- What should the customer know about your pricing (e.g., discounts, fees)?
Inspections start at $399 for homes up to 1,500 square feet, with $50 added for each additional 500 square feet. Condos and townhomes, pre-listing inspections, and annual 5-point inspections start at $349. You'll know the full price before you book. No hidden fees, and the price doesn't change after we're on site. Two ways to save: Schedule online with code SAVE25 and take $25 off. Veterans get $50 off. We're a veteran owned and operated company, and that one is personal for us. Add-ons can be bundled into the same visit so you aren't paying for a second trip out. Sewer scope $250, pool and spa $100, foundation zip level $75, sprinkler system $35, and thermal imaging $25. Termite and wood-destroying insect inspections are also available. We accept credit card and Apple Pay.
- What is your typical process for working with a new customer?
It starts with a real conversation, not a form. Call or message us and we'll confirm the property details, quote your price, and get you on the schedule. We know option periods are short, so we work to get you in fast, including evenings and weekends when the timeline demands it. On inspection day, your inspector walks the entire property inside and out: roof, attic, crawl space, foundation, structure, electrical, plumbing, HVAC, appliances, and drainage. You're welcome to be there. Most clients join us for the last 30 to 45 minutes so we can show you what we found in person rather than just writing it up. Your report is delivered the same day in almost every case, with detailed photos. Thermal imaging is available as an add-on when it helps show what's behind a surface. Then we call you and walk through the report line by line, so you understand which items are safety concerns, which are negotiating points, and which are routine maintenance. After that we stay available. If you or your agent have a question a week later, call us. There's no cutoff.
- What education and/or training do you have that relates to your work?
Every inspector on our team is licensed by the Texas Real Estate Commission (TREC License #26517) and certified through InterNACHI, the largest professional association for property inspectors. Our inspectors hold the InterNACHI Certified Professional Inspector (CPI) designation, and we're InterNACHI First-Time Home Buyer Friendly certified. TREC licensing is not a weekend course. It requires substantial classroom hours in structure, electrical, plumbing, HVAC, and appliances, a supervised field apprenticeship performing real inspections under a licensed professional, and passing the state exam. Texas has some of the more demanding inspector licensing requirements in the country, and we think that's a good thing. Our team also brings backgrounds in construction, engineering, and military service. We carry continuing education every renewal cycle, because building methods and code expectations in North Texas keep changing. What a 1985 Fort Worth home needs looked at is not what a 2024 Celina new build needs looked at. We're also BBB Accredited with an A rating, and every inspector is background checked.
