out the grass a few months later, but the concrete slab has held up great and is a treat to use in these summer evenings.

A professional is one who does his best work even when no one else may ever notice. Every building inspector who came to our project was pleased with how Matt's structures exceed code requirements. Although every deck design is unique, Matt was able to help finalize our design in one half-hour meeting in our backyard. I was very pleased with the quoted cost coming in below our budget and significantly below quotes given by other local premium deck builders. Matt was always prompt, and work began at the hour scheduled. Another pleasing aspect was the work crew. The men are polite and work quietly. There was no mess left behind at the end of each day. Take a look through his web gallery, the final product is the best recommendation.

Greg at Landscape Solutions by Design has provided landscaping services at my home for more than 20 years. In addition to general maintenance for the lawn and flower beds, he has also designed several natural areas. Greg designed and installed a stone walkway, patio and a beautiful stone wall to create a planter in an area where the ground slopes up a hill on the back of the property. He has recommended trees to be incorporated in the natural areas and also has planted the trees. I love the areas that he has designed (layout, plant materials and stone work) and am very pleased with the work. He is a good communicator, letting me know of the work that he recommends and the expected costs. I believe that the value of the work is excellent. I highly recommend Landscape Solutions by Design.

I needed a retaining wall built in my mom's backyard. She had experienced flooding on her back patio. BNF built a beautiful wall for a great price. Not only that but they had really great customer service. Since having the wall put in she has had multiple rainstorms and not even a little bit of flooding. I would highly recommend these guys.

Mr. Moore came out promptly and gave estimate. Followed up within a few hours with plans and pricing. The job was done two days later and I had a new patio cover within 3 hours. Later that evening, we had a horrible storm with heavy rain, hail and high winds!! I went out to the porch and was sheltered nicely!! Great job!! Will hire again!!

I needed repairs done on the wooden stairs leading from my screened porch to my patio after my dog destroyed them, as well as the doorway to the porch. Upon further inspection, Mr. Orr found pervasive wood rot underneath. Needless to say, the entire thing needed to be replaced. Mr. Orr spent 3 days working morning until night to get my project completed. He repaired the chewed up doorway at no extra labor charge. I will hire Mr. Orr again for future projects, and recommend that anybody needing anything from general repairs to large projects call Mr. Orr, and give him the opportunity to serve you!

I had Carolina Concrete Constructors install a stamped patio with a retaining wall. They went through the process of ensuring the job would be done properly and above industry standards. They ensured all the permits were pulled and the design work was done by an architect/engineer. Our project was completed in a timely manner. We are thrilled with the look of our new patio and how our retaining wall works. I would recommend them to anyone who is looking for a quality job that will exceed their expectations.

    Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What do construction project managers do?

Construction project managers help in all stages of your construction project, starting from the very first step. Typically paid a percentage of a total project cost, they are part of the design and planning process and help ensure seamless communication between the design parties and the construction team. According to the U.S. Department of Labor, their scope of work includes preparing cost estimates, budgets and work timetables; interpreting and explaining contracts and technical information to other professionals; reporting work progress and budget to clients; collaborating with architects, engineers and other construction pros; selecting subcontractors and scheduling and coordinating their tasks; responding to work delays, emergencies and other problems; and ensuring compliance with legal requirements, building and safety codes, and other regulations.

The work of construction project managers may seem very similar to that of general contractors, but there are some critical differences. One difference is that, unlike most general contractors, project managers are not engaged in the actual construction — they are onsite overseeing the work of subcontractors. Another key difference is that project managers are hired during the design phase, while general contractors are hired after plans have been made. The project manager is generally paid a percentage of the total project cost, while the general contractor is more typically paid according to the bid they gave to build your project.

How do I find out if a contractor is licensed?

It’s important to know if your project requires work by a licensed professional, as licensing laws can vary by state, locality, and job details. You can find general licensing information online at the government websites that handle occupational licensing for a given profession in your state or location. Some states designate a project cost over which you have to hire a licensed contractor. To find qualified licensed contractors, search your state’s licensing board. For example, in California, the Department of Consumer Affairs operates a searchable database through the Contractors State License Board. In some states, contracting licenses are provided at a regional level. You can find links to specific databases on BRB Publications’ Occupational Licensing page. Red flags that a contractor may not be licensed or may be providing an expired or false license number are unreasonably low bids or a request for complete payment upfront. How much does a project manager charge per hour?

You may choose to hire a construction project manager for your residential or commercial project. For the hands-on homeowner who wants to be involved in home construction but isn’t comfortable hiring subcontractors, a construction project manager can oversee these relationships and supervise labor. Typically, construction project managers charge a fee that is a flat percentage of the total construction project cost. This may range from 10 percent to 15 percent, depending on the company and the services they provide. This means a $30,000 home remodel project would have a construction project management fee of $3,000-$4,500. Hiring a construction project manager generally precludes the markup on subcontractor labor charged by a general contractor. The drawback to this choice is that, unlike a general contractor, the construction project manager won’t be financially responsible for the work of the subcontractors. For larger projects, you may hire a construction project manager who will also hire a general contractor. This provides the benefits of the general contractor along with the management services of the project manager, who will be on board from the beginning. The construction project manager will be involved in the design phase and work with the architects and the building crew, facilitating a smoother overall process.

What is a contractor license number?

A contractor license number is proof that your contractor is operating their business legally, that they have the proper documentation required by your state or region, and that they are competent in their area of work (electrical, plumbing, construction, etc.). Licensed contractors should freely advertise their contractor license number. If not, you can request it before considering them for hire. You can also research your contractor using their license number. The database for your state will indicate the field they are licensed to work in; whether they are up to date on insurance, workers’ compensation and bonds; and whether they have any consumer complaints issued against them. If the licensed contractor you are hiring does not have employees, they are not required to carry workers’ compensation. Each state or region will have their own database for licenses, such as the State of Oregon Construction Contractors Board. For more, check out our tips for smart hiring on Thumbtack.
