Wayne was a pleasure to work with, he responded to my inquiry quickly and arrived on time when giving an estimate at my home. My garage area needed some repair and Wayne explained the whole process and took the time to answer any and all questions I had. He also was almost finished with the job but didn’t like some of the material we had and went out of his way to go and get some better materials to complete the work. Wayne and his company were a pleasure to have make repairs on my home and would like to let anyone who’s looking for a company to hire, I strongly recommend his!

I asked Sam to help in building a lego/crafting desk in the basement for our family. He happily took on the project and did an outstanding job in not only building the desk but providing great feedback and changes to the design that helped create the beautiful and stable desk we have now. He also installed a new drop light and electrical outlet in the same room for us that came out great. I would highly recommend him for any project. He is honest and very trustworthy with his work and a great communicator.

Patrick from G&P Home Solutions was upfront about everything and let me know what we could expect from him. I found him to be very knowledgeable and he was not afraid to share his ideas at anytime during the project. I was looking for a 2 car carport on the side of the garage. After I explained what I envisioned, Patrick then shared his expertise and explained his concerns. He understood what I was looking for and showed me a few flaws with my plan. After about 30 minutes of ironing out the details we had a plan and was set to start the next day. He said it should only take about 9/10 days to complete the project. Patrick completed the project in 6 days (because it was a humid day and the cement took a little longer to set) but could have easily had it completed in 5 days. Patrick also had lumber leftover and framed out a 12' x 8' storage unit in the back of the car port at no extra charge. All I had to do was hang the plywood walls and door. I have hired G&P Home Solutions to put up some gutters after completing the carport. I will be calling on Patrick's services again as I have some other projects. Scott W. Loudon NH

Ryan was excellent to work with. We have worked with other contractors in the past and had some bad experiences so we had some worries moving into this project. Ryan helped us through every step and was very detail orientated. We remodeled our kitchen with Vera construction and are currently talking about having a garage built which our first call will be to Ryan.

We hired Ray to tear out and replace our old damaged concrete floor in the garage. Our experience with Ray was the best! He provided a reasonable bid on Thursday and by Monday he and his crew were at work. Tuesday afternoon and the job was done perfectly. Throughout the process Ray kept in touch to keep my informed about when the dumpster would arrive, when the cement would arrive, and described the work process step by step. The garage is located in a 1820 colonial house and had unique problems that only someone of Ray's skills and experience would handle well. We are pleased with Ray's work and look forward to other projects he will likely undertake for us. I'm relieved we have found a gem named Ray. Hire him and you will be fortunate to hire an experienced craftsman who is a pleasure to work with.

I give Bruce a 5 star rating. He did general carpentry jobs – replaced exterior rotted wood and door framing, installed a storm door, trimmed out a bathroom post dry walling – for me at my primary home. Bruce’s work is meticulous and exact. He dealt with every surprise and irregularity uncovered, which is many in a house built in 1902, with professional accuracy and style. I am more than pleased with the results.

My wife and I hired Frank to repair out garage which included fixing the leak (which he couldn't guarantee was set, but not due to a lack of effort), jacking up and leveling the roof, adding supports, collar ties and a new LVL beam in the correct location. The builders had a useless beam in an incorrect location, Frank fixed that. Also he installed two new doors, replaced rotted trim and anchored a loose wall. His work was excellent; he found things no one else had and recommended future improvements. He maintained great communication and sent pictures and videos frequently to keep us updated. The only issue we ran into, as another reviewer mentioned was his prices. I understand they changed after the loose wall was discovered and we wanted a new door installed but we agreed on a final payment upon completion to our satisfaction. This had changed to the point where we owed a small amount when more work still needed to be done. This made us a little nervous but he was trustworthy and after speaking with him about it, he assured us that he would complete everything. He did and with great skill, flexibility and determination. Frank took on a difficult task with the garage and he completed it and then some. I would hire him again and recommend his work to others. Thanks Frank and Jeff!

My wife & I interviewed 14 general contractors for our complete home remodel project (3 new & expanded baths, new vaulted ceiling & tiled shower in master bath, new tray ceiling & barn door closet in master bed, new screened-in porch, new front porch & front door, new & expanded wall of colonial windows in living room, finished garage, siding repair). This is a big project & we wanted to make sure that we hired a GC that (1) is skilled, experienced & has a track record of high-quality work, (2) is trustworthy, ethical, communicates well, easy to work with, and, (3) charges a fair rate for his work. Ralph is a rare find and checks all of these boxes. You should always speak with as many contractors as possible in order to find the best match for your project, and, Ralph should absolutely be on that list. We are very impressed and very happy with Ralph, and, we HIGHLY recommend that you discuss your project with him before making a final decision. He's a hard-working, highly-skilled GC that does the right thing by his customers at a fair price.

What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.  

How do you choose a commercial general contractor?

A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.

What do general contractors charge?

If you’re doing a home remodel, building a new home or embarking on a commercial building project, you’ll hire a general contractor. A general contractor is a professional who is qualified to oversee and execute construction projects. Each construction project is unique; even two duplicate homes built on lots next door to each other could have different construction costs due to factors like different excavation costs when building the foundation. Since each project is unique, many general contractors make bids on potential construction projects. These bids can then break down to a per square foot cost that encompasses the labor of all the workers needed for the job, materials, the scope of work, and any equipment needed. Materials and finishes make a major difference in your cost per square foot. For example, choosing standard kitchen tiles at $3 per square foot will result in a lower total project cost than imported marble tiles that cost $63 per square foot. Where you live will also affect how much general contractors charge, as labor and the cost to do business can cost less in many regions than in high-cost areas like New York or San Francisco.
