Curtis had a very quick response time, and was also affordable. He was very in depth with the Home Inspecrion, and Meth, Mold and Radon testing. He sent me a detailed report with a lot of pictures documenting everything he came across in the home. I would reccomend using Curtis (Lava Construction) to anyone and everyone.

Mike did a great job on a new tile floor for the main level of our home. He also added a new fireplace surround and mounted a TV over the fireplace. Every aspect of the job was done well from the demolition to the install to becoming new best friends with our two dogs! We are so pleased with the results and work that we are planing an additional project with them right now to upgrade our outside deck and patio.

We are a General Contractor doing custom homes. DasnCo recently did 3 home plans for us. Dave provided a quality full set of plans that included all the measurements, details, elevations, etc. that we need to successfully build a home. He has a good eye for the design of the building as well as functionality and maximization of the space. Dave was able to provide ideas for reducing costs while still providing the home owner everything they wanted in a home.

When my family first moved into our home 20+ years ago, we did the hard job of tearing down wood panels on the walls in our basement family room, removing dusty window treatments, etc. But we never did anything to make the space truly ours. Natalie helped us figure out how to section off the room so that it is usable for all the many activities we do in that one room. She skillfully guided us through the process of pinpointing our decorating style, making some small remodeling changes, and buying and/or re-purposing furniture. I highly recommend Natalie. She was a joy to work with.

There’s a crack in the basement of a home we’re trying to buy and I was worried it was a structural issue. I posted pictures and Dave was quick to respond and knew right away it wasn’t structural, but was also willing to help if we wanted further inspection. I can definitely trust someone who is willing to share their knowledge rather than going straight to charging me an outrageous fee to come look at it like others did. We have some things we want to update in our house and we will definitely be hiring Dave! I know he’ll be fair and professional.

Kyle and Royal K Construction have been great to work with. His family has done concrete work for generations, so they really know their stuff. They poured our addition foundation and garage and we liked their work so much that we had them do our driveway and back patio(stamped) as well. Kyle and his team are always there bright and early and work very hard. Their prices are fair and they do quality work. They are easy to communicate with and were always patient in answering our many questions. In doing our home remodel they were the only contractor who were always there, on time, when they said they would be there. I would highly recommend Royal K Construction for their quality of work, professionalism, and communication.

How do architects work?

Architects may work for an architecture or engineering firm, they may work for a government organization, they can work for a construction company, or they may be self-employed (freelance). The U.S. Bureau of Labor Statistics explains that architects spend a large amount of their working time in the home or company office: meeting with clients; creating reports and architectural drawings; and working with other architects and engineers. When not in an office, an architect is often at the construction site either as part of the development of plans or to ensure building progress is following the blueprint.

When a client interacts with an architect, it is typically to have them design drawings for the construction of a house or a building. If you are a client who has hired a large architecture firm, there may be a team of people working on your design. But if you are working with a freelance architect or a smaller firm, one person (or a small group) will take your concept and translate it into an architectural blueprint that a builder can use to construct a house. The plans will lay out everything from the depth of the foundation to the materials to use to the type of metal to be used in the reinforcement. Once the plans have been created and handed off to the builder, the architect may remain on the project — depending on budget — and oversee progress.

How do architects charge for their services?

According to the U.S. Department of Labor, the median salary of an architect in 2016 was $76,930. This range included architects with every type of company as well as self-employed architects. Depending on the architect and whether they’re with a firm or independent, they may charge per hour or by the square foot, or they may charge a percentage of the total budget for a construction project. An hourly rate is typically used for smaller projects such as providing consultation, helping clients hone their concept before the design process begins, or drafting documents and plans. If an architect is working on an hourly basis on a larger project, there will usually be an agreed-upon cap on the number of hours they will work. For larger projects, such as new construction or total overhaul remodels, architects may charge a percentage of the total construction costs. The architect will usually set the percentage you will pay after the total cost of construction has been accounted for. Percentages can range within a firm depending on the extent of the services they’re providing. For example, a lower percentage of the total construction costs may include drafting and minimal consultation and guidance along the way, while a higher percentage could include on-site project management services with every detail attended to. Architects may also charge by the square footage of the project. The rate per square foot can vary depending on the individual’s training, the services they are providing, the complexity of the project, and other factors — such as obtaining permits. The national average cost to hire an architect is between $1,690 and $2,500.
