Logan by far is one of the most honest, conscientious contractors I have ever worked with. All his positive reviews are true!!! My boat steel cover enclosure was damaged due to heavy winds near the gorge and I decided to has something custom made. Logan came out the very next day to look at the project. He knew exactly what I was looking for to protect my boat. We had an issue with the fence gate needing to be removed and made wider... and Logan is modifying the gate for me as well. The very next day Logan ordered the materials at Home Depot, and two days later my project was on its way. I work out of town during the week, so I entrusted Logan to do what he thought was best. He updated me with photos everyday, and when I came home today to see the project... it was beyond my expectations. Being a dentist, attention to details are very important to me... and logan's craftsmanship is superior. His rate was very competitive, and very fare, but most importantly.... his honesty and integrity the first day he came to look at my project ..... shows in the finished project. I was so impressed, that Logan will be building my son's custom tree house in the future !!! Great Job Logan!!!! Joe

I truly can't speak highly enough about Jose's work with us on a last minute, high pressure drywalling project this week. I contacted Jose through Thumbtack once I realized we wouldn't be able to finish in time, and Jose truly saved us from closing for another work day and canceling over 20 appointments in the process. He was very quick and clearly an expert in the process of hanging drywall. He's very "let's get to it" about his work and doesn't waste time talking or otherwise fussing around. He saved us big time. Victor replaced a tar roof on my office building. I am very pleased with the new roof. What makes Victor shine is his honesty and willingness to work through difficult situations such as short notice changes to the roofing schedule. He has a great crew that works hard. We had a full 2nd story bath remodel done! Removed an old nasty, corner shower and replaced with a giant drop in soaker tub. Replaced old vanity with new IKEA furniture, installed recessed lights and laid Marmoleum on the floor! They did it all, "start to finish", including plumbing, electrical, assembly and install! The tile work in the shower area is absolutely stunning and their work was very miticulous!! They definately take pride in their work and it shows! We went through a few contractors before deciding and it was the communication that sold me! Chad was detail oriented, present for questions I had and he asked for the job!! They communicated with us every step of the way, no surprises and were very professional and fun! I felt very comfortable with them in my home!! I highly recommend Chad and his crew! I look forward to getting our downstairs bath remodeled very soon! Thanks!!

Working with Geoff and his guys was a great experience! Our project consisted of finishing 2 bedrooms, including drywall, texturing, painting, flooring, and carpentry work. Geoff was able to take our ideas and make them happen in our allotted timeframe, as well as providing valuable insight that really made our project a success. Communication was great too, we were always in the loop. Overall, cant say enough good things about working with Geoff. Will look to him again for future projects!

I have been buying distressed property to flip and/or to keep for over 20 years. I am retired now and do most of the work myself but once in awhile I hire help to speed things up. I am a perfectionist and all my rentals are the best buildings in their neighborhoods. It's hard to find contractors that have the necessary skills and a sense of pride in the work they do. They just want to rush in, slap it together, get paid and move on. That's why it was refreshing to meet Ivan. He came recommended and has skills in many areas. I worked out a deal where he is going to help me build a 340ft fence around a duplex I own. Of course being me this is not just any ordinary fence. It is on uneven ground and has a wavy top with a custom board pattern. The most difficult section is a 120ft straight stretch on a treed slope. He built that section straight as an arrow better than I could have done myself and that's saying a lot. I am not an easy person to please when it comes to construction projects. Most contractors I talk to don't qualify and the ones that have the skills are in high demand and charge accordingly so I can't justify them. With Ivan the quality is exceptional, he always arrives on time which in itself is rare in this business. To me he gave a great quote for the work he is doing and he is a great listener so I get what I actually want. I am looking forward to having him help me with other aspects of the remodeling (sheet rocking, hardwood flooring, painting, hanging doors, etc.) and fixing the next property I'll buy. You won't regret having him give you a competitive quote and deliver a fabulous end result.

      What is a general contractor?

      When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

      When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.  

      How do you choose a commercial general contractor?

      A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

      Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.

      What do general contractors charge?

      If you’re doing a home remodel, building a new home or embarking on a commercial building project, you’ll hire a general contractor. A general contractor is a professional who is qualified to oversee and execute construction projects. Each construction project is unique; even two duplicate homes built on lots next door to each other could have different construction costs due to factors like different excavation costs when building the foundation. Since each project is unique, many general contractors make bids on potential construction projects. These bids can then break down to a per square foot cost that encompasses the labor of all the workers needed for the job, materials, the scope of work, and any equipment needed. Materials and finishes make a major difference in your cost per square foot. For example, choosing standard kitchen tiles at $3 per square foot will result in a lower total project cost than imported marble tiles that cost $63 per square foot. Where you live will also affect how much general contractors charge, as labor and the cost to do business can cost less in many regions than in high-cost areas like New York or San Francisco. Here are some examples of average costs general contractors typically charge in various regions:

      • Home addition in San Francisco: $250-$270 per square foot.
      • New home construction in Knoxville, Tennessee: $100-$200 per square foot.
      • Kitchen remodel in Tennessee: $40-$80 per square foot, depending on finishes.
