I am reviewing as a rental property owner. I started a relationship with Nexus Property Management with 1 rental property and I am currently at 9 units and climbing. I am an out of state owner and there is no way I could feel comfortable about the care of my rental properties if it weren't for all of the professional people at Nexus Property Management. They cover everything: investment property purchases, management, leasing, and maintenance. And almost all correspondence, bills, money contributions, and maintenance requests can be made through their online Nexus Portal. Having Nexus property Management managing my properties takes all the worries out of rental property ownership. And the time I save allows me to focus on other investment opportunities and that, helps me buy more investment rental property!

What a management company I lived in many units. However, no one managed like nexus property. Highly accessible help line and Internet forum allows great communication. Questions and answers are always given maintenance is very attentive alert a defintely expect a fast return call and visit. Apartment was in great condition post rental if there was any damage they took note for your benefit. The staff is definitely a shining point good genuine folks aboard here at nexus. Mr Greg rice has always been there for me lending me his personal line of contact and time at any given moment. He is as well attentive alert and very helpful with any obstacle I have or came across. I appreciate his effort secretary's and maintenence response times. Nexus property management is defintely a go to company that I can see arround for a while

Property Management
Requiring account login for every simple communication is a waste of time. Accounting system is needlessly complicated. Rent received notifications & rent deposit notifications frequently missing. Shouldn't take 2 weeks for rent paid to appear in checking acc't. Leasing procedures, background checks, tenant screening & selection are excellent.

Nexus is composed of a group of excellent property managers, maintenance crew, and leasing agents. Nick responds to emails at all hours of the day and quickly follows up on issues. Additionally, he provides detailed property walkthroughs on a monthly basis and lets me know of any issues immediately. I travel several days a week and am happy that Nick and team are watching after my properties.

- What should the customer know about your pricing (e.g., discounts, fees)?Our pricing is very straightforward. We have a monthly management fee that is a percentage of the collected rent (we benefit only when our clients benefit) and a tenant placement / leasing fee that is collected from the 1st months rent after we place an owner approved tenant. The management fee is 8% for 2-6 units, 7% for 7-35 units and 6% for 36+ units. The tenant placement fee is the greater of $450 or 1/2 months rent for all management clients. For those property owners who wish to manage the property themselves but utilize our tenant placement service the fee is 1 months rent. There are no upfront fees.
- What education and/or training do you have that relates to your work?We are members of the National Association of Residential Property Managers (NARPM) and also take continuing education classes to maintain our licenses.
- How did you get started doing this type of work?After a decade of managing our own investment property we realized there was a need for this service and that we could provide a value while improving our clients situations.
