- What should the customer know about your pricing (e.g., discounts, fees)?
The fees I charge are the standard for the industry. Tenants and Buyers are not charged a fee as long as the seller agrees to pay me. I am a member of the Austin Board of Realtors and have access to the MLS as well as off market properties. I charge Sellers a minimum of 6% of the sales price- I do not offer discounts because I refuse to work less than 100% , and I value my services, which include price assessment, staging, professional photography, manage showings, negotiating contracts, and protecting the interests of my client. For Landlords, I charge 100% f the first month's rent. This includes previewing the property, determining best market price, listing the property, managing all showings, handling the applications (credit and background checks, verification of rental and work history) and writing the lease.
- What is your typical process for working with a new customer?
I will meet with them after having a significant conversation on the phone. For my Buyer clients, We meet in my office for a consultation, which allows me to describe my process and for us to get to know each other. when we mutually agree to work together, we sign a contract hiring me to represent them. I will meet sellers in their home for a presentation of the services I bring. When we agree to work together, we sign a listing contract.
- What education and/or training do you have that relates to your work?
Besides the required courses to earn my Real Estate License, and later my Broker License, I take many extra classes to continually educate my self and keep up with the current market and the constantly changing industry of Real Estate. I manage and train an office of over 150 agents, reviewing their contracts and services helping them negotiate for their clients, and helping the agents to be the best in the business.
