Kevin was hired for a roofing repair on a new home (3 yr. old.) which was the result of poor workmanship and builder negligence. Reliable contractors are RARE. Kevin was amazing at diagnosing the source issue(s) and was fantastic in explaining the issues he found. Took the time to walk through how to fix the problem and was incredibly easy to talk to. No arrogance, very open minded and relatable. His team showed up ready to go, they did an incredible job with creative solutions to fix the issues and showed pride in their work. I wish my builder had hired him to do the original roof...I can't say enough about this experience. I have had two so-called expert firms in before Kevin and they were the typical take you for granted arrogant attitudes like you are not the customer and that they know best. I would encourage folks to stay away from the high-volume contractors if you want solid, personal quality service...give Kevin a call. He sincerely cares about his service and quality. LET IT RAIN!!!!

I was very satisfied with the work performed for me by Michael Mead. Michael completed the construction of a waterfront Gazebo and Storage Shed with several buil-ins with beautiful results. The project included some complex carpentry, roofing and painting. He and his crew also installed new handrails on a dock stair, as well as completed and repaired our wooden crib dock. All was done in a very responsible and professional manner. Excellent, high quality work! I hired a different contractor to hang metal sheets on drywall and the sheets quickly became detached due to the weight they were supporting. It seemed impossible to get these sheets re-secured and still hold a substantial amount of weight. That's where Flynn's General Contracting and Property Maintenance came to the rescue! New metal sheets were brought in and they are now so secure we couldn't pry them off the wall when we tried. Great work, I'll definitely be using their services again!

The contractor and staff did a very good job removing the wall paper from my living room walls, priming the walls and then painting them. They showed up when they said they would and worked over several days until it was complete.

Matt was great. He was communicative on when he would arrive, cost of parts, total estimate and time line. I used his services to fix several broken sink traps, identify low water pressure causes, and address a problem with my boiler left from the previous contractor. He also does electrical and fire/heating and I will be calling him back for other work.

We wanted to build a deck on our cottage and most of all; we wanted to be able to enjoy it this summer. In March we contacted several contractors in the area for a quote. Mike is the only one that actually came to the house to see the site before developing a quote. He was very clear about what everything would cost and helped us find ways to keep the project within our budget, all while making sure we got what we envisioned. Mike’s quote was higher than the other we received, but we felt comfortable with him knowing that he had seen the job site and was being realistic. We knew we had to wait for the ground to thaw before getting started, and Mike’s team started the second it was possible. It took less than 3 weeks to complete the deck with marine cable railing. They were always on time, very courteous, and kept the job site very tidy. They also installed a beautiful new out-swing French door which was a huge upgrade to the space. We were so happy with the work they did on the deck that we asked them to build a custom railing and ladder on our sleeping loft. They did this in 2 days, while we were away. When we came back it was finished, painted and absolutely gorgeous. Mike and his team are extremely talented, meticulous and a joy to work with. Our little cottage is a labor of love and they shared our enthusiasm for the project. We are so proud of the work they have done and have many more projects we’d like to do with him

I could not be happier with the service that Justin has offered. He was unbelievably quick to respond and has been nothing but professional the entire time. Initially I was hesitant at first to hire because of the previous review, but I am so thankful I hired him because him and his team did an excellent job fixing my roof. They removed our metal roof and the layers underneath it and put on the shingles that we picked out. He was substantially cheaper than anyone else that we could find in the Watertown area to come out and do our job. Not only did he fix our roof while he was out here, but helped us while we were moving out by removing some of our waste that we had, and rebuilding our entire porch ceiling that was rotting for nearly nothing. We were in a rush to get the job so we could move out, and he dropped everything for us. My family could not be more thankful for the job that he's done for our house and it looks tenfold better. I would recommend him over any other roofer that we have dealt with. We have hired two previous roofing companies that blew us off half the time, and one broke our heavy duty composter and didn't even bother saying anything. Do not listen to his first review here. It is nothing further from the truth.

          What is a general contractor?

          When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

          When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.  

          Why should you hire a contractor?

          Hiring a general contractor is a good idea for many remodeling projects. Home renovation contractors have a broad range of skills to manage, coordinate and complete a project. They should help make sure your project comes in on time and within your budget as they hire and supervise all the necessary subcontractors, including electricians and plumbers. They also handle procuring all the materials required for your job. Some homeowners look to save money by acting as their own contractor, but an experienced home renovation contractor is worth the cost. They should know local building codes, be able to pull all necessary permits, and work with inspectors to make sure the construction meets local codes. Also, because they get professional discounts, they can typically buy materials at a better price than you can; better prices on materials and labor save you money, and make up for at least a percentage of the cost of the contractor.

          When should you hire a contractor?

          A few home remodeling projects can be done by an ambitious DIY-minded homeowner or local handyman, but many are best completed by a professional home renovation contractor. You should hire a contractor when you’re planning a large project that takes time, machinery or large tools, and several workers; a kitchen remodel, new bathroom or home addition will be most successful with a licensed, expert contractor at the helm. It’s particularly important to have a professional contractor on board for construction, electrical, plumbing and HVAC projects that require inspections to meet local building codes. Of course, you can hire a contractor for smaller projects, too, if you prefer to let an expert handle things like addition or removal of a wall, small framing projects, or anything that requires a permit.  

          You should hire a contractor when you’re ready to start a remodeling project and you have plans, a budget and a timeline for the work in hand, but before any remodeling work begins.

          How much will it cost to remodel my house?

          The cost to remodel a home is highly variable — size and scope of the project, quality of materials, and the number of subcontractors required to complete the job all affect the total cost. The average national cost of a home renovation project is $13,500. The national average per-square-foot cost of a remodel ranges from $25 to $100. Nationally, kitchen and bathroom remodels are the most popular types of projects, in part because they typically have the highest return on investment when the home is sold. The national average cost of a major kitchen remodel ranges from $25,000 to $62,000, while the average bathroom remodel tends to cost $6,000 to $18,000. In addition to materials and labor costs, many remodeling project costs include permit fees, which, average $900 or more, depending on your location.

          Do I need a contractor for a kitchen remodel?

          A kitchen remodel is one of the most important investments you can make in your home, and it’s critical to get the details right; that’s where a home renovation contractor comes in. A minor remodel usually includes new cabinet faces and hardware, replacement appliances, and paint, while an extensive job may enlarge the kitchen’s square footage, install new cabinets or an island, change the layout, and lay new tile or hardwood floors. Any renovation that includes filing permits, construction, or electrical or plumbing work is best completed by an experienced contractor who knows local codes.
