Roy and his partner Dave did a tremendous job on building up to code railings for our front porch. The look is amazing! Roy showed up on time to provide his initial estimate and arrived on time to start the work. While he was here we had him fix a broken support column under the house as well as clean out the leaves in our gutters. Super nice and professional. Highly recommend and plan to use him again!

Daniel was great to work with. He showed up when he said he would for both the estimate and job. He did a great job pressure washing my home, driveway, side walk, and deck. He even fixed a few of my shutters that were loose. I would definitely use him again. Very reasonable with price.

We hired Bruce to remove our old 10 x 16 porch & replace with 12 x 36 porch. When I posted job on Thumbtack he responded same day, scheduled estimate for two days later when my wife would be home, had complete estimate back within 72 hours on what was not a simple project & meet with us at my house couple days later on a Sunday which was my only day off for the week to review estimate His price was more than fair. Only thing that impressed us more than the speed he built the porch in was obvious quality of the work & attention to detail. Friends & family have been amazed by his workmanship. My neighbor wants him to build a porch at a later date for him. My wife wanted sliding barn doors for the two entrances. She emailed Bruce a picture she found online of what she wanted. Two days later he brought out the indiscernibly exact replicas that he had built. They are gorgeous & work perfectly. My wife wanted a large table built for porch & hanging bed swing which Bruce also built from an emailed picture into an exact replica but at significantly better price than anything we could have purchased online. Throughout the process of initial contact, estimate, building porch, doors, table & swing Bruce maintained excellent communication & was very punctual. He also timely completed a couple other minor projects for us. How many people do work for you & tell you there is no limited warranty - if you ever have an issue with any work I did no matter how far in the future call & I will come fix for you? We were 100% satisfied with Bruce & his work from start to finish. Furthermore, Bruce is just an incredibly nice, honest, easy, professional guy to work with. Know there are two reviews criticizing his lack of follow up but can attest that is the rare exception to his usual professionalism & promptness & from getting acquainted with him some personally can substantiate his response there have been strongly mitigating concerns in having to address emergency family health issues that any of us would temporarily put before work. We couldn't be more pleased with the work Bruce did & strongly recommend him.

Sam Hubbard was excellent to work with. I hired him for a relatively small job - to come plaster a dividing wall that my husband and I had erected and never gotten around to finishing. Plastering was Sam's first professional trade, and he did such a great job. I can't speak highly enough of his professionalism, courtesy, work product, and overall friendliness/kindness. If we have another project that is construction-related, I definitely will be reaching back out to him.

Custom Craft Contracting gave a fair estimate for work as varied as repairing wood trim, replacing light fixtures and rebuilding a brick walk. They did the work well and completed it within a reasonable time frame. They also made sure I was completely satisfied before giving me the bill (with no deposit required). I would definitely recommend Custom Craft Contracting.

Frank, Rebuilt my back deck it is approximately a32X20 two tier deck with two steps with gates and handrail with pickets and lattice for under pinning. The deck also has half covered metal awning supported with metal post. Frank is very professional does what he says he is going to do, for the price he tells you up front, plus goes the extra mile to make sure you are pleased with his work. He is actually preparing a cost estimate for me on replacement window and some indoor remodeling. I am a project manager for a larger industrial contractor and I would hire him in a minute if I knew would come work with me. He is also an Army Veteran and proud to have served his country. Frank did not ask one time for a partial payment and only required payment when he completed the deck. Top notch contractor and person. I highly recommend.

We had Donnie and his team replace our driveway and side walkway. The work was done as requested, on time and very professionally. The estimate was right on, not a penny over. Donnie was always available to answer any questions. .. which were many. It was a great feeling to know that we were working with people we could trust and that the work would be done correctly. I hired CLB to make a design using 2 different colored 3/4 inch hardwood, and select their design and could not be happier!! The finished product is the best I have ever received in all my years of buying and renovating homes, and solid enough to last my lifetime. Even my wife is very pleased, and she is very particular as to workmanship as she has personally renovated houses in the past in a number of cities. Pricing was very fair and lower than other bidders outside of Thumbtack. We also hired this company to enclose our backyard with a 100 running feet of a wooden privacy fence with a double gate on both sides of the house. Gates are strong enough to swing on and will definitively be long lasting through many years. Once again, we receive a superior installation with a number of features that other contractors would not even have not thought to offer. HIRE this contractor who has built many houses and is GREAT for renovation projects of many types.

    What is a general contractor?

    When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

    When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.  

    What do construction project managers do?

    Construction project managers help in all stages of your construction project, starting from the very first step. Typically paid a percentage of a total project cost, they are part of the design and planning process and help ensure seamless communication between the design parties and the construction team. According to the U.S. Department of Labor, their scope of work includes preparing cost estimates, budgets and work timetables; interpreting and explaining contracts and technical information to other professionals; reporting work progress and budget to clients; collaborating with architects, engineers and other construction pros; selecting subcontractors and scheduling and coordinating their tasks; responding to work delays, emergencies and other problems; and ensuring compliance with legal requirements, building and safety codes, and other regulations.

    The work of construction project managers may seem very similar to that of general contractors, but there are some critical differences. One difference is that, unlike most general contractors, project managers are not engaged in the actual construction — they are onsite overseeing the work of subcontractors. Another key difference is that project managers are hired during the design phase, while general contractors are hired after plans have been made. The project manager is generally paid a percentage of the total project cost, while the general contractor is more typically paid according to the bid they gave to build your project.  

    How do I find out if a contractor is licensed?

    It’s important to know if your project requires work by a licensed professional, as licensing laws can vary by state, locality, and job details. You can find general licensing information online at the government websites that handle occupational licensing for a given profession in your state or location. Some states designate a project cost over which you have to hire a licensed contractor. To find qualified licensed contractors, search your state’s licensing board. For example, in California, the Department of Consumer Affairs operates a searchable database through the Contractors State License Board. Red flags that a contractor may not be licensed or may be providing an expired or false license number are unreasonably low bids or a request for complete payment upfront.     How much does a project manager charge per hour?

    You may choose to hire a construction project manager for your residential or commercial project. For the hands-on homeowner who wants to be involved in home construction but isn’t comfortable hiring subcontractors, a construction project manager can oversee these relationships and supervise labor. Typically, construction project managers charge a fee that is a flat percentage of the total construction project cost. This may range from 10 percent to 15 percent, depending on the company and the services they provide. This means a $30,000 home remodel project would have a construction project management fee of $3,000-$4,500. Hiring a construction project manager generally precludes the markup on subcontractor labor charged by a general contractor. The drawback to this choice is that, unlike a general contractor, the construction project manager won’t be financially responsible for the work of the subcontractors. For larger projects, you may hire a construction project manager who will also hire a general contractor. This provides the benefits of the general contractor along with the management services of the project manager, who will be on board from the beginning. The construction project manager will be involved in the design phase and work with the architects and the building crew, facilitating a smoother overall process.

A general contractor is a professional who is qualified to oversee and execute construction projects. Each construction project is unique; even two duplicate homes built on lots next door to each other could have different construction costs due to factors like different excavation costs when building the foundation. Since each project is unique, many general contractors make bids on potential construction projects. These bids can then break down to a per square foot cost that encompasses the labor of all the workers needed for the job, materials, the scope of work, and any equipment needed. Materials and finishes make a major difference in your cost per square foot. For example, choosing standard kitchen tiles at $3 per square foot will result in a lower total project cost than imported marble tiles that cost $63 per square foot. Where you live will also affect how much general contractors charge, as labor and the cost to do business can cost less in many regions than in high-cost areas like New York or San Francisco. Here are some examples of average costs general contractors typically charge in various regions:

    • Home addition in San Francisco: $250-$270 per square foot.
