I had a great experience with this company. The ladies showed up and finished in time. They were very professional, but friendly. Paid attention to the small details, and made our house look and smell great. They went above and beyond my expectations. Lorrie came over yesterday to take a look at my crazy life/home and see what she could do to help me. We worked first on taming the laundry monster in the master bedroom. Waking up this morning felt like I was still dreaming. My closet is beautiful! My bedroom is clear! Her solution to my closet storage knocked out two issues! I had a misplaced bookshelf that was collecting junk in the hallway. We cleared it and put it to work in the closet! Voila! Amazing! I'd never think of that. And that was just one of many great ideas she had. While we worked Lorrie talked with me about solutions to smaller clutter messes in my home. She was kind, professional, warm and hardworking. I would recommend her to anyone who needs help or feels overwhelmed with the stuff in their life.

I knew that I wanted to sell my house myself but I was unsure that I could pull it off without any help. I reached out to Heather after seeing how well her own house showed online and how FAST she sold it. She has great taste and creates spaces that make feel creative and at home. Heather came in and assessed my situation and started me down the path of decluttering, telling me which pieces to keep and which to put in the pod. Heather then connected me with a professional real estate photographer and they worked their magic! I left my home and the staged and photographed each room. After posting my pictures on Zillow I had an open house. Heather provided me with a check list to help with the open house. It went so well that we had 2 full priced offers within a week of listing!! Heather checked in with me during the process and it was nice to know that someone else was invested in the outcome! If I ever sell another house I will be calling Abode :)

Ash remodeled my townhome. Two bathrooms and kitchen and living room. The most impressive was turning the two small bedrooms into a master suite. He also redid my kitchen with granite and backsplash.His work is second to none he is a perfectionist you will not find a better person for any remodeling job. Ash is completely trustworthy and I Felt very comfortable having him in my home I highly recommend Ash.

What does it mean to stage a home?

Home staging is the real estate strategy of decorating your home to be as marketable as possible to your target demographic. Home staging is done by interior decorators and other design pros hired by the homeowner or realtor, prior to putting a house on the market. Think of it as setting the stage for potential buyers to fall more easily in love with their future homes — and to spend top dollar to get them. It’s likely to be worth the investment: The Real Estate Staging Association reports that staged homes spend 90 percent less time on the market than those that are not staged. Home stagers can also be hired even if you’re not going anywhere. Stagers can consult on new layouts for your current home, much like an interior decorator.

Home staging can take place while you still occupy the house you plan to sell, or when the home is vacant. For an occupied home, the home stager will clear out clutter, rearrange furniture, and bring in decor and furniture as needed to create the perfect environment. Usually an occupied home has far too much of the current owner’s personality stamped on it, which makes it hard for prospective buyers to envision themselves living there. A home stager should neutralize and beautify the space. In vacant homes, a home stager will bring in furniture and decor so that potential buyers don’t walk into an empty house, which can be equally hard to imagine living in as a cluttered, occupied home.

 

How much does it cost to stage a home for sale?

Nationally, the price for home staging ranges between $750 and $1,500. The price varies based on how many rooms in the house need staging, whether furniture and decor are needed or the stager can work with the client’s belongings, whether the home is occupied or vacant, and the sale price of the home. Occupied homes typically cost less to stage as they are already furnished, and can require less time and resources than staging an empty house. The main tasks when staging an occupied home are rearranging and decluttering. Staging an empty house can be more expensive as furniture and decor need to be trucked in, requiring transportation, physical labor and potential rental fees. Here are some examples of average home staging costs:

  • 2-hour consultation: $200, includes DIY tips and guidance.
  • 1- to 2-hour consultation and design session: $250, including written report.
    • Additional design consulting: $65 per hour.
  • 8 hours of staging an occupied home: $800.
    • Hands-on staging involving moving furniture, hanging and moving art, and decluttering.
  • Starting price for staging a vacant home could be $2,200.
  • A home stager may charge 1 percent of the home’s selling price.
