What a pleasure to work with this kind & skillful couple! We had a slight leak under our kitchen sink. They responded quickly, scheduled easily & immediately, and showed up on time & well-prepared. Quickly identified the problem (damaged disposal - wet & rusted circuitry), demonstrated & discussed the issue & possible solutions with us, located replacement parts & had them installed for us all very promptly. They even gave the dishwasher a test run to be sure everything functioned with no leaks. I really appreciated that they showed care & respect for our home & family. These folks are top-notch. We will definitely be reaching out to them for future assistance & referrals! Their well-rounded skill set makes them a go-to for any home repair & renovation needs. Thank you, Fransys & Bladimir!

Within an hour of posting, Rene reached out and set up a same day walk through. 30 minute after the walkthrough I had a rough estimate. I had a contract in hand the next morning and him and his team showed up 2 hours later. They are the most efficient, polite and professional renovation/construction company I have dealt with. We are about half way through the project and so far it has been going smooth.

Felipe and Jacob were very professional, always on time, and completed the project in a timely manner. They were tasked with fixing our 1 yr old frameless leaky shower and true to his word, it no longer leaks! His team had to tear the entire shower down to the wood frame and rebuild from scratch. I'd highly recommend Felipe and his team to anyone looking for a small to large bathroom renovation. The estimate received was fairly priced compared to the others we received. Thanks, Felipe! You have happy customers here!!

TCS Renovation and Painting was excellent to work with from the start to the finish of my project. When Freddy came out to see what I was thinking for my project, he was thorough, taking pictures, making notes. He got an estimate to me within a day or so and the office kept in touch with me as I was waiting for financing for my project. It was easy to get a hold of Freddy with questions and the office was responsive to my emails and phone calls as the project was in progress. The builders that built my screened in porch were professional, courteous and easy to talk with. We collaborated on the decisions about details on my porch. I appreciated that they listened to my questions and ideas and offered suggestions but let me take the lead in deciding things like placement of the door, type of screening, etc. The whole process was very collaborative and I am THRILLED with the result. Working with TCS was the best experience I've had working with a contractor on a home improvement project.

It is a different approach, but great Project Manager that walk me thru the process and got a 3D of the what I want before actually building it. Now I am almost done with our home renovation, had a few changes along the way but Bamboo did not charge any Change Order just actual labor hours. Which is great because had quite a few and they where easy to talk to. Another thing they strive themselves with there pay as you go policy, which is really great, no lock in.

BG Home Repairs installed cabinets, constructed shelves, and did my tile flooring. Ben (the owner) approaches each project with creativity and efficiency. He understood my vision and brought it to life speedily and with outstanding quality. I highly reccomend checking them out for any fairly priced renovations in the Austin area.

Ismael and his brother, Anthony, were the best contractors I've worked with during the ongoing renovation of my house. They did exactly what they said they would in the time they said they'd do it and at the price they quoted. I was more than pleased by the work they did, and their money and time-saving suggestions were spot-on. I would hire them again in a heartbeat. They are fast, efficient, personable, and very trustworthy.

Chris has been a life saver. The first project he was needed for was for a busted door frame. The job was completed quickly and efficiently. The frame looks as good as new. He was able to keep intact the older parts I wanted to save. The second project was for a leaking/corroded pipe in the backyard. The water had to be turned off to the house which ended up being somewhat of an issue. He handled the situation with ease. Chris obtained the supplies and had us up and running in no time. Both situations were time sensitive for completion, he satisfied our needs both times. Will definitely be using him for all the renovation projects around the house.

Great company, the guys are hard working, fast and do great work. Over the years I've dealt with at least 15 to 20 contractors. Most of the time contractors have a tenancy to tell you they can do any job (even if they don't have experience in doing that kind of work) Strong Arms has a team of pros that actually can do difficult jobs. Daniel Salazar (CEO) makes sure that you are very happy with the work and if there is any touch up work it's done. Again I am pleasantly surprised to have A great contractor with a great crew That takes pride in their work. Daniel Salazar is also a very nice person (gentle giant) and very humble and easy to work with. Cary Home owner?

I'm a real estate investor in Denver and own a half dozen or so rental units in the Denver area. I've partnered with Mark at AlphaPack on most of the large renovation projects we’ve done the last 5 years. In addition, he was also our General Contractor on the last two major fix n’ flip projects we’ve done. Mark has an incredible eye for detail, and has saved us countless time and headache by catching potential issues during construction. He is honest, fair, and highly talented; I would highly recommend him for any type of residential project. Needless to say, we are very sorry to have lost him to Austin, but certainly feel he will be as successful there as he was in Denver. Winton Brazil Spire Realty Group

Brian was lead Foreman for my company for 5 years. He ran crews and performed work ranging from demolition phase through completion of large high end remodels in Denver & Vail, Colorado. His attention to detail and high end carpentry work is hard to find these days. I would highly recommend Brian for all your remodeling projects ranging from small to large jobs. He can do bath, kitchen, basement finish, and complete home remodels. His hardwood floors are beautiful.

      Q & A

Answers to commonly asked questions from the experts on Thumbtack.

      What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.

      What do general contractors charge?

If you’re doing a home remodel, building a new home or embarking on a commercial building project, you’ll hire a general contractor. A general contractor is a professional who is qualified to oversee and execute construction projects. Each construction project is unique; even two duplicate homes built on lots next door to each other could have different construction costs due to factors like different excavation costs when building the foundation. Since each project is unique, many general contractors make bids on potential construction projects. These bids can then break down to a per square foot cost that encompasses the labor of all the workers needed for the job, materials, the scope of work, and any equipment needed. Materials and finishes make a major difference in your cost per square foot. For example, choosing standard kitchen tiles at $3 per square foot will result in a lower total project cost than imported marble tiles that cost $63 per square foot. Where you live will also affect how much general contractors charge, as labor and the cost to do business can cost less in many regions than in high-cost areas like New York or San Francisco. Here are some examples of average costs general contractors typically charge in various regions:

      • Home addition in San Francisco: $250-$270 per square foot.
      • New home construction in Knoxville, Tennessee: $100-$200 per square foot.
      • Kitchen remodel in Tennessee: $40-$80 per square foot, depending on finishes.
      • Bathroom remodel in Vancouver, Washington: $110-$170 per square foot.

Be sure to check out our smart hiring practices when it comes to finding a general contractor.

How do you choose a commercial general contractor?

A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.
