Tenants that have been pre-screened and have passed the equivalent of an FBI Background Check; 2. Tenants ready to execute a one or two year lease, and pay the entire deposit, and pay the entire lease amount in full before the tenant receives the keys to the property; 3. Repair and Remedy services; 4. Emoji Property Management, LLC charges one month of the lease amount for every twelve months of executed lease - i.e. one months lease collected on a one year lease and two months lease collected on a two-year lease. Emoji Property Management, LLC also has an in-house Handyman Division specializing in quality handyman repairs that are reasonably priced. he did a good job getting my storm door up the way i wanted it. the only issues i have is that bc no one ever came to look at my door prior to the service, we ran into a hiccup where my door jam was not deep enough to install a storm door without altering. so, that added another 4-5 hours to the job. and after the fact, i noticed that the wood panels he put up were not painted in the back so i see raw wood every time i open the door. had i noticed this before he left, i would have pointed it out. and i'm not completely convinced that the paint he used will prevent the wood from rotting...

Candrian, Thank you for bringing your concerns to our attention. Regarding the wood rot, the trim used will last for decades if properly maintained. The manufacturer recommends painting every 4 to 5 years as proper maintenance. If the trim is properly maintained it will last for decades. If the trim is neglected, it will last for approximately 10 years, per the manufacturer. Concerning the paint, we used the same exterior paint the builder used for the trim. Concerning the storm door installation, all areas around the storm door, to include the new trim were sealed with DYNAFLEX Ultra Advanced Exterior Window, Door and Siding Sealant. This sealant has a lifetime manufacturer’s warranty against mold, mildew and algae. Concerning any exposed wood, please call/text us at your earliest convenience and we will have a Team Member come out within 24 hours and touch up any areas where needed. Todd was able to do exactly what I needed done, which included putting new weatherstripping on all exterior doors, replacing a door handle and deadbolt and the most important part of the job, readjusting a front door that would not lock due to being out of alignment from the house settling. He made sure I fully understood the cost for each portion of the job and provided the receipts for the materials. I will definitely use Todd again if needed.

Todd with the Emoji Team was a pleasure to work with. I thought I would be replacing a set of French doors in an older rental property due to warpage but Todd was able to repair the door instead saving me loads of $. He was punctual, professional and polite, and invested in his work. He not only repaired and painted the door but sent me pictures and video of his progress. He seemed as proud of his work as I was and the door looks and works like new. I have already scheduled several other projects with him and would definitely recommend his work!

What should the customer know about your pricing (e.g., discounts, fees)?
Fees for Property Management Services are due upon execution of lease. Fees for labor and materials for Handyman Services are due upon completion of the job.
What is your typical process for working with a new customer?
Property Management Services - the Emoji Team meets with the Landlord, reviews comparable rents of nearby rentals, inspects the rental property, negotiates and finalizes property management services with the landlord, screens tenants, and brings the landlord an executed lease with payments for the deposit and lease, paid in full. Handyman Services - the Emoji Team will bid the job for the materials and labor to complete the task at hand. Once the customer commits to the initial bid, the Emoji Team will commence work. Upon completion of work, payment is expected via Cash/CashApp/Venmo (i.e. Net in 0). All Team Members are medically exempt from wearing any type of masks and/or facial coverings. If you require masks be worn on the premises, please contact another professional to meet your needs.
