Five stars all around! Blake did a wonderful job overhauling our property. He went above and beyond! The property really stands out on our street now, and it's thanks to his attention to detail. We will be using him in the future for all our lawn care needs and recommending him to friends and family!

We hired Antonios Landscaping Business to clean up our backyard. We previously trimmed up a large heavily wooded area of the yard and had several years worth of leaves and debris that needed to be removed. The crew worked all day to clean up and remove the waste. Antonio was quick to answer questions, came out right away to give an estimate and started the work immediately. We are very happy with the work done as well as the price.

there aren't enough positive words to express my satisfaction with amber's quality of work. I hired her to clean out a rental property after some less than stellar tenants moved out in a rush, leaving behind pet stains and stench, among other grime. originally quoting me for an hour's worth of work (I believe she underestimated the job), I explained to her that it might be a little longer. so we met, she looked around, and instead of running for the hills (which I wanted to do, myself) she gave me a new estimate & got to work right away. 6hrs later, I had a rental property that felt like a home again, despite it's vacancy. you wouldn't even suspect a pet had been inside, much less two very large (& very untrained) dogs. I can't close out this review without speaking to amber's level of commitment to a job. I rated her on punctuality, despite her showing up late due to car troubles. but she followed through with a backup plan, and kept me posted. additionally, she had to leave the job briefly after a small accident, but came back straight away to finish her work. I am seriously close to tears as I type this. she has a cheerfulness & level of thorough professionalism that is inspiring, to say the least. I would hire her again in a heart beat, & I suggest you do, too.

Selvin showed up to the appointment on time and ready to work. He looked at the property and gave an honest quote about the amount of time it would take to get the yard back in good shape. He also recommended additional services like weed control and sprinkler systems. This guy knows what it takes to get a yard in good shape!

Our home was flooded with water and the damage was tremendous. It happened from a pipe blowing off its cap from a very poor plumber's work who forgot to cinch the sleeve against the cap and stem in our upstairs bathroom wall's water pipe. We were lucky one of us was home to turn off the major water valve in the house. Kaphar came out immediately at an extremely late hour as soon as they heard about our incident. They came the same night it happened and were at our house within 20 minutes. They found the problem in the wall in about 5 minutes! The Kaphar professional that came that night was Chase Holmes. From that point forward our home was in great hands with the owner Charles, Chase and many wonderful team members doing quick demolition and water mitigation with sophisticated moisture review and analysis until everything was dry and ready for repair. The damage was extensive from several upstairs rooms to major portions of the downstairs. We even had structural issues caused from water soaking an area upstairs which made the heavily weighed section of our home sag down about 6 to 8 inches! The whole section had to be torn down and rebuilt. It's perfect! The repairs are impeccable, the team members experts in their field of construction work and all of them were very polite, considerate and professional. Kaphar was quick to take care of our home, and they also made sure to contact us and visit our home at least once a day if not two or more times a day. Their communication was clear, next steps were explained and planned WITH US throughout the whole process and the ATTENTION TO DETAIL made our home look brand new - it's 1,000 times better than when we bought it new! And the best part is they SHOWED UP WHEN they said they would, did EXACTLY what they said they would, worked above and beyond taking EXTRA STEPS to fix what needed to be fixed including correcting a different contractors poor workmanship from repairs made when our home was damaged from the 2013 tornado. They hauled off the damaged, unused materials, cleaned up everyday, and hired a professional cleaner several times throughout the process to keep our home clean and tidy while under construction. They worked with our insurance company on our behalf ensuring that all parties were treated FAIRLY AND EQUITABLY and satisfactorily. It was very comforting to have Kaphar by our side during this disaster. They gave us advice, offered options and kept us informed, and all along the way they educated us about what they were doing and why they were doing it. They provided an exceptional customer service experience, gave us quick responses to our questions or concerns, included us in decisions in every step and we TRUSTED them implicitly. We cannot express our GRATITUDE enough. We had someone care for our home, treating it as if it was their own in Kaphar. We highly recommend Kaphar, they are a very dependable and reputable firm. Their work is superior to ANY other contractor we have worked with - and unfortunately for us we've needed major repairs much too often. No one else will EVER touch our home again, Kaphar has us as life-long customers! Trust us, when you need help fixing your property after a major incident call Kaphar. You will be ecstatic about their service and so pleased with the exquisite end results from their work. We are expressing our gratefulness for them and giving them the highest praise and scores possible. We would give them 10 stars if that was an option. We hope you never have a disaster like this in your home but if you do choose to hire Kaphar. We are so happy! Kaphar is a top-notch company.

Several years ago I hired this group to do the impossible. I say impossible because this was the third company I had working on my project. I wanted my ground level patio screened in and in order to do so the deck above the patio had to be sealed in order to protect the patio from rain. This team understood exactly what I wanted and managed to make the deck a lovely place for my daughters to rest and sunbathe, while my husband and I enjoyed the comfort of a rain free patio. They did a lovely job on this project. Since they had been so knowledgeable on this project I hired them for a second project. I had purchased a Victorian house which was built in 1907. It was a mess. Bad floor plan. Brick chimney right in the center. No stairs to the upstairs portion of the house. This team did all the removal of walls, restored walls, and repaired everything in sight. When they were through, we had a $25,000.00 property that appraised for $104,000.00. Fantastic job. Extremely happy with them. Beverly White, Luther, Oklahoma.

JDog Junk Removal & Hauling Service just removed my broken HEAVY leather sofa from my living room and hauled it away. I'll have to say I'm quite impressed with their whole operation. They kept in constant contact with me via text or phone and replied promptly to my inquiry even though I'd emailed them very late last night. Then they texted me what time they estimated they could be here and arrived even earlier than they thought that they would. They set right to work and completed the work in no time; I'll bet they were here a total of no more than 10 minutes or so. They were very conscientious about taking great care to protect my property in the process and were very courteous and personable. At the end of the project, they showed me the receipt on-line that I can review anytime I wish. And last but not least, their fee was a bargain compared to the price quotes that I'd seen from everyone else. This is a military family who has true entrepreneurial spirit & is working hard to build up their family owned business after serving our country all over the world. I would not hesitate at all to hire them again. Give them a call or text. You won't be sorry.

PrimeAll painted the outside trim on my rental property. They explained each step of the job so that I understood the process. The crew had weather challenges which made the job take longer than anticipated. However, when it was warm enough they came right back to finish. Brent and Jesus were hard workers and I am very pleased with the job they did.

Johnny Moore has worked for me for three years. He has renovated a six acre canyon pond, removed many large trees and built me a race track. The pond dam was rebuilt and is doin great two years later. The drainage to the property was done the first time and works great. He also installed a emergency spill way to the pond dam. I will be using Johnny in the future for other projects. Johnny is a well rounded dirt work project manager. He will not take short cuts, or put a piece of equipment in a compromising situation.

      Q & A

Answers to commonly asked questions from the experts on Thumbtack.

      What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.

What does a property management company do?

Property management companies manage the rental of residential homes, apartments, condos, commercial spaces and retail spaces. Property managers can oversee just a single unit or many properties, whether those sites are inhabited full-time or are vacation rentals. A property management company helps a property owner or landlord find tenants; collects rent; takes care of accounting, property maintenance and repairs; handles on-site management; and manages vacation rental check-in and checkout tasks. Although many property owners or landlords successfully manage their own rental real estate, a property management company can help you handle tenant issues and maintenance problems, especially if you are not located in the same city or state. Most property management companies deal with tenants directly, and their tasks include:

      • Marketing the rental property
      • Collecting rent
      • Handling repair problems
      • Responding to tenant complaints
      • Evicting tenants

A property management company may be a good choice for property owners who have several investment properties, live far away from the rental property, or don’t have time for hands-on management.

How much do you pay for house cleaning?

Hiring a professional house cleaning service is a helpful way to have a healthy home even when your work and personal schedule is packed. House cleaning prices vary based on how many square feet your home is, how dirty your house gets, and how often the cleaning service comes. Some companies charge a set amount — such as 5 cents — per square foot, with a minimum amount, such as $100. The national average cost for house cleaning ranges between $110 and $150. Prices can be lower in areas with a lower cost of living, higher in big cities or affluent regions. You may save money by increasing the frequency of your house cleaning visits. Often a company will charge you less per cleaning when you schedule more cleanings per month. The cost advantage rewards your loyalty, and also reflects the fact that more frequent cleanings make it easier to maintain a high level of cleanliness in your home. A housecleaning service may charge more for the first visit or for one-time services than for recurring cleanings.

What does a real estate agent do?

Real estate agents help their clients buy, sell, and rent commercial and residential properties. There are also real estate agents that sell industrial and agricultural real estate, but the majority sell residential properties. To become a real estate agent, you must be at least 18 years old, successfully complete real estate courses, and pass a real estate exam. Be sure to check for any required licensing, too. Often real estate agents will earn 5 percent to 6 percent of the total home sale price for their work in representing their client. Typically this commission is split equally between the buyer’s agent and the seller’s agent. Here is an overview of what a real estate agent does, according to the United States Department of Labor:

      • Represent clients who are looking to buy, sell and rent properties.
      • Stay knowledgeable about regional real estate prices, mortgages, market conditions and related information, and advise clients accordingly.
      • Determine competitive market prices by comparing properties.
      • Create and publicize lists of properties for sale, including details such as location and features.
      • Market properties through advertisements, open houses and listing services.
      • Show prospective buyers or renters properties.
      • Present purchase offers to sellers for consideration.
      • Mediate negotiations between buyer and seller.
      • Ensure that all terms of purchase contracts are met.
      • Prepare documents, such as loyalty contracts, purchase agreements and deeds.

What's the difference between a real estate broker and an agent?

Real estate agents and real estate brokers both help clients buy, sell, and rent residential and commercial properties. According to the U.S. Bureau of Labor Statistics, real estate brokers are licensed to manage their own real estate businesses. Real estate agents cannot have their own real estate office and must work under a broker. Real estate brokers often have real estate firms and employ real estate agents. Those real estate agents may be employees of the firm, or they may work on contract and earn part of any commission they bring into the firm.

If you are a homeowner ready to sell or a buyer in the market for a new home, either a real estate broker or a real estate agent can help you achieve your goal. What is more important than their title is their track record and client success stories. When interviewing real estate agents or brokers to help you buy or sell a home, ask about their recent sales history as compared with the original listing prices. If you’re selling a home, ask how they would market your home and what price they would list it at. Whether you hire an agent or broker, you want a professional who will have your best interests at heart.
