All lights down by Jan 16, guaranteed when you add takedown.
Burned-out bulbs or strands replaced within 48 hours, all season (excludes home electrical/GFCI issues, storms/natural disasters, and rodent damage). Your warranty renews year after year as long as OCF installs and takes down your lights each season.
Single-story front-roofline packages: Cozy up to 80 ft $449; Classic 81–110 ft $599; Showcase 111–150 ft $799; Grand 151–200 ft $1,099. Over 200 ft: $5.50/ft. White C9 LED lights and timer included, and you keep the lights. Your own lights, install only: $3.50/ft, $299 minimum. Homes more than about 45 minutes from Conroe: +$50 trip fee. All prices plus sales tax. Takedown: $99, plus sales tax. Book by Nov 10 and save $50. Scope and installation date are confirmed before booking.

I keep pricing simple and upfront. The price shown is based on the details provided and covers standard service. If something changes the scope (extra heavy buildup, hard-to-reach areas, more windows/surfaces, or safety/access issues), I’ll let you know before I start. I also offer bundle discounts when you combine services like gutters + windows or windows + exterior cleaning.
What is your typical process for working with a new customer?
1) I ask a couple quick questions to confirm what you need. 2) I confirm the price and a time that works for you. 3) I show up on time and take care of your property while I work. 4) I clean everything up when I’m done. 5) I do a final walkthrough and can share before/after photos if you’d like.
What education and/or training do you have that relates to your work?
I’ve learned this work hands-on through experience, proper equipment use, and safe ladder practices. I’m always improving my process so the work is done safely and the results are consistent.
