We start by getting to know you and viewing your property, giving us the needed information to determine your specific needs and wants. Based on this, we make recommendations that can attract short and long-term tenants based on your needs and generate the return you desire on your investment(s). Following are what you can expect from us: * We aggressively market your property through multiple internet listings. 90% of all homes are now found in some kind of an online search. We also can place "For Rent" signs and post professional flyers. As professional realtors, we also use word of mouth and referrals to promote our clients who are in need of a place to rent while they search for their perfect home. By showing your home as "move in ready", we are more likely to get top market prices, leaving no doubt in our minds that your place will rent as soon as possible! * Credit and criminal background checks, driver's license verification, employment and income verification is 100% mandatory to ensure high quality of all potential tenants, reducing risk of nonpayment and damages to you! * We handle all lease negotiations, including processing all lease paperwork and managing any lease renewals. * We will be on site to supervise move-in and move-out inspections. We document the condition of the property, taking photos if necessary, before and after to prevent potential disputes. * We conduct regular site visits to monitor the property's condition, make sure the grounds are well maintained, and make recommendations for preventative maintenance. *We handle all communication with the tenant(s) regarding complaints, problems or repairs. * We coordinate work to prepare for new tenants and coordinate all repairs and maintenance for the property. * We collect the monthly rent and process all notices if there is a failure to pay rent. We pay the monthly bills for any maintenance associated with your property. You will receive a monthly check for your net income. We provide a monthly and year-to-date accounting statement of income and expenses. * When repairs are need you can do them yourself with our help, scheduling a time that works for you and the tenant, use your own repair man or woman, or use our repair teams that are all over the Portland metro area, all the while knowing that we do not mark up outside vendor costs for repairs and supplies. * We also offer a one-time leasing service that places a tenant at a low cost to you! We do charge an administrative set-up fee of $200; this will be the only fee you pay until we have secured a tenant for your home! Once a qualified tenant is found and first month's rent plus deposit have been received, you are then charged an industry-low 35% (minimum of $600) one-time lease up fee.
