I have worked with Susan for nine years we have done approximately 15 real estate transactions together I have never been disappointed in the results of a sale nor has she ever failed to find the home I wanted to buy. If I was looking for property in McKinney, Frisco, Weatherford or any place in between Susan Wilson would be my choice of realtors. She is a true experienced professional. I would trust all of my real estate dealings to Susan.

I would like to take a moment to express my appreciation for Brian's willingness to respond to a real estate related question, despite the fact that I no longer live in the DFW area, in addition to understanding the prospect of engaging his services was not likely. He kindly agreed to research my question and replied with a thoughtful answer in short-order, which informed a decision I was attempting to make. I had no expectation he would respond as he did, and I find this to be uncommon. Thank you, Brian, and well done!

We were relocating from out of state to the North Dallas area and did not know a thing about where to live. We were wanting to find a good neighborhood for our children with excellent schools, as well as being close to my husbands work and the airport. Doug Shanahan helped us find the perfect town and neighborhood for our family (Flower Mound TX) He listened to my exact wants and needs (and there were a lot!), and went above and beyond to show us homes. He would even face-time me to show me houses if I could not be there in person to look at it. The level of service and commitment did not stop after we bought the house either. After we moved in, he and his wife Lauren have given us many referrals for contractors, landscapers, pediatricians and even babysitters. They have invited us out to meet some of the people that live in our area and have checked in on us many times. I would recommend Doug Shanahan to anyone looking for a realtor that is knowledgeable, reliable, honest and thorough. I will definitely use him again when we need him!

Adam did a wonderful job accommodating my schedule, putting together a great listing for the property, and giving sound advice throughout the sales process. Altogether, it was a much easier process than I ever expected. If you are looking to buy or sell a home in the Fort Worth area, I'd highly recommend that you talk to Adam.

    About

With a background in mortgages, I began my career in real estate as an independent agent with Coldwell Banker Residential. Through Coldwell Banker, I received top-of-the-line training and learned how to really go that extra mile to make sure my clients felt secure and satisfied. After a while, I decided to branch out and gain more experience by assisting a number of top-producing agents. In doing so, I was able to gain extensive knowledge and wonderful experience in high-volume sales management. I recently found my home as office manager as well as an independent agent with a top-notch team at Majestic Realty Services, Inc. in 2013. Through Majestic, I can really spread my wings and offer more services than I ever thought possible.

    About

MarkX Real Estate is a real estate marketing and sales company that works closely with land developers and home builders to negotiate lower prices on new custom-built homes in the Dallas, Texas area. Mark X Real Estate was formed to find the best deals on homes and financing options that neither you nor a real estate agent would know about. Since the recession of 2008, 100% financing has been forced out by lending institutions and has been replaced with a minimum of 3% down along with thousands of dollars you have to spend in closing cost. Since this time, Mark X has found multiple builders and lending institutions that require 0 to $500 down and pay your closing cost for you. What does this mean to you? This means you only need a maximum of $500 to get into your home period. You might be thinking this is too good of a deal to be true or these homes must be very cheap! Not the case at all. The builders that we sponsor have been around for 30 plus years and have endured the good times and bad simply because they have a great product. Our builders have many different floor plan options and can customize anything that you would like. For Example, just in Dallas alone we have over 56 communities that offer these incentives. No matter where you are currently located we have something for you. Most of all 56 communities have at least 10 homes ready to move in today or you can sit down with the builder and custom build your home for only $500 out of your pocket. Why have you not heard about these deals until now? The majority of all builders spends their funding on building homes not advertising and simply rely on local realtors to bring clients like you to see the home. Mark X has partnered with these builders who have these amazing incentives to heavily advertise these deals so that you know about them. Mark X is a real estate and marketing company that bases its success on finding you a well built home for an incredible price while you pay very little out of pocket to make your dream come true. X marks your spot!

    Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What does a real estate agent do?

Real estate agents help their clients buy, sell, and rent commercial and residential properties. There are also real estate agents that sell industrial and agricultural real estate, but the majority sell residential properties. To become a real estate agent, you must be at least 18 years old, successfully complete real estate courses, and pass a real estate exam. Be sure to check for any required licensing, too. Often real estate agents will earn 5 percent to 6 percent of the total home sale price for their work in representing their client. Typically this commission is split equally between the buyer’s agent and the seller’s agent. Here is an overview of what a real estate agent does, according to the United States Department of Labor:

    • Represent clients who are looking to buy, sell and rent properties.
    • Stay knowledgeable about regional real estate prices, mortgages, market conditions and related information, and advise clients accordingly.
    • Determine competitive market prices by comparing properties.
    • Create and publicize lists of properties for sale, including details such as location and features.
    • Market properties through advertisements, open houses and listing services.
    • Show prospective buyers or renters properties.
    • Present purchase offers to sellers for consideration.
    • Mediate negotiations between buyer and seller.
    • Ensure that all terms of purchase contracts are met.
    • Prepare documents, such as loyalty contracts, purchase agreements and deeds.

What's the difference between a real estate broker and an agent?

Real estate agents and real estate brokers both help clients buy, sell, and rent residential and commercial properties. According to the U.S. Bureau of Labor Statistics, real estate brokers are licensed to manage their own real estate businesses. Real estate agents cannot have their own real estate office and must work under a broker. Real estate brokers often have real estate firms and employ real estate agents. Those real estate agents may be employees of the firm, or they may work on contract and earn part of any commission they bring into the firm.

If you are a homeowner ready to sell or a buyer in the market for a new home, either a real estate broker or a real estate agent can help you achieve your goal. What is more important than their title is their track record and client success stories. When interviewing real estate agents or brokers to help you buy or sell a home, ask about their recent sales history as compared with the original listing prices. If you’re selling a home, ask how they would market your home and what price they would list it at. Whether you hire an agent or broker, you want a professional who will have your best interests at heart.

What should you look for in a real estate agent?

When you’re hiring a real estate agent you want to find a qualified pro who can negotiate the best deal for your home — whether you’re buying or selling. Reading reviews will help you weed out obvious bad operators; you want to work with someone who treats their clients with fairness and respect. That said, you also want someone who can play hardball and maximize your real estate deal. Ask for references from recent clients, and be sure to call them.

Experts encourage you to interview more than one prospective real estate agent before hiring. A home sale or home purchase is a big deal — sometimes the biggest deal in a person’s life — and you want to find an agent who will work hard for you. In today’s market, having a real estate agent who is social media savvy and has an attractive online presence is critical. Ask the agent how they plan to market your house. Review their listings, and ask yourself if they have professional photos with homes that are professionally staged. If the answer is no, they might not have the marketing savvy you’re looking for. Ask what price they would list your house at and why. Pay attention to how they communicate with you during your initial interviewing phase. Are they too busy to respond for several days? Are they clear and helpful? This information is a clue to how they’ll engage during the entire process.

What do real estate agents charge?

Real estate agents typically don’t charge a set rate to their clients, but rather earn a commission on the price of the final home sale. In traditional real estate, there is a buyer’s agent and a seller’s agent. The two agents receive 5 percent to 6 percent of the final home sale price and split it evenly, meaning they each earn roughly 2.5 percent to 3 percent of the total home sale. If you are a home seller, you may have fees associated with the sale that are above and beyond the commission the agents earn. The real estate agent may have you pay marketing fees, MLS fees, early cancellation fees, or more. Always ask pricing details before signing a contract so you clearly understand your financial obligations. Here are some of the average (and common) costs that can arise when selling a home:

    • Home inspection: $200-$350 or more, depending on region.
    • Home appraisal: $250-$400 or more, depending on region.
    • Professional real estate photography: $275-$550 or more, depending on photographer, square footage of house, and special requests like sunset shots.
    • Closing costs: Often split between the seller and buyer. An average range for the buyer to pay is between 3 percent and 4 percent, with the seller paying a lower fee at 1 percent to 3 percent of the home’s price.
