We hired George to do a total bathroom remodel. After getting estimates from two other contractors that were not within our budget, George was able to accommodate our limitations without compromising the quality of work or materials used. Though the bathroom is small, George was able to make suggestions that maximized the available square footage so that it feels and looks more spacious. Beyond consideration of cost and quality of work we also feel very strongly about being able to trust a contractor in our home. There was never any question with George. We did not have to stand over and watch him and had no qualms about leaving him alone in our home when we had to run errands. As with most contracting experiences, there were delays beyond George's control so the job did take a little longer than expected but we are very happy with the finished product and with our overall experience.

Outstanding service from Marshall and Sons Renovations. Nathan Marshall repaired an entire ceiling soaked through from an ice dam. He moved heavier furniture from the room and taped plastic sheeting in all entries so that dust and debris were confined to that area. His explanations were clear and concise. Clean-up was top notch and the room, ceiling repainted and crown molding restored, looks splendid. An insurance adjuster who had looked at the roof with him said that Nathan's assessment of the roof's condition was spot on. I have asked Marshall and Sons Renovations to replace the house's aging roof, and that of the garage as well. Based on his portfolio, which includes pictures of bathroom renovations, we're going ahead with that project, too. Couldn't be more pleased and wish I'd found Marshall and Sons earlier. Highly recommend his services.

Gary is very knowledgeable and flexible with both engineering and design. He is used to working in multiple venues (Residential, commercial, Industrial, Alternative energy, etc.) I have used him extensively for residential remodeling projects with excellent results. He has the experience needed to do the job right with a practical solution that is not over engineered or too complex. I highly recommend Gary for any project where a skilled engineer or designer is desired and valued.

      D. E Nolan has worked on two of our house projects. The first was an alcove addition to our livingroom. It involved modification to our hot water baseboard heating system, new foundation and roof, as well as plaster and tile work. The second project was a complete rebuild of a room on the back of our house. D.E.Nolan is a dependable, trust-worthy, and ethical builder. He does not skip corners, and does not jack up his prices. He is very easy to work with through each of the build phases, and follows up past the completion of the project. We are very happy with his work ethic, and we highly recommend him to all our friends who need work done on their homes.

I had the pleasure of hiring Michel to do a job at my home in April 2015. From all the correspondence that I had with individuals who responded to my RFQ, Michel stood out to me with his professionalism. That held true in person as well. When he came to my home to provide to look at the space to provide a detailed quote and look at the space, I was most impressed. He was on time, clean cut, professional, well-spoken, and straightforward. I felt immediately at ease with him. As a female, this doesn't always come easily with contractors that I've hired in the past. Not only did I feel comfortable with Michel as a person, but I also appreciated that he did not talk down to me or try to upsell something unnecessary. These are issues that I've experienced with past contractors...before calling them out, informing them I have a background in construction management, and telling them they won't be getting the job! As he promised after our first meeting, Michel got back to me very quickly after looking up the parts that were required to do the work I needed. He laid out different possibilities and provided quotes for each. Once the parts came in, Michel returned to my home and completed the work. Throughout the entire process, his professionalism and quality of work was truly impressive. I fully intend to hire him the next time that I need to have work done and would highly recommend him to anyone and everyone!

Our project included eleven different paint colors across eight rooms, during less than ideal conditions, i.e. multiple renovations with stuff everywhere. In addition, the job required covering (unseemly) wallpaper board and damaged walls, painting popcorn ceilings, as well as locating and replacing seam covers. The latter surprised us because they went out of their way to find an exact match. Tyler and Robert went above and beyond our expectations, yet never overstepped boundaries. They maintained consistent communication, providing information, yet always adhering to our preferences. Our happiness with the end result was always their primary motivator. Both of them were incredibly good-natured and professional. They were courteous and did their best to accommodate our schedules and ensure our comfort during the process. What was anticipated to be a challenging and invasive week turned out to be a rather pleasant experience. Our first question upon completion of the project was "what other services can you provide?" A few weeks later, while having floors installed, we discovered that the baseboard molding could not be reused and there was no trim to match the flooring. As a result, paintable trim would need to be purchased and painted to match each of those same rooms. We reached out to Tyler and Robert and they made themselves available to complete the work for us in order to meet a tight deadline. Not only did they deliver the final product on time, but they worked with us on picking up the paints and the products so that the process could be as seamless as possible. The floor installers commented on the painting job and were impressed by the quality of the work both with respect to the trim as well as the walls themselves. We again ask, "what other services can you provide to us?"

        Q & A

Answers to commonly asked questions from the experts on Thumbtack.

Why should you hire a contractor?

Hiring a general contractor is a good idea for many remodeling projects. Home renovation contractors have a broad range of skills to manage, coordinate and complete a project. They should help make sure your project comes in on time and within your budget as they hire and supervise all the necessary subcontractors, including electricians and plumbers. They also handle procuring all the materials required for your job. Some homeowners look to save money by acting as their own contractor, but an experienced home renovation contractor is worth the cost. They should know local building codes, be able to pull all necessary permits, and work with inspectors to make sure the construction meets local codes. Also, because they get professional discounts, they can typically buy materials at a better price than you can; better prices on materials and labor save you money, and make up for at least a percentage of the cost of the contractor.

        What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.

How do you choose a commercial general contractor?

A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.

Do I need a contractor for a kitchen remodel?

A kitchen remodel is one of the most important investments you can make in your home, and it’s critical to get the details right; that’s where a home renovation contractor comes in. A minor remodel usually includes new cabinet faces and hardware, replacement appliances, and paint, while an extensive job may enlarge the kitchen’s square footage, install new cabinets or an island, change the layout, and lay new tile or hardwood floors. Any renovation that includes filing permits, construction, or electrical or plumbing work is best completed by an experienced contractor who knows local codes.

How much will it cost to remodel my house?

The cost to remodel a home is highly variable — size and scope of the project, quality of materials, and the number of subcontractors required to complete the job all affect the total cost. The average national cost of a home renovation project is $13,500. The national average per-square-foot cost of a remodel ranges from $25 to $100. Nationally, kitchen and bathroom remodels are the most popular types of projects, in part because they typically have the highest return on investment when the home is sold. The national average cost of a major kitchen remodel ranges from $25,000 to $62,000, while the average bathroom remodel tends to cost $6,000 to $18,000. In addition to materials and labor costs, many remodeling project costs include permit fees, which, average $900 or more, depending on your location.
