Your Management Company should have a GUARANTEED RISK MITIGATION. Our screening is so tight we will personally reimburse you up to $1000.00 in the event of pet damage or eviction expenses.
Repairs can be costly when hiring outside vendors. Less than 10% of Management companies offer in house maintenance service. NewGen Properties has a full time (In-House Maintenance) team- Saving you money AND completing the repairs in less time than on outsourcing.
Relationships & Trust. How long has the Mangagement company been in business? Our family owned business has been serving investors and renters since 1987, so you know we will be her tomorrow (and the next day, and the next day) with honest, relationship based service.
Preferred Rates: As an owner-client you enjoy reduced fees whenever you buy and sell properties with us.
Applicant Screening: Credit reports specifically tell a tale of the history of an individual. Make sure the company you hire receives the “real” credit report from a bureau. Most Management companies only receive an overview of the credit and not the report itself.

I gave Susan 5 stars because that is the max I can give...well she deserves more than that...
She is an awsum person as well as an excellent propertymanager. I am working with her for more than 3 months...and she has helped us a lot...let me mentioned that I live in California.
She helped us renovating the property...she went from stores to stores to look for best and quality products. She did whole flooring, bathroom and lot more stuff.
While she was was renovating and choosing the material she also kept the health and safety in her mind for the prospective tenants( like if she is picking it for her own home)
She gave us the best advice. I definitely recommend her and will consider her in future for renting and management purpose.

We are out of state landlords. We had problem tenants and Susan came to the rescue and got them out quick. She answered all of our questions and got us new tenants quickly. Susan is a pleasure to work with and understand our needs and concerns. She is very professional and attentive We are looking forward to long term relationship with her. Its nice to know that Susan has our needs at heart.

We just hired Susan to care for our property and so far she has been great. She answered all our questions thoroughly and quickly. She came by the house for a walkthrough and pointed out items we would need to complete to have it rented. By the next afternoon she had already contacted her vendors for us and had bids.
We look forward to working with her and are excited and relieved to know that we have someone looking after our property with the care you would expect from a propertymanager.

Susan is managing our rental home while we reside out of state. I knew I needed someone I could trust to handle our property, and Susan hasn't let us down. NewGen Properties fees are competitive, we offer discounts to multiple property landlords and to clients who purchase or sell a property with us.
What is your typical process for working with a new customer?
On-boarding Landlords: After all necessary paperwork has been completed and if a home is vacant, we walk the property and conduct a complete property profile, complete make ready repairs if needed, we list the property on MLS along with many other sites for maximum exposure, we will show your home as well as handle appointments for Realtors who belong to the board, screen applicants, draw contracts, collect money, create owner and tenant portals for online payments and create property reports for the Landlords.
What education and/or training do you have that relates to your work?
The requirements and classes needed to pass the Texas Real Estate exam do not include leasing or property management. It’s important to ask potential management companies what their education level is. You can verify my education trec.texas.gov Susan Wilson license 0394300
I personally have over 1000 verifiable class room hours which include multiple property leasing/management/risk reduction classes/Landlord & Tenant relation/Eviction classes etc.
As the Broker/Owner of NewGen Properties, I also require my employees to get certifications in property leasing and management.
