We had a great experience with Corniel Construction. We had an unusual project - adding a shower to an existing tub-only configuration. It's an older home with plaster walls so we wanted an external solution versus breaking open the walls. Waldy was able to create, build, and install a cost-effective custom solution that met all of our needs, including a very sturdy surround shower curtain rod. The shower works great, and we don't have to worry about moisture getting on the non-moisture proof walls. Waldy and his partner were able to do all this in one day, and on short notice. They cleaned up after themselves and were extremely friendly, courteous, hard-working, and professional. We recommend them highly! Thanks again, Waldy!

Peter Hart has done both residential and commercial architectural drawings for me. He is professional and knows what he's doing he has great ideas and great connections with the building and planning and zoning people. He did the architecture for a new car dealership with rooftop parking, turned an old warehouse into a different car dealership and turned our contemporary home into a colonial look. I can't imagine there is anything he can not do.

Our home flooded and Amy helped us with design for the remodel. She made great suggestions based on the style we were looking for and what would work with our budget. She was very easy to get a hold of and was terrific at providing immediate feedback. She wanted to make sure things were done the correct way and would notify me if my contractors were trying to cut corners. She was incredibly easy to work with and had innovative and modern suggestions to help us achieve the look we were going for. I can't imagine designing with anyone else!

The architectural firm “C2C Design and Construction, LLC,” i.e., Len Gallo is a prime example of a business well run. Timelines created are strictly followed and progress/productivity never falters. One of the key characteristics I like about Len besides his obvious design capabilities was his willingness to listen to my ideas, questions and offer straight forward answers, compliments on my ideas, and if needed, constructive criticism. As this was my first endeavor with having a home reconstructed, I found Len to be extremely helpful and knowledgeable in walking me through all the requirements of where I live and what submissions needed to be done and when. Most of all, it was refreshing to reach out and have someone reply in a timely manner. Len met all the expectations he promised when the contract was signed and even now, that the job is done I would not hesitate to reach out to him with any questions knowing he would still be available and ready to answer. The biggest compliment I could give would be to say if I had to do this complete house lift and renovation again, I would still choose Len as my architect.

This was the first time I had to use an architect for a residential addition. I was not sure what to expect. My friend recommended Oscar (OMJ Design). First I must say that he and his staff were very professional. They explained the construction process in detail. I know that I must of ask them more than 1,000,000 questions but they were happy to answer them. If you are thinking of hiring him, don't think twice. You won't regret it. I would definitely use them again.

Imagine for a minute arriving in the trawling metropolis of New York City with only three suitcases and a box. You immediately start work and then spend every other waking moment over days, weeks and perhaps months hunting down your perfect apartment only then faced with moving into a white box. Time poor, and faced with the interior design skills of a fifth grader, what do you do? Of course you begin your research online but very soon become absolutely inundated with the plethora of options available: Everything from complete turnkey services for the cost of an arm and two legs to the other extreme where you upload floor plans and without any consultation you’re provided with a list of items you need to purchase and not really sure it’s the look you’re going for in a space you want to call home . Then you find Joe from Designs by Human. Joe provided the perfect balance between complete turn key and internet email; a personalized Human approach just as his namesake suggests. With his consultative style Joe met with me and spent time understanding what I was looking for: A warm design and a space that would feel like home — likely a tough ask (just imagine a typical New York apartment and a design that accommodates a place for overseas guest, a space to entertain and a place to work from home) and a client (me) who’s likes to get involved and is hands on. But Joe with his incredible patience absolutely nailed it. An amazing design in such a small space filled with interesting artistic elements and features integrated throughout my home. It feels warm and personalized incorporating elements of “me”, is complimented by my guests, and is certainly something that I’d never have managed to accomplish by myself. So if you're looking for someone to help with your own project I'd really recommend getting in touch with Joe from Designs by Human. Thanks Joe. I’m really glad we met and thanks for all your help!

I own a three family residence in Staten Island. I had violations on my property from a previous owner that i would literally loose sleep over. In order to dismiss these violations, i had to legalize my Certificate of Occupancy. I was miraculously referred to them by a colleague of mine. Calling Morali Architects was the best thing i did. Withing a year, i had no more violations and an amended Certificate of Occupancy. They obtained my city approval fast and were extremely responsive and customer friendly. They also gave us design tips for our interior layout and fixtures to improve the quality of my property. I would highly recommend Morali for any property owner.

Neil has been incredible. He had a great vision for our space both in terms of layout and design and we couldn't have been happier with his work. He has been very responsive and professional throughout our project and he does really great work. We had selected our own contractor, which came back to bite us as but Neil helped us find a new contractor and made sure that all of the required permits were filed and ready to go. I would recommend Neil in a heartbeat and has made an extremely stressful renovation a lot less stressful!

How do architects work?

Architects may work for an architecture or engineering firm, they may work for a government organization, they can work for a construction company, or they may be self-employed (freelance). The U.S. Bureau of Labor Statistics explains that architects spend a large amount of their working time in the home or company office: meeting with clients; creating reports and architectural drawings; and working with other architects and engineers. When not in an office, an architect is often at the construction site either as part of the development of plans or to ensure building progress is following the blueprint.

When a client interacts with an architect, it is typically to have them design drawings for the construction of a house or a building. If you are a client who has hired a large architecture firm, there may be a team of people working on your design. But if you are working with a freelance architect or a smaller firm, one person (or a small group) will take your concept and translate it into an architectural blueprint that a builder can use to construct a house. The plans will lay out everything from the depth of the foundation to the materials to use to the type of metal to be used in the reinforcement. Once the plans have been created and handed off to the builder, the architect may remain on the project — depending on budget — and oversee progress.

How do architects charge for their services?

According to the U.S. Department of Labor, the median salary of an architect in 2016 was $76,930. This range included architects with every type of company as well as self-employed architects. Depending on the architect and whether they’re with a firm or independent, they may charge per hour or by the square foot, or they may charge a percentage of the total budget for a construction project. An hourly rate is typically used for smaller projects such as providing consultation, helping clients hone their concept before the design process begins, or drafting documents and plans. If an architect is working on an hourly basis on a larger project, there will usually be an agreed-upon cap on the number of hours they will work. For larger projects, such as new construction or total overhaul remodels, architects may charge a percentage of the total construction costs. The architect will usually set the percentage you will pay after the total cost of construction has been accounted for. Percentages can range within a firm depending on the extent of the services they’re providing. For example, a lower percentage of the total construction costs may include drafting and minimal consultation and guidance along the way, while a higher percentage could include on-site project management services with every detail attended to. Architects may also charge by the square footage of the project. The rate per square foot can vary depending on the individual’s training, the services they are providing, the complexity of the project, and other factors — such as obtaining permits. The national average cost to hire an architect is between $1,690 and $2,500.
