Installed a large new vanity with top and hooked up the plumbing to it. Sounds like a simple job but for one the drain location in the wall was in a very awkward position in relation to the sink and Glenn used all of the right fittings to make a strong and lifelong connection. Second the vanity top was about 1" too large for the opening meaning he had to remove a cabinet in order to get it in place. A lot of extra work was put in and I didnt hear one complaint. I have flipped multiple houses and worked in commercial construction for 10 years and he has been one of the easiest people to deal with, especially if something unexpected comes up (which it always will). Thanks Glenn!

John and his staff did a really fantastic job building me a fence for my Portland home. I wanted a solid, good quality fence with nice clean straight lines to match the 1960's mid century bungalow esthetic. This needed to happen in a short time period and within a strict budget. Several design modifications during construction were needed due to the large (300 sq ft) area, uneven ground levels and odd shape of my double lot cul de sac. A&C worked with me every step of the way! They use quality materials and their fences are built to last. Great value, fair, hard working, friendly, trustworthy and they take pride in their work. They completed the big job on time, within budget and cleaned up the area. I ended up with a better fence than expected with some great design improvement touches! Highly Recommended!

Paul did a great job. He was professional, prompt, courteous, and kept on the projects even when the weather turned rainy and made it challenging to do (deck replacement and railings). He also did a great job moving a bathroom fan to a new location, painting, and patching things up so they looked like new. I would highly recommend Paul and Home Run Construction.

Surge was quick to respond and quote the tile work we needed done. His price was competitive and the work started right away. The tile worker, Dmitry, was especially detail-oriented installing tile in our shower and on our floor. He even redid some of the framing work another framer did in order to make sure the tile work looked precise. He communicated via text pictures during the project, which helped us make sure we got what we wanted. We are very happy with our new bathroom!

Joe and his team are exactly what we expected from a friendly, professional contractor company. He was upfront from the start in what it would take to do the job and was always accommodating when we added requests or made changes to the plan. He is quick in communication (mostly via text) and that worked out great. His crew was equally as friendly and always left the job site each day clean and manageable - which was important to us as we lived in the house during the construction. We worked with John and his very talented team between August and October to complete an extensive remodel of our home. Jose was quick to respond and drove out and gave a reasonable price. His crew and Jose came when they said they would and explained everything from materials to Time it would take. .He was done in two days clean up was fantastic. Excellent work and very nice person . I asked about his one bad review and he told me the client did not want to put 40 percent down and that they never hired him so he really didn't do any work for them. I was a little worried putting money down but he does have to buy the materials and he showed up and delivered what he promised. I will definitely use him again for any other projects I have in the future. I am glad I chose J&M Construction

Alex is awesome. Honest, dependable, professional. What more can I say? Great communication through text and phone. Quality exceeded expectations. I have full confidence the job will stand the test of time. We had a few tricky things going on and his detail work was exemplary. Only good stuff to say. This may be a boring review, but that's exactly what you should want from an exterior paint job. Went above and beyond on a few unexpected extras without adding to the bid. I've asked him to give us a bid on maintaining our stamped concrete on a yearly basis because I trust him and the prices are reasonable. Alex rocks! Hire them!!

What do construction project managers do?

Construction project managers help in all stages of your construction project, starting from the very first step. Typically paid a percentage of a total project cost, they are part of the design and planning process and help ensure seamless communication between the design parties and the construction team. According to the U.S. Department of Labor, their scope of work includes preparing cost estimates, budgets and work timetables; interpreting and explaining contracts and technical information to other professionals; reporting work progress and budget to clients; collaborating with architects, engineers and other construction pros; selecting subcontractors and scheduling and coordinating their tasks; responding to work delays, emergencies and other problems; and ensuring compliance with legal requirements, building and safety codes, and other regulations.

The work of construction project managers may seem very similar to that of general contractors, but there are some critical differences. One difference is that, unlike most general contractors, project managers are not engaged in the actual construction — they are onsite overseeing the work of subcontractors. Another key difference is that project managers are hired during the design phase, while general contractors are hired after plans have been made. The project manager is generally paid a percentage of the total project cost, while the general contractor is more typically paid according to the bid they gave to build your project.  

How do I find out if a contractor is licensed?

It’s important to know if your project requires work by a licensed professional, as licensing laws can vary by state, locality, and job details. You can find general licensing information online at the government websites that handle occupational licensing for a given profession in your state or location. Some states designate a project cost over which you have to hire a licensed contractor. To find qualified licensed contractors, search your state’s licensing board. For example, in California, the Department of Consumer Affairs operates a searchable database through the Contractors State License Board. In some states, contracting licenses are provided at a regional level. You can find links to specific databases on BRB Publications’ Occupational Licensing page. Red flags that a contractor may not be licensed or may be providing an expired or false license number are unreasonably low bids or a request for complete payment upfront. How much does a project manager charge per hour?

You may choose to hire a construction project manager for your residential or commercial project. For the hands-on homeowner who wants to be involved in home construction but isn’t comfortable hiring subcontractors, a construction project manager can oversee these relationships and supervise labor. Typically, construction project managers charge a fee that is a flat percentage of the total construction project cost. This may range from 10 percent to 15 percent, depending on the company and the services they provide. This means a $30,000 home remodel project would have a construction project management fee of $3,000-$4,500. Hiring a construction project manager generally precludes the markup on subcontractor labor charged by a general contractor. The drawback to this choice is that, unlike a general contractor, the construction project manager won’t be financially responsible for the work of the subcontractors. For larger projects, you may hire a construction project manager who will also hire a general contractor. This provides the benefits of the general contractor along with the management services of the project manager, who will be on board from the beginning. The construction project manager will be involved in the design phase and work with the architects and the building crew, facilitating a smoother overall process.

What is a contractor license number?

A contractor license number is proof that your contractor is operating their business legally, that they have the proper documentation required by your state or region, and that they are competent in their area of work (electrical, plumbing, construction, etc.). Licensed contractors should freely advertise their contractor license number. If not, you can request it before considering them for hire. You can also research your contractor using their license number. The database for your state will indicate the field they are licensed to work in; whether they are up to date on insurance, workers’ compensation and bonds; and whether they have any consumer complaints issued against them. If the licensed contractor you are hiring does not have employees, they are not required to carry workers’ compensation.
