Mike was right on time and quickly diagnosed the problem---Our problem turned out to be an HVAC problem rather than a plumbing issue and although it's something he could have handled, he suggested calling the company that installed the AC system to maintain the warranty. Thankfully, I called the original installer while Mike was here and he explained to them exactly what was necessary for the repair! I've NEVER had a repair person do that for me before! Mike did another small plumbing job for us while he was here and he was very pleasant, knowledgeable and thorough in his work. We will be keeping his name for the future for sure---so nice to find a repair person you trust!

David was great. My mother was the one who was home while he was there working on fixing the plumbing under one or our sinks and she says he was friendly, competent, and courteous. I hired him to reattach some pipes, but while he was working he noticed that the faucet was leaking and went above and beyond to re-seal, search for a part, and he even came back the next day to work on the issue. His initiative to deal with the problem was so refreshing. I also let him know about some issues we were having with two toilets and he showed up with the parts ready to fix them as well. I cannot recommend him enough. I will definitely be utilizing his services in the future. We just bought the house and it's so nice to now know we have a trustworthy, reasonably priced, honest man to come help out us with some projects that are a little above our skill level. We hired Chuck and his crew to remodel our kitchen. This was a major remodel as a load bearing wall was removed and everything else was completely gutted. We had new cabinets, counter tops, flooring, plumbing and electric installed. They arrived every day on time and put in a full days work. After every work day they cleaned up and put all of their tools away. We really appreciated their tidiness. No sub-contractors were used...the same four guys were here the whole time. That was one of the main draws in hiring them. Their work is excellent. Everything start to finish was done correctly and with the utmost care. You can tell they take great pride in their work. We could not be happier with the finished product. If we ever decide to hire a contractor in the future, Barnes Sklare Remodeling will be it. I would definitely recommend them to our family and friends.

Rodney did an awesome job for us! He had to start from the beginning to install our first dishwasher. He did plumbing, electrical and tore out a cabinet which had granite countertops. Very professional, talked with us as the installation was progressing. We cant wait to have him for our next home project!

I contacted Matt and told him it was not an urgent issue but my shower drain was running slow. I told him if he could come out in the next week or two it would be nice, he was able to come out the next day and diagnose the drain issue and fix it. Had him look at other plumbing projects on the to do list. Would recommend.

Tim was prompt and professional. He was very thorough in trying to find the source for our water problem and recommended what should be done. He even identified some other issues that we were not aware needed to be fixed along with a time frame for when they should be addressed and an estimate. We will definitely call Kobella again. We've used other plumbing services before but either weren't pleased with the results, were overcharged or felt taken advantage of. None of that with Kobella.

We had to replace a number of bathroom faucets. Daniel came by to take a look and advised he would try and find cartridges to repair some our faucets, rather than install new ones, which would have cost us much more. He spent some time looking into this and advised the product wasn’t OEM and that the cartridge was difficult to track down. Rather than charging us more, he gave us a very reasonable rate to replace the old ones, keeping our total cost down. We plan on using Daniel for all our plumbing needs in the future.

The Village Plumber did a fantastic job installing a new water heater. They were very responsive to my questions and considerate with scheduling. The value was unbeatable and I feel that the pricing was very fair, finally someone who is not trying to take advantage of the customer and understands the struggle of every-day homeowners! They worked very quickly. Only took about an hour to drain, install, and remove my old tank. They were very clean, laid down protective coverings over my floor and cleaned up their mess after the job was finished! Most of all I appreciate them working with my home warranty company (as many other plumbers decided it was too much of a hassle for them to make a phone call). I am very satisfied and would highly recommend them for any plumbing job you have! You won’t regret it!

Ted was wonderful! Houzz did the very best job when building our new master bathroom. You could tell they had vast experience just by the way they conducted the process. How long is a water heater supposed to last?

Your water heater is an essential part of your home, heating water for showers, dishwashing, laundry and more. On average, a traditional water heater will last 8-12 years. The general consensus is that it’s better to replace your water heater with a new one than to repair one that’s 10 years old or more. Older models are less energy-efficient and thus more costly to run than newer models with better technology. Here are some indicators of when it may be time to replace an old water heater instead of repairing it:

  • Leaks: If leaking is not caused by loose connections, the water may be seeping out through slight fractures in the metal of the tank that have formed over time.
  • Strange noises: Clanking, rumbling and other noises can mean that sediment has formed on the base of your tank, contributing to fissures leaks, and inefficiency.
  • Age: If it’s more than 10 years old, it’s probably time to replace.

How much does it cost to install a hot water heater?

You’ll know when it’s time to install a new water heater. Water heater installation costs average between $360 and $780 nationally, with rates increasing depending on the project. The total project cost will be higher when you include the cost of the heater itself. Select your new water heater based on the number of occupants in your home and the number of gallons of capacity you’ll need. Installation costs can vary based on the type of water heater you are removing and the type you are installing, any necessary repairs, regional cost of labor, and whether disposal of the old heater is included. Natural gas water heaters retail on average between $650 and $900 for standard models. Electric water heaters range between $300 and $700 for standard models. Tankless electric water heaters retail on average between $250 and $700 for standard models. Tankless gas water heaters retail on average between $200 and $1,300.

A company may charge approximately $1,000 to replace a 50-gallon tank-style electric water heater (not including any upgrades required by building codes). Why is the water in my house not getting hot?

If the water in your house is not getting hot, it may be time for water heater repair. Nationally, the average water heater repair cost ranges between $120 and $200, although prices can range up to $400, depending on the problem and materials. Competent homeowners may also be able to try DIY fixes, whether they have a traditional gas or electric water heater or a tankless gas or electric heater. Troubleshooting the different issues that can arise with each of the styles requires some knowledge of how they operate and what red flags to look out for. For a natural gas water heater, the first step is to check whether the pilot light has gone out. It’s important to follow the manufacturer’s directions if you want to relight it yourself. If you smell gas, stop everything and call your gas company — the smell could signal a dangerous gas leak.
