I am very impressed with BMI. I am an interior designer in Los Angeles and have used many CAD services. That said, I have not been able to find a company that produce fast, correct CAD drawings until BMI. Their pricing fits my project budget and they are extremely responsive.We were able to work from different time zones and through conferencing in real time. I will be back for additional work.

Murray has been great over the past year. I am doing my first complete house overhaul and he has been readily available and has assisted me after the original contacted designed work at a reasonable hourly rate whenever I needed him (even after his initial main contract work was done). His architect drawings for the entire new house (while integrating parts of the existing house into the design) were very well thought out and thorough. And he worked with me and the engineers to get the few change requests and the drawing ready for the city permit submittal. I hired Martinhouse Designs to design a second story deck and screen room off the back of my house. I had a rough idea for a design concept but needed help with formal drawings. Larry met with me to capture my design concept and asked several questions about how I intended to use the space, what material I liked, maintenance requirements, cost goals, etc. He suggested using higher quality material and a more elaborate roof line to tie into the existing roof. At first I was reluctant to make these changes due to the higher cost but he convinced me to let him make a draft design. A few days later he showed me the design and I really liked it so we went with his design improvements. As I was negotiating with contractors to implement the design, I frequently consulted Larry as questions arose. He helped guide me through the process and select a contractor and evolved the design as needed. During the construction process, Larry visited the site often and fielded questions quickly and helped solve some tricky issues that no one could have foreseen. The results are outstanding! It turned out much better than I was expecting and is both a beautiful structure and a solid, functional addition to my home. If I ever need an architect again, I will definitely hire Martinhouse Designs.

Carol Buck - wonderful person, wonderful designer It is such a pleasure to work with Carol Buck as my interior designer. Her goal is to work within your budget to create the functional happy place you want. She is very knowledgable about design and products, and really good at stretching my dollar. She's a color expert and chose beautiful colors. She recently completed a remodel and staging project for me on a recently purchased rental property. After 2 showings I am now getting top dollar from a tenant on a 2 year lease. I can't be more pleased. This is the third rental property she has consulted on for me, and all have rented for top dollar within two weeks! I think it's the colors and simplicity of design and staging, but whatever it is, it's not fancy but it gets results. As an added service Ms Buck provided me with a categorized spreadsheet to supply the data I will need for the Schedule E in this year's tax return! When any issues arose, Carol communicated them promptly and worked them to resolution. She manages the contractors well. She is courteous, accommodating, creative, prompt, and honest. She listens to me and communication is key! Her fees are very reasonable too. I would recommend Carol Buck to anyone needing interior design projects.

How do architects work?

Architects may work for an architecture or engineering firm, they may work for a government organization, they can work for a construction company, or they may be self-employed (freelance). The U.S. Bureau of Labor Statistics explains that architects spend a large amount of their working time in the home or company office: meeting with clients; creating reports and architectural drawings; and working with other architects and engineers. When not in an office, an architect is often at the construction site either as part of the development of plans or to ensure building progress is following the blueprint.

When a client interacts with an architect, it is typically to have them design drawings for the construction of a house or a building. If you are a client who has hired a large architecture firm, there may be a team of people working on your design. But if you are working with a freelance architect or a smaller firm, one person (or a small group) will take your concept and translate it into an architectural blueprint that a builder can use to construct a house. The plans will lay out everything from the depth of the foundation to the materials to use to the type of metal to be used in the reinforcement. Once the plans have been created and handed off to the builder, the architect may remain on the project — depending on budget — and oversee progress.

How do architects charge for their services?

According to the U.S. Department of Labor, the median salary of an architect in 2016 was $76,930. This range included architects with every type of company as well as self-employed architects. Depending on the architect and whether they’re with a firm or independent, they may charge per hour or by the square foot, or they may charge a percentage of the total budget for a construction project. An hourly rate is typically used for smaller projects such as providing consultation, helping clients hone their concept before the design process begins, or drafting documents and plans. If an architect is working on an hourly basis on a larger project, there will usually be an agreed-upon cap on the number of hours they will work. For larger projects, such as new construction or total overhaul remodels, architects may charge a percentage of the total construction costs. The architect will usually set the percentage you will pay after the total cost of construction has been accounted for. Percentages can range within a firm depending on the extent of the services they’re providing. For example, a lower percentage of the total construction costs may include drafting and minimal consultation and guidance along the way, while a higher percentage could include on-site project management services with every detail attended to. Architects may also charge by the square footage of the project. The rate per square foot can vary depending on the individual’s training, the services they are providing, the complexity of the project, and other factors — such as obtaining permits. The national average cost to hire an architect is between $1,690 and $2,500.
