I was negotiating a commercial lease for 1st generation retail space in McKinney, TX. In parallel, I reached out to Jason for Space Design Services i.e. Architecture Drawings, Mechanical Engineering Drawings and Structural Design. In my first call, he walked me through the process, timelines and what it takes to get it approved by the city. We signed the contract, exchanged notes on my hand drawing of the plan and met in the retail space for a walk through. I paid the advance fee in anticipation of signing the commercial lease with the landlord. Jason was prompt, worked with us to accommodate our schedule and soon delivered the first cut of the drawing. Unfortunately the lease negotiation with the landlord hit a wall and I asked Jason to put the work on hold. After 8 weeks of negotiation with the landlord, I had to drop the lease negotiation as the landlord was inflexible on lease terms. I reached out to Jason and explained the situation. This is where Jason came out really shining. He commiserated with me, said that he would fully refund the advance and I can reach out to him when I close on the retail lease elsewhere. I was very pleasantly surprised. As promised, he mailed the refund check for the full advance amount. Jason would be my go-to person for design services for his competence, professionalism and ethics.

Amir picked up a messy, half finished design job which the previous architect had left un-done. He reviewed and finished this conversion of a store front to an apartment. It was challenging in that the commercial zoning regulations had to be addressed, state of Wisconsin variances obtained and more. This is a 1920s building and there were complex code and fire regulations that had to be resolved in a economical fashion. We also had issues finding builders which extended the job out for over a year - Amir stuck with us and is seeing the project through. We are very satisfied with his work.

I am the General Manager of a Self Storage facility in Allen TX. Mine is a 'mature' business and thus the property requires occasional tweaking as in repairs or larger than usual up-keep projects. I am fortunate to have enlisted Richard Maytan of SpecTech to aid me in meeting some of these demands at least 3 years ago, and since then SpecTech has been my 'go-to' solution every time work is necessary and I have never had reason to regret Richard's efforts. I have been at times, both amazed at, and thankful for, the broad scope of his knowledge and abilities. Over time, I have had reason to become aware of his skills in carpentry & finish work, welding, metal framing, roofing, masonry & electrical matters just to name a few, as well as extensive abilities in all facets of treework & landscaping to include tree removal or stockade type fencing etc. His knowledge of 'plumbing' also 'saved the day' at my home when a SERIOUS plumbing emergency developed that probably would have been beyond the abilities of some of today's plumbers who only want to install new faucets and clean drain traps. In summary, probably the best way to say I recommend SpecTech / Mr. Maytan is to point out that I have his contact number on my speed dial for both my business and my home.

We used SRv Design + Build to replace our roof after a bad storm. Responsiveness was quick and the quality was good. The roofing team covered our flowerbeds with tarps to collect debris before the work was started. The tarps and all trash was removed after the job and our yard was left clean! The roof was completely replaced and done in 6-7 hours!

How do architects work?

Architects may work for an architecture or engineering firm, they may work for a government organization, they can work for a construction company, or they may be self-employed (freelance). The U.S. Bureau of Labor Statistics explains that architects spend a large amount of their working time in the home or company office: meeting with clients; creating reports and architectural drawings; and working with other architects and engineers. When not in an office, an architect is often at the construction site either as part of the development of plans or to ensure building progress is following the blueprint.

When a client interacts with an architect, it is typically to have them design drawings for the construction of a house or a building. If you are a client who has hired a large architecture firm, there may be a team of people working on your design. But if you are working with a freelance architect or a smaller firm, one person (or a small group) will take your concept and translate it into an architectural blueprint that a builder can use to construct a house. The plans will lay out everything from the depth of the foundation to the materials to use to the type of metal to be used in the reinforcement. Once the plans have been created and handed off to the builder, the architect may remain on the project — depending on budget — and oversee progress.

How do architects charge for their services?

According to the U.S. Department of Labor, the median salary of an architect in 2016 was $76,930. This range included architects with every type of company as well as self-employed architects. Depending on the architect and whether they’re with a firm or independent, they may charge per hour or by the square foot, or they may charge a percentage of the total budget for a construction project. An hourly rate is typically used for smaller projects such as providing consultation, helping clients hone their concept before the design process begins, or drafting documents and plans. If an architect is working on an hourly basis on a larger project, there will usually be an agreed-upon cap on the number of hours they will work. For larger projects, such as new construction or total overhaul remodels, architects may charge a percentage of the total construction costs. The architect will usually set the percentage you will pay after the total cost of construction has been accounted for. Percentages can range within a firm depending on the extent of the services they’re providing. For example, a lower percentage of the total construction costs may include drafting and minimal consultation and guidance along the way, while a higher percentage could include on-site project management services with every detail attended to. Architects may also charge by the square footage of the project. The rate per square foot can vary depending on the individual’s training, the services they are providing, the complexity of the project, and other factors — such as obtaining permits. The national average cost to hire an architect is between $1,690 and $2,500.
