Steve and Nita replaced two water heaters in my attic. They were able to schedule my job earlier than other contractors and were priced very competitively. I purchased the water heaters in advance and they picked them up for me and arrived at my home on time. The installation was performed in a matter of hours and I was happy with the quality of their work and the cleanliness of the job.

we hired Dan to work on plumbing repair after we removed an old sink cabinetry replaced with a new pedestal sink. He has done an excellent job by hiding the exposed pipes and drainage with new sheetrock and best of all he fixed a broken sewer flap the common issue for old house. We are very happy with his work and free from the sticking smell!

We recently moved into a home that had been vacant for a while. Needless to say, there was something blocking our main line somewhere within the house (not the outside sewer line area). Adaquo not only provided the most affordable quote, but Willie and their staff were incredibly responsive even late night. He came out and got on the roof to unclog our lines from the vent pipe. He also educated me a bit on all the plumbing in our house. His experience really came through, and I would gladly recommend Adaquo to all of my friends here in the DFW area.

Called him on Saturday night, July 1, and he came out Sunday morning, July 2. He was very courteous, quoted a basic rate over the phone, and felt like he knew what the issue was ahead of time. He was professional, and did the work in a short period of time. I will definitely use him again for various plumbing projects. Hopefully though, I won't have too many.

I have worked with three different contractors on various projects over the past four months...this gentleman (Josh) was a pleasure to work with and I will be calling him again for additional services. He reviewed the area of concern on a Sunday, gave me a quote and had the job finished in less than 3 hours at the price he quoted.

I could not have been more impressed with Harold and Greg Swanson. They showed up precisely on time and went straight to work. In minutes they had the job done perfectly. I asked them if they would hang the crystals on my new chandelier and they readily agreed. It was a tedious job, but they had it done in minimal time. Their price for doing all this work was incredibly reasonable. On top of being superb professional electricians, they are both wonderful gentlemen. It was a joy to have them in our home for a couple of hours. I most strongly recommend them above all other electrical contractors.

Justin was very thoughtful in looking at all the possibilities to resolve the issues. Once we decided on a plan, the work was done quickly, without the need for me to micro-manage the project. I received pictures and updates throughout the project. I have since recommended this company to 2 other investors with similar plumbing projects.

I am 65 and in the real estate business so I have worked with a lot of plumbers. Clint Teames is the most professional, hard working man and did a perfect job. I had a sewer line that was 14 ft deep where it broke. If you do not hire him it will be your loss. He is by far the best I have ever used! Roy Robertson

Mike is awesome! His quality of work is unsurpassed. He installed laminate flooring on my second floor and I could not be happier with how great it looks. I would recommend him to everyone and have already given his number out to friends. Thank you Mike so much for the time you put in and for making my home beautiful. Mike takes the time to talk to you and fully explain the process so that you don't feel you're getting taken advantage of like other contractors make you feel.

Michael was awesome and so were Nick and Scott! Michael endured many questions from me, was responsive and respectful, and a man of his word in everything from process and scheduling to cost. His rate was highly competitive and he worked to cut costs where possible. It is scary as a new homeowner to hire contractors when you hardly know where to start. Michael quickly established his high level of experience, and showed me the quality of materials they use. He had a great suggestion for relocating my water heater, which I did and am very happy about (I needed extensive plumbing repair). I also got two other estimates for this work, and he was the clear winner of my business! I am glad I chose this company and would do so again in a heartbeat.

I called Gary since he was reasonably priced per hour and I just needed a quick professionals opinion since I thought I knew what was wrong. Gary confirmed my suspicions of a slab leak. Gave me a fair estimate and told me he could even do the work on a weekend at the same price. (Not common for most plumbers or contractors) He showed up promptly and punctually both days. Photo documented everything incase there was a dispute from my insurance company and kept me in the loop on all repairs and even took care of some minor plumbing issues he found while doing the repair at no extra cost. Once I had a hole in my kitchen and the pipe repaired I conveyed my dismay of having to find a tile guy next to repair the floor. Gary told me he does floors also. He added that into a new estimate and guess what it was even better priced than I could have hoped. His work by the way is nothing short of stellar. I've had tile done several times and he does it the right way. No short cuts and not rushed. He even met his deadline of having to be done over the weekend. I can honestly say I can't be any happier with the service I received from Gary. He was so easy to work with and did everything as I hoped. I will definitely be using him again for any home repairs I need.

I never thought I'd be ranting and raving about a plumbing company but I've told so many people how good it was to work with SWAN. Amazing customer service & communication. And helped us solve our plumbing issue for a very fair price. Worked late to squeeze us in. Just all around a great experience, which is so important when your family is going through the stress of plumbing issues & not having water. We worked with/spoke to several plumbing companies and yall were by far the best. Thank you Jordan & team!

Fernando removed and braced a load bearing wall in my home, tiled kitchen floor, installed new drywall, repaired/textured ceiling, added recessed lighting, etc. Fernando takes pride in his work. He is professional, efficient, clean, and capable of any type of construction job. I haven't been this impressed with a contractor in a very long time and plan to use him for future projects.

Jesse did such an awesome job that I gave his contact information to my own father and grandmother. He did a very large job in just one day for less than half of the price I was quoted from another company. We passed our city inspections and are now able to move forward with our project. Nice guy, never late to any of our meetings, he really went the extra mile. I was a bit nervous hiring a contractor since I’ve heard so many stories about rip offs and bad contractors. I’m so glad I found Jesse and his company. I cannot express just how much I appreciate the work he did. I strongly recommend using his company for your next project, I know I will.

Kennith, saved me about $1,500 by steam cleaning my main sewer lateral (4" line from under house to the city sewers), versus other options for the same work, and about $6,000 if I had listened to the guys that wanted me to replace my lateral. Had ALL the equipment you could ever not even expect in the back of his truck. Serious specialty equipment. I was very impressed. So, CALL Ken Vasil 817-983-1348 in Fort Worth and surrounding area's & keep him well employed as an excellent specialty plumber!

Q & A

Answers to commonly asked questions from the experts on Thumbtack.

How often do you clean a septic tank?

For homeowners with a septic system, it’s important to have a regular septic cleaning schedule. To protect ground and drinking water, the Environmental Protection Agency recommends residential septic cleaning every three years. Many septic system companies state that you can maintain a healthy system with regular septic cleanings every three to five years. In addition to cleaning, a septic tank inspection once a year will uncover problems and can save you thousands in cleanup and repair.

When waste goes into your septic system, it separates into three parts. The solids (sludge) drop to the bottom, wastewater floats in the middle, and a layer of scum rises to the top. Regularly scheduled cleanings prevent the sludge in your septic tank from building up and clogging your tank, leading to an overflow. Pricing for a standard septic cleaning ranges between $200 and $500, with the national average cost at $315. It’s easier, more cost-effective, and better for your home health to keep your septic tank maintained.

What are plumbers and what do they do?

Plumbers are skilled professionals who are trained to install and maintain pipes and systems for drinking water, sewage and drainage. They usually have trained through four- to five-year training programs, which include apprenticeships, via trade schools and community colleges. Plumbers’ areas of expertise typically go beyond pipes to include mathematics, blueprint reading, plumbing codes and water distribution. They handle plumbing emergencies, such as broken pipes or clogged drains, and install and maintain everything from a new piping system to a replacement faucet. Plumbers also know how to install bathtubs and showers, toilets, water heaters and dishwashers. Plumbers may work on residential or commercial sites, sometimes designing and laying out a pipe system during construction.

Who pumps septic tanks?

Septic system professionals pump septic tanks. Pros in different states will have different licensing and certification regulations. Make sure the company you hire is licensed and certified, is a legitimate business, and has the appropriate insurance. Damage to your septic system could cost thousands of dollars in cleanup and repair, so it’s best to hire a qualified professional from the start.

Using an industrial-strength vacuum hose connected to a tanker truck, the septic tank company will pump out the contents of your tank. First they break up the scum of the top layer, then mix the sludge (on the bottom) into the wastewater for removal. To get all the sludge and scum from the tank, pros may use a tool called a septage spoon that loosens stubborn waste from the sides of the tank. After the tank is hosed down and empty, it is inspected for any cracks or leaks that could lead to trouble in the future. The waste in the truck is then transported and disposed of at a waste management treatment center, a cesspool or an approved dumping site.

When should you clean a septic system?

Experts agree that you should clean your septic system every three to five years for optimal system health and safe water. You should also have it inspected every year to catch minor issues before they become major. If you think you may be overdue for a septic cleaning, here are signs that you should call a pro immediately.

  • You’re at capacity: If the bottom of the scum layer is within six inches of the bottom of the tank’s outlet or if the top of the sludge layer is within 12 inches of the outlet, your tank needs to be pumped, according to the EPA.
  • It stinks: If you can smell wastewater, call a pro right away to clean your tank, pipes and field.
  • Sewage backup: Raw sewage backing up into the pipes in your home is no fun. The pros can pump out your pipes, clean your tanks and clear any clogs, but it will be a complex and messy job.
  • Pooling water: Water collecting around your tank or drain field can be a sign you need to clean your septic system.
  • Super grass: If the grass above your septic system drain field suddenly gets vibrantly green and lush, the septic tank leak could be leaking sewage and fertilizing your lawn in unwanted ways. Call a pro to inspect it right away.

How much is it to clean a septic tank?

Nobody wants their septic tank to back up. Regular septic cleaning and pumping is important to keep your ground and drinking water protected from harmful bacteria. The Environmental Protection Agency recommends septic system cleaning every three years. The national average cost for a septic tank specialist is $315. Costs for septic cleaning may vary based on where you live, how large your septic tank is, and how long it has been since the last cleaning. If it’s been many years since you’ve had your tank cleaned, the process of breaking up and removing the solids may take longer and could cost more. Typical residential septic tanks range in size from 1,000 to 2,500 gallons. The price range for septic cleaning usually averages $200-$500, with varying by tank size. Repairs or replacement parts will also add to your cost. To keep your septic tank in good health between cleanings, only flush approved items such as toilet paper, and don’t rely on your garbage disposal for composting. Items that don’t break down easily (like lemon rinds or feminine hygiene products) can back up the septic system, leading to clogs and overflow. If you smell the unmistakable odor of sewage or can see sewage bubbling up above your drain field, call for a septic cleaning immediately.
