Upon arrival immediately began to do all tasks to remove old ceiling fan, assemble new one and complete the installation. Very professional with total knowledge of what to do regarding each step. He came fully prepared to do the job bringing all necessary tools and ladder. After installation Juan offered to assist in putting the old fan wherever I wanted to dispose of it. Juan honored the price quoted for the project, which I felt was very reasonable for the job. Communications prior to job date were very clear and timely ~~~ arrival time to begin fan installation was as quoted. Without hesitation I will call upon Juan of JLD Services for future projects. Very pleased.

If you’re thinking about a trash hauling company for a commercial site or business Bubba's is it! I work for a company that is co-located with most major auto dealers. Appearance and professionalism is a must. Bubba's showed up on schedule with clean equipment and wearing uniforms. The biggest plus for me was that they were knowledgeable in city, state, and federal disposal methods and the last thing I need is for me or my customer getting a “Letter” telling me that my company was in violation of waste control laws and I am being fined or prosecuted. Illegal dumping is a problem for residential and commercial accounts alike. I didn’t hire a lower priced “Chuck in a truck” but I didn’t pay an arm and a leg either. I got a fair price, my customer was happy, My jobsite look like new. Best yet I have a “trusted” partner for site cleanup and removal services.

I had water damage in my house from the storm and I called several companies to get estimate on various repairs. I chose Silver Water Solutions because they were courteous and reasonable. Little did I know that their work was impeccable as well. I have used Silver Water again since then to replace old pipes and true to form they did a great job. That guys Mark is very polite, knowledgeable and honest which was (his honesty) a breath of fresh air.

I do not write ratings, but I feel compelled to share feedback when the service is exemplary. It is clear to me that I hired the right professional, and I'll hire Lizard Steam Cleaning again. The carpeting looks wonderful throughout the house, especially the custom-made wool carpet our family room. I researched how to properly clean it, then set out to find a quality-minded professional with the expertise & proper equipment. Although it's 20+ years old now, the photo shows how really beautiful it is, especially at Christmas. Victor Amaya is a businessman who has a passion for quality, listened closely to what I believed I needed, and demonstrated genuine interest in satisfying my needs. Success for him is when he wins a new, repeat customer, and he's got my business from here on. In a bathroom, Victor expertly installed a new pad, sealed the seams, secured and re-stretched the piece. He and his son then carefully moved the furniture and pre-treated the spots and stains with safe, high-quality solutions where needed. I was happy he had a commercial rotary shampoo machine; every stain disappeared after he used it, and I'm not sure simple steam/extraction would have worked. Lizard Steam Cleaning uses a van-mounted high temp machine which is much more powerful than portable machines. As a result, my carpet dried much faster. I appreciate finding an honest, hard-working business who charged a fair price for top-quality workmanship and total customer satisfaction.

We had a brick patio installed. To do this, David Torres had to remove paver brick cobblestone, and several square feet of flagstone, plus patio furniture and many large containers of plants. He also removed 2 trees. David leveled the construction site completely. He had to work in a very confined space but managed without any complaints. His workers were very friendly and helpful and everyday, left the job site as neat as possible. David and his crew did a very good job! It was a difficult area to stage and work around. Had to bring all the material down a narrow alley. We are pleased with the quality of the construction and it is very sound. Exactly what we wanted. David is easy to communicate with and very friendly and tireless and will not stop until you are satisfied with his mason work. David is a real professional and truly pleasant to work with. Our house flooded in the May 2015 Houston flood and we chose Precision Construction to do the water damage repairs. One word - AMAZING. Tom, the owner, gave a very detailed and easy to read quote/bid for work and said he had experience dealing with insurance and would help us through that. Throughout the renovation, Tom was always available to answer questions we had about the house and how things were going. He gave us amazing recommendations on where to buy materials such as granite countertops, brick for our exterior, and our flooring. It was great to have somewhere other than Lowes to go to for our material needs! Our insurance company tried to low ball us by paying $x/sqft for flooring and sheet rock, and Tom helped get us more money by educating us on the industry standard pricing for work and helped us be prepared to ask for more from insurance. We did, and it worked! The timeline for work was given in an honest and straightforward manner. Tom is very organized and was able to keep his crews on our projected timeline (which is a rarity with construction projects!) We had such a positive experience that if our house ever floods again, we will go with Precision Construction again no questions asked.

Houston Flooring and Remodeling (HFR) recently completed a shower re-build for me. I am a practicing architect, so I am somewhat familiar with the entire construction process. Overall, HFR did a very good job on my project. Katrina showed up when she said she would, followed up when she said she would, and had her crew on site without any missed days. You would be surprised how rare that is in the residential contracting world. Based on my experience, I would recommend Katrina and HFR to others considering them for a small to moderate renovation project. I am also very satisfied with the quality of the work they did, and actually had nothing for the punch list - even though I am very picky and demanding in that respect. Good job HFR!

Jeremy and Oliver did an amazing job from start to finish for our master bedroom and guest bathroom remodel. At the proposal phase of the project, Oliver provided 3D models of the renovation to give us a realistic idea of what the final results would look like. He worked with my wife and me to develop a scope of work that met our budget. Their subcontractors were very professional and did everything possible to keep everything as clean as possible. I was especially happy that Jeremy checked with me daily, either in person or by phone, about how the project was going and to keep me updated about the work schedule, As expected with the remodel of an 19 year old home, they ran into some unexpected problems. Jeremy discussed them with me and provided me with all available options to overcome them. The finished project is beautiful and completed on schedule and on budget. Jeremy went over and above what is expected of a contractor to ensure that we were happy with the work performed. I HIGHLY RECOMMEND Twelve 12 Remodeling and Design and will use them again for any future projects.

Mark Green with MG Construction did a awesome job replacing my fence. He is a very down to earth person that had my very best interest in mind, when it came to replacing my fence. He was able to recommend the best solution for replacement and his carpentry skills exceeded my expectations. I would definitely recommend him for any construction jobs big or small. I am including before and after pictures so that you can see the beauty if his work. He has definitely made my neighbors jealous and I am sure I will be giving him a call for future jobs.

Phoenix Construction was very easy to work with from the initial visit and providing a quote to the completion of the job. Phoenix did some office renovations for us. The work was completed in a very timely and professional manner which I appreciated very much. They not only work efficiently but they also took extra effort in not making a big mess and cleaned everything up at the end of each day. I would most certainly use Phoenix again when I have other project come up.

My experience with Reza was the best experience I have ever had with any contractor! When I hired Reza we were in the process of preparing our house to sell. We had a long list of items that needed to be done, and were on a tight timeframe to hit our planned listing date. Not only did Reza complete everything on the list and exceed my expectations in terms of quality, communication and cleanliness, but he also identified and resolved several issues with our house that we hadn't previously discussed. Even though he went above and beyond the scope of our agreement, he still honored the original quote without hesitation and completed all of the tasks on time. The best part of working with Reza is how genuine and trustworthy he is. He took a genuine interest in ensuring our house was ready to sell and took ownership of the work because he cares about his customers. I highly recommend Castro Construction. They repaired a sagging, split rafter in my attic this morning. They attached new 2x6 lumber on each side of the slit rafter to fix the problem, jacked the rafter back into place, and added additional bracing to ensure that the area stays secure. The quality of their work is excellent and the price was very fair. They arrived on time and completed the job quickly and left no mess to clean up. I will definitely call on them in the future for other repair jobs.

What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.  

What do construction project managers do?

Construction project managers help in all stages of your construction project, starting from the very first step. Typically paid a percentage of a total project cost, they are part of the design and planning process and help ensure seamless communication between the design parties and the construction team. According to the U.S. Department of Labor, their scope of work includes preparing cost estimates, budgets and work timetables; interpreting and explaining contracts and technical information to other professionals; reporting work progress and budget to clients; collaborating with architects, engineers and other construction pros; selecting subcontractors and scheduling and coordinating their tasks; responding to work delays, emergencies and other problems; and ensuring compliance with legal requirements, building and safety codes, and other regulations.

The work of construction project managers may seem very similar to that of general contractors, but there are some critical differences. One difference is that, unlike most general contractors, project managers are not engaged in the actual construction — they are onsite overseeing the work of subcontractors. Another key difference is that project managers are hired during the design phase, while general contractors are hired after plans have been made. The project manager is generally paid a percentage of the total project cost, while the general contractor is more typically paid according to the bid they gave to build your project.  

How do I find out if a contractor is licensed?

It’s important to know if your project requires work by a licensed professional, as licensing laws can vary by state, locality, and job details. Some states designate a project cost over which you have to hire a licensed contractor. To find qualified licensed contractors, search your state’s licensing board. For example, in California, the Department of Consumer Affairs operates a searchable database through the Contractors State License Board. How much does a project manager charge per hour?

You may choose to hire a construction project manager for your residential or commercial project. For the hands-on homeowner who wants to be involved in home construction but isn’t comfortable hiring subcontractors, a construction project manager can oversee these relationships and supervise labor. Typically, construction project managers charge a fee that is a flat percentage of the total construction project cost. This may range from 10 percent to 15 percent, depending on the company and the services they provide. This means a $30,000 home remodel project would have a construction project management fee of $3,000-$4,500. Hiring a construction project manager generally precludes the markup on subcontractor labor charged by a general contractor. The drawback to this choice is that, unlike a general contractor, the construction project manager won’t be financially responsible for the work of the subcontractors. For larger projects, you may hire a construction project manager who will also hire a general contractor. This provides the benefits of the general contractor along with the management services of the project manager, who will be on board from the beginning. A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule.
