- What should the customer know about your pricing (e.g., discounts, fees)?
Every property is a little different — size, number of bedrooms and bathrooms, turnover frequency, and how "reset-ready" you need it for the next guest all factor in. Because of that, we don't use a flat, one-size-fits-all rate. Instead, we get a feel for your property and turnover needs and put together pricing that actually reflects the work involved, so you're never overpaying for a small unit or underpaying for a place that needs extra attention. A few things to keep in mind: Flexible scheduling, flexible pricing — Whether you need turnovers as-needed, weekly, bi-weekly, or monthly, we tailor a plan (and rate) around your booking calendar. No hidden fees on the clean itself — What we quote is what you pay. If a property needs something outside the standard turnover scope (major stain removal, excessive mess, etc.), we'll always flag it and get your okay before doing extra work or charging for it. 24-hour cancellation policy — Appointments cancelled within 24 hours of the scheduled time are subject to a $100 cancellation fee. This helps us keep our cleaners' schedules reliable, since last-minute cancellations are hard to fill on short notice — especially with tight guest turnaround windows. Consistent, repeat-client friendly — Hosts and property managers running multiple units or frequent turnovers can talk to us directly about a plan that fits their volume. The easiest way to get an exact number is to reach out with your property details (bedrooms/bathrooms, location, and how often you'll need turnovers), and we'll send over a straightforward estimate — no pressure, no games.
- What is your typical process for working with a new customer?
We try to keep onboarding simple, especially for Airbnb hosts and property managers who don't have time to babysit a new vendor relationship. Here's what that usually looks like: Reach out — Give us a call or fill out our booking form with a bit about your property: location, size, number of bedrooms/bathrooms, and how often you'll need turnovers (as-needed, weekly, bi-weekly, or monthly). Get a tailored quote — We'll put together pricing based on your specific property and turnover needs, not a generic flat rate. Walk us through the details — For vacation rentals especially, we like to know your specific expectations: restocking preferences, where supplies are kept, any quirks about the property, and special instructions for guests. The more we know upfront, the smoother every turnover goes. First clean — Our team comes in, follows our detailed turnover checklist (bedrooms, bathrooms, kitchen, living areas, and a full final walk-through), and gets your property guest-ready. We'll flag anything unusual — damage, maintenance issues, left-behind guest items — right away rather than letting it become your problem later. Ongoing service — Once we're in rhythm, you can relax. We coordinate around your booking calendar, communicate proactively if anything comes up, and you'll always know your property is being handled with the same attention to detail every time. Our goal is to become a set-it-and-forget-it part of your operation — reliable enough that you stop thinking about cleaning altogether.

HomeForm was built by people who've actually worked in and around the industry, not just people who decided to start a cleaning company on paper. Our co-founders bring hands-on management experience and a real background in professional cleaning operations, which shaped how we built our systems from day one. That experience translates into: Standardized checklists for every service type — Our vacation rental turnovers, deep cleans, move-in/move-out cleans, and standard cleanings each follow detailed, room-by-room checklists so quality doesn't depend on which cleaner shows up that day. Hands-on training for every team member — New cleaners are trained on our specific processes and standards before they're sent to a property solo, covering everything from proper sanitizing techniques to how we handle guest turnover timing for Airbnb and short-term rental clients.
