He tore out my fireplace and sheet rocked and textured the new wall, he replaced my small porch poles with larger ones and found and repaired a leak on my roof. I would highly recommend Vic Searcy of Searcy Construction to anyone. His bid was very reasonable. He is a crew of 1 but works like 10 men. He does beautiful work and will come back and make it right if you are not happy. I say this because after he was done and paid out we primed the new wall and the seams seemed to pop out after we primed. This was not due to him making a mistake - it really could not be seen with the texture on the wall until the wall was primed. I texted him and told him about what happened and came out the next day to look at it and he repaired it within 2 days. This contractor does not leave you even after you have paid in full - HE WILL MAKE IT RIGHT! I understand the fear you may have about hiring a contractor but with Searcy Contruction your fears are unwarranted. I would hire again. In fact I would not seek any additional bids. He is trustworthy and will do a great job for you.

So very happy!! Excellent job, I would for sure would recommend Liz and her crew, very professional. The pictures I am posting is the Laundry room, plus part of the dining room, the rest of the house was painted the same color only in a satin instead of the builders flat base (it's kind of hard to see in picture). Again, I am very, very happy with the job!

I would highly recommend Orlando for any kind of work you need done. I had extensive water damage in my guest bath, including the sub flooring. Orlando responded the day I called and, after seeing the work that needed to be done, went with me to Home Depot and Lowe’s to get everything we needed. He started the demo work that same day. The finished results are beautiful. He was very professional and answered all of my questions and concerns. Not only will I use him again, but I already had him measure for new flooring in other parts of my house.

About 5 yrs. ago D&D put a metal roof on my house . A super job . This nov. 2015 a storm came thru & took my patio cover off & landed on my roof . The poles went thru the roof & damaged it . D&D roofing replaced the damaged roof & replaced my patio cover . They did super job . You would never know the roof was ever damaged . Thanks D&D for a super job done !!!!!

This was my first remodel, EVER, and you totally exceeded all my expectations. From the moment I hired you, Mr. Stinger, I was at ease and appreciated your input and knowledge from a construction standpoint. This remodel required taking down interior walls, installing plumbing, remodeling bathrooms, putting in new doors, painting and texturing, new flooring and creating a nice fenced in area off my back porch. You were very quick to give me a bid that was within my budget, and more importantly the entire remodel was complete in under 3 months. Hiring you, Mr. Stinger, was absolutely the right decision. Each contractor that you selected to represent Elevation Home Designs, was professional and efficient. They were on time, completed each phase of the job in a timely manner, and more importantly cleaned up daily! I want to thank you, personally, Mr. Stringer, for your idea of creating a custom island in my kitchen. I am so grateful that you suggested taking down an interior wall between the den and kitchen to give me so much more space. I am also happy with the recessed lighting throughout the house. What a difference these lights make! In addition, I want to thank you for taking out all the old bathtubs and replacing them with custom built glass showers and a Jacuzzi tub! I get so many compliments on the tile and back splash as well as the updated vessel sinks. I have had many inquiries on my remodel and do not hesitate to recommend you in my community. Jay Grover is by far the best contract I have worked with in the Fort Hood/Temple area. I have several houses in the area and over the last 10 years have come in contact with many contractors. Jay is personable and truely cares about doing the job right. He has always called immediately if he had any questions or ran into issues. He has been prompt each time I have used him; returning phone calls or texts quickly. I am ofter out of the area and feel very confident he can handle any maintenance issues I have competently.

    I have used Mr. Black for heavy wood frame replacement, whole house painting with removal of old paint, plumbing, tile work in an old house bathroom to include installing soap, shelves, new faucet controls and re-grouting of tile floor and walls. He installed a door, over the tub type perfectly. As for electrical work he replaced all the old receptacles with newer ones with a ground pole. He wired these correctly that the meter showed “circuit wire correctly”. This was done to code. Mr. Black turned my weed filled lot into an admired one with blue grass that has neighbors asking who completed the work. He is very tenacious to solve any proble in carpentry, electrical or plumbing. I recommend him as he has an innate, unparalleled desire to do a perfect job on the assigned task.     Marcus gave us a good price on laminate flooring installation and completed flooring installation on time. He did such a good job we hired him again to replace rotten patio deck boards which required building new framing and replacing deck boards. His workshop is excellent and he always cleaned up work site before leaving.

    What do construction project managers do?

    Construction project managers help in all stages of your construction project, starting from the very first step. Typically paid a percentage of a total project cost, they are part of the design and planning process and help ensure seamless communication between the design parties and the construction team. According to the U.S. Department of Labor, their scope of work includes preparing cost estimates, budgets and work timetables; interpreting and explaining contracts and technical information to other professionals; reporting work progress and budget to clients; collaborating with architects, engineers and other construction pros; selecting subcontractors and scheduling and coordinating their tasks; responding to work delays, emergencies and other problems; and ensuring compliance with legal requirements, building and safety codes, and other regulations.

    The work of construction project managers may seem very similar to that of general contractors, but there are some critical differences. One difference is that, unlike most general contractors, project managers are not engaged in the actual construction — they are onsite overseeing the work of subcontractors. Another key difference is that project managers are hired during the design phase, while general contractors are hired after plans have been made. The project manager is generally paid a percentage of the total project cost, while the general contractor is more typically paid according to the bid they gave to build your project.  

    What is a general contractor?

    When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

    When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.  

    How do I find out if a contractor is licensed?

    It’s important to know if your project requires work by a licensed professional, as licensing laws can vary by state, locality, and job details. You can find general licensing information online at the government websites that handle occupational licensing for a given profession in your state or location. Some states designate a project cost over which you have to hire a licensed contractor. To find qualified licensed contractors, search your state’s licensing board. For example, in California, the Department of Consumer Affairs operates a searchable database through the Contractors State License Board. In some states, contracting licenses are provided at a regional level. You can find links to specific databases on BRB Publications’ Occupational Licensing page. Red flags that a contractor may not be licensed or may be providing an expired or false license number are unreasonably low bids or a request for complete payment upfront.     How do you choose a commercial general contractor?

    A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

    Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.

    How much does a project manager charge per hour?

    You may choose to hire a construction project manager for your residential or commercial project. For the hands-on homeowner who wants to be involved in home construction but isn’t comfortable hiring subcontractors, a construction project manager can oversee these relationships and supervise labor. Typically, construction project managers charge a fee that is a flat percentage of the total construction project cost. This may range from 10 percent to 15 percent, depending on the company and the services they provide. This means a $30,000 home remodel project would have a construction project management fee of $3,000-$4,500. Hiring a construction project manager generally precludes the markup on subcontractor labor charged by a general contractor. The drawback to this choice is that, unlike a general contractor, the construction project manager won’t be financially responsible for the work of the subcontractors. For larger projects, you may hire a construction project manager who will also hire a general contractor. This provides the benefits of the general contractor along with the management services of the project manager, who will be on board from the beginning. The construction project manager will be involved in the design phase and work with the architects and the building crew, facilitating a smoother overall process.
