Q & A

Answers to commonly asked questions from the experts on Thumbtack.

How much does it cost to repair a deck?

The average cost to repair a deck is $2,075, but keep in mind the prices professionals in your area charge could differ. For example, prices often depend on the material (cedar, composite, PVC, pressure-treated, hardwood deck materials, etc.) that is used. The extent of damage also affects the price, with severe mildew damage requiring pressure washing and restaining. Other factors include the need for site grading or elevation, stair or railing repair, and termite damage repair or replacement.

Always get cost estimates from several deck repair services to find out exactly how much your repairs should cost.

Does a deck increase home value?

A back deck may (or may not) increase your home’s value or attract potential buyers if you’re looking to sell. According to the Remodeling Impact Report: Outdoor Features, a new wood deck with an estimated construction cost of $10,000 recovered $8,000 for the overall recovery of 80%. Still, 9% of realtors suggested that home sellers should add a new wood deck before putting their home on the market, and 4% said this project has helped closed deals.

The impact of adding a new deck will likely depend on its material (wood, composite, etc.) and where you live. For example, if you live in an area where people rarely spend time outside because of the weather, it’s reasonable to predict that prospective home buyers might not rate a deck highly on their list of must-haves when looking for a new home.

When in doubt, consult with your realtor or a real estate expert to figure out if adding a new deck to your home is the right move to increase your home’s value. If it is, contact the best deck contractors near you to get free estimates and start planning your project.

What is the life expectancy of a wood deck?

A wood deck is likely to last between 10 and 15 years. However, some decking companies say a wooden deck’s lifespan may last several decades. This life expectancy assumes that there will be regular maintenance and sealing. It also assumes that the deck has been built with high-quality and appropriate woods, such as cedar, pressure-treated or rugged hardwoods. Proper design and drainage combined with regular cleaning and maintenance can make a deck last longer.

Should I repair or replace my deck?

The signs that your deck needs repair may include warped or soft decking boards, wobbly or loose railings, or rot. However, it’s worth considering your deck’s age before deciding between repair and replacement. Decks older than 10 years are candidates for replacement, particularly if they’re made of wood instead of composite or PVC. If the foundation is affected, or if the deck seems to have an overall need for extensive repair rather than just an isolated area, consider replacing it.

Of course, you can always consult with deck professionals if you need help determining if you should repair or replace your deck. Ask to receive cost estimates for both the needed repairs and replacement before making a decision.

He came out quickly did an estimate. Scheduled immediately and completed the work in one day. I was pretty satisfied. Mike ripped out an old deck and put a small porch/deck in for me. I would have given 5 stars but I took off one point because after installing the new deck I there were 2 minor minor complaints that there was a little lip on one board that made the plank 1 cm higher so there was slight unevenness, the other thing was that the rail he put in had splinters so there were rough spots in places. He had no issue sanding that and repaired the lip with a power sander now the deck is smooth. My other issue was that I didn't know my deck wouldn't be stained and sealed. So for anyone who gets a quote make sure you know EVERYTHING that is included. That was my only disappointment in the end is that I still need to do that. I would use Mike again, I would just be very clear on communication so I know what will be included in the price.

The owner of the small practice met every meeting time and made certain the work was performed as promised, checking in on the progress onsite frequently during the construction. The work-persons were skilled and executed the deck repair and re-coat and small roof repair quickly and flawlessly. Moreover, after completion, when a mistake occurred involving the atm bank deposit of the check for the payment for the job, the Owner went to exceptional, I would say extraordinary, lengths to work with her bank to insure that the error was corrected before it could reflect on my account, though it was not her fault. I will definitely choose to work with this team again.
