You Can’t Go Wrong With Such Great Work As a retiree, living on a fixed income and not being a professional in the building/construction trades it’s always a bit nerve-racking when faced with multiple issues to maintain your home investment. The Colonial portion of the homestead was built in 1750 and the addition is an authentic Post-N-Beam Revival making this a valuable property historically and culturally. With this type of property, quality cannot be compromised! I had six immediate responses to my request for roofing repairs initially. So, let’s talk about the ONE that got the job(s). L&K Construction gets five stars from me in every category. Wayne returned my initial call very quick. He showed up at my residence, surveyed the repair work needed and then promptly provided the explanation of the scope of the repairs. He also provided an estimate of the proposed job in a very professional manner. Now here is where the differences began to surface that separate the field. Wayne is very knowledgeable on all phases of construction from demo and rehab to new construction. As a roofer, Wayne was tasked with cleaning up shabby work of previous roofers. Previous work that was done poorly causing leakage and potentially costly damages to not only the exterior but the interior of the property. I was more than pleased with his work on this task and immediately expanded the scope of work and employed him with additional projects – cedar roofing and siding repairs. If your doing cedar you need to know what your doing! He was back on site within a few days! Having been in the property business I understood the value of a firm like L&K Construction managed by the generational experience of Wayne Lupien. Wayne was honest and candid in his explanations and his estimates. The jobs were excellent! The cleanup was excellent with no walk around problems. The price was fair and reasonable. As a matter of fact, L&K Construction will be coming back to do more work with not only roofing and siding but with masonary work. You can bet I will be informing my friends and acquaintances of the professional expertise of L&K Construction. So, if you are looking for professional work at a reasonable price with no sacrifice on quality to get that level of cost-to-benefit ratio, call Wayne at L&K Construction - you’ll be glad you did!

We are a 72 unit residential condo complex and had 5 trash dumpsters that were sitting in different locations around the complex sitting on crushed stone and surrounded by 6' stockade fence. We wanted to clean up the area so we contracted Kearley Masonry to pour concrete pads to place the dumpsters on. Stephen Kearley came in removed and disposed of the old fencing that enclosed the dumpsters, excavated, made the forms 10'x10', poured 5" of concrete over crushed stone with wire mesh cleaned the area and bridged the space between the existing driveways to the pad with cold patch to avoid a tripping hazard. I would highly recommend Kearley Masonry and use them again should there be a need for concrete or a mason on the property.

Our church had some water damage in our kitchen which involved replacing the tile floor. To do that our pot sink, commercial range and dishwasher need to be moved. They were the only contactor that identified that the gas supply to the stove would have to be changed to meet code, that our sink/grease trap unit needed to be re-plumbed also to meet code. Sean is a great communicator always sending me an email at the end of day to recap what was done and what would be done the next day. All construction jobs have some unplanned hiccups! One day both workmen had health issues and were not able to work that day. We had built in extra time since our kitchen is heavily used, so we were OK. Their price was ver fair for us and them. I can recommend Handy and Some without ant reservation.

We hired Russell to build a new newel post for our stairwell and install a new railing and spindles. We had sawed off the old newel post during a home construction project a year ago and did not have a picture or materials from the prior post. Russell was able to create a beautiful newel post from scratch which looks better than anything we could have bought in store. He was also committed to ensuring that the style of the post, railing, and spindles matched with our house. At our request, Russell returned to adjust something according to our wishes and even made suggestions to make the whole thing look even better. Russell was professional, honest, and came in at a great price. We appreciated his patience and willingness to deliver a product that we loved. We enjoyed working with Russell and love our new stair railing and hope to use him for future house projects!

Cliff added an addition to my home, complete with a hallway and a half bathroom. Cliff and his team were nothing less than professional in every aspect of the job. They were very courteous of the fact I was 9 months pregnant, as well as having a newborn in the house (while the job was being done I had a baby) he was very respecting of keeping the noise, and mess, down as much as they could! Cliff gave me everything I was looking for in my master room, and more. They cleaned uo every mess that was made during and after construction. I would recommend him to anyone looking to have work done on their home, no matter what it is Cliff is your guy!

True professionals are as good as gold! I put off remodeling my home for years because I dreaded the hassle of dealing with contractors and designers. When I finally committed to having the work done, I went through at least 8 General Contractors and designers to find the right fit. Each of these was either overly expensive, or had overbearing personalities, or sounded like used car salesmen.... Until I connected with Byron Cuhna and Co. Byron runs a family operated construction company that handles all size jobs. Byron came in and helped my wife and I work through the design of a large addition 26x24 on with a two car garage and bedrooms/bath above it, as well as another 15x15 family room on the opposite side of the house. Byron not only gave us great design ideas, he helped us add features that would be more cost effective and efficient. Byron and his son Eric were on the job from start to finish, and made the experience of living in "construction" much more bearable, and at a price affordable enough that I can still pay my children's college tuition next year. I highly recommend Byron Cuhna construction, I will update this review with final before and after pictures of my house. Carmelo

Pionarch put together plans for a commercial job we are remodeling. Prompt service, responsive and kept us in the loop. Also made the effort to come by very quickly as we were under constraints to get building permit approved. Start to finish from time to contact was just 2 weeks with stamped plans in hand. As a contractor that's a great turnaround and that included a lot of back and forth with town. Good company and will use again for future design/architectural work.

What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.  

What do construction project managers do?

Construction project managers help in all stages of your construction project, starting from the very first step. Typically paid a percentage of a total project cost, they are part of the design and planning process and help ensure seamless communication between the design parties and the construction team. According to the U.S. Department of Labor, their scope of work includes preparing cost estimates, budgets and work timetables; interpreting and explaining contracts and technical information to other professionals; reporting work progress and budget to clients; collaborating with architects, engineers and other construction pros; selecting subcontractors and scheduling and coordinating their tasks; responding to work delays, emergencies and other problems; and ensuring compliance with legal requirements, building and safety codes, and other regulations.

The work of construction project managers may seem very similar to that of general contractors, but there are some critical differences. One difference is that, unlike most general contractors, project managers are not engaged in the actual construction — they are onsite overseeing the work of subcontractors. Another key difference is that project managers are hired during the design phase, while general contractors are hired after plans have been made. The project manager is generally paid a percentage of the total project cost, while the general contractor is more typically paid according to the bid they gave to build your project.  

Why should you hire a contractor?

Hiring a general contractor is a good idea for many remodeling projects. Home renovation contractors have a broad range of skills to manage, coordinate and complete a project. They should help make sure your project comes in on time and within your budget as they hire and supervise all the necessary subcontractors, including electricians and plumbers. They also handle procuring all the materials required for your job. Some homeowners look to save money by acting as their own contractor, but an experienced home renovation contractor is worth the cost. They should know local building codes, be able to pull all necessary permits, and work with inspectors to make sure the construction meets local codes. Also, because they get professional discounts, they can typically buy materials at a better price than you can; better prices on materials and labor save you money, and make up for at least a percentage of the cost of the contractor.

How do I find out if a contractor is licensed?

It’s important to know if your project requires work by a licensed professional, as licensing laws can vary by state, locality, and job details. You can find general licensing information online at the government websites that handle occupational licensing for a given profession in your state or location. Some states designate a project cost over which you have to hire a licensed contractor. To find qualified licensed contractors, search your state’s licensing board. For example, in California, the Department of Consumer Affairs operates a searchable database through the Contractors State License Board. Red flags that a contractor may not be licensed or may be providing an expired or false license number are unreasonably low bids or a request for complete payment upfront. When should you hire a contractor?
