Ed was the quickest in getting a hold of me when I requested a quote in cleaning off my roof with snow and icicles. After getting a few quotes, his was not only the lowest, but Ed did a great job with keeping constant communication with me once I decided to use his company for my roof. He was easy to get a hold of and if he would return a phone call within a matter of minutes. On the day the roof was supposed to get cleared up, he called to let me know when his crew were on their way to my home. His crew were great, they finished the job in a timely manner and did a great job. Throughout the time the crew was at my home, Ed kept in touch and even let me know when his crew were just about done. I would definitely recommend Ed and his company to friends and would use his services again in the future.

I was put at ease as soon as I met Bill at my rental double house. He, being a landlord himself, seemed to know what to do for every job I needed done. My goal was to restore an almost 100 year old house to it's former glory. I'm very particular to keep the integrity of my old house. I would say he is honest, more so than my last contractor, and took care to do a good job no matter how small or big the project was. I will have him back to do more work, as needed, and give his name to anyone I know who is in need of a good, honest contractor.

I hired Maplewood Property Management as a replacement contractor because my original snow plow person was a big disappointment (total no show). With half the winter gone, they have lived up to their contract so far, I'm very happy!

The best decision I have made when it comes to my rental property was going with G&M Properties. These guys have always gone above and beyond while being the property managers of my rental. This has been a great experience and I highly recommend them for their services. Everything has been very simplistic and their patience is paramount. Communication has always been excellent, quick, and detailed which is very important when renting out a property.

I needed a railing installed for the basement stairs. Tony was capable, courteous, and professional. He explained what he needed to do and why, and thoroughly cleaned up when done. Most important, the railing is secure and the job was well done.

Wade and his painters were at our new home numerous times! They painted the LR, DR, hallways, bedrooms, trim, and doors. We plan on having them come back to paint the basement this winter. They are professional, nice and great painters!! I would recommend them in a second! They asked questions , and really took the time to paint and do a fantastic job. Great pricing and friendly service- priceless!!

TJ is very easy to work with. He and his staff are very professional and take care of things the way they should be, the first time. He takes the time to get to know clients, make sure they get what is needed for their properties and keep them rented.

    Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What does a property management company do?

Property management companies manage the rental of residential homes, apartments, condos, commercial spaces and retail spaces. Property managers can oversee just a single unit or many properties, whether those sites are inhabited full-time or are vacation rentals. A property management company helps a property owner or landlord find tenants; collects rent; takes care of accounting, property maintenance and repairs; handles on-site management; and manages vacation rental check-in and checkout tasks. Although many property owners or landlords successfully manage their own rental real estate, a property management company can help you handle tenant issues and maintenance problems, especially if you are not located in the same city or state. Most property management companies deal with tenants directly, and their tasks include:

    • Marketing the rental property
    • Collecting rent
    • Handling repair problems
    • Responding to tenant complaints
    • Evicting tenants

A property management company may be a good choice for property owners who have several investment properties, live far away from the rental property, or don’t have time for hands-on management.

    Why is property management important?

A property management company can be a landlord’s greatest asset. As a neutral third party, the property manager handles the day-to-day operations of a real estate investment, from a single vacation home to a large apartment building or several rental properties. A property management company can be especially helpful to landlords who own several units and can’t manage each of them individually, or those who live too far from their investment properties to meet with renters and oversee maintenance. Property management is particularly important if your rentals are part of an affordable housing program. To receive financial assistance from the government, the landlord must comply with a complicated set of rules; property management companies should have both experience and expertise in complying with the rules specific to each housing program.

Do property managers need to be licensed?

The licensing requirements for property managers vary from state to state, but many states require property managers to have a real estate broker’s license and in some cases be a legal resident of a state. Property management may not be specified in a state real estate statute, but according to the Institute of Real Estate Management their activities may include advertising the availability of a rental property, discussing a property management agreement with an owner, negotiating leases, showing a rental property and collecting rents.
