Pop Design U. says, "I am so grateful I found MJ Drafting! I am an Interior Designer and was working on a home remodel and met some challenges that went beyond my expertise. I was told Mark would be the person who could help me find solutions. Once I teamed up with Mark, we were able to give our client both solid construction and creative design---all in one. With him I was able to offer my clients a more complete package. My client was pleased with the result. Mark was also the answer to my floor plan design questions with his well-rounded knowledge--what was possible and what wasn't feasible. With a degree in both Construction Management and Drafting Technologies you have a one-stop-shop with Mark. He knows everything from construction to code requirements that are incredibly valuable in any project. I never had to wonder if my design was structurally sound or met code requirements because he knew the answers. He is the most helpful resource for me to create a sound, functional, and beautiful product. I appreciate his expertise and collaboration. It has made my work much more efficient, reliable and valuable. It is an added bonus that Mark is so easy to work with. Mark has a calm nature combined with a keen attention to detail. His drawings are detailed and professional and he is well connected with engineers so he can refer you to engineers he works with and saves you time looking around. I am very grateful I was introduced to Mark and it has changed the way I do my work now. With his skills I can get more done and do it right the first time. If you are considering a project of any kind, start FIRST with Mark. His involvement from the beginning will save you stress, time and money. I will be utilizing him with my following projects because he made it so much easier and the end products even more reliable and pleasing."See more

Paula O. says, "From the first meeting where Cody and his partner gave me quotes and ideas on my home make-over. The make-over included removing a wood burning fireplace insert and replacing with an electric one. This also included rebuilding the framework for the insert. This included removing the medal chimney that went through the roof of the house. They repaired the roof. They also brought electrical wiring inside the fireplace so a big screen TV could be added at a later date. They installed a new garbage disposal and dishwasher ( where none was ever installed in the kitchen). They removed the old water heater and replaced with a new one. They installed a new water softener. They did a complete make-over of the master bathroom, which included removing the front entry door, the master bedroom door and the door entering the master bath ( in order to get in a large walkin bath tub ). There was many hours they spent under the house rewiring and re-plumbing to accomplish this work. They installed the new tub which took many hours. They replaced the toilet, removed an old bath vanity and sink and replaced with new vanity top, sink and faucet. They replaced and repaired the door frames. They brought my internet cable wires under the house from the back to the front. And finally...they removed and rebuilt me a porch that is 8 ft. by 26 feet. they finished it with firm wood railing. They kept me appraised of all the items I wanted from lowe's and home depot ( water heater, water softener, dishwasher, disposal, fireplace insert, and master bath items, they purchased them and installed them and gave me all receipts. I paid them weekly for things they had done. I am very happy with the quality and cost of work they did for me. Paula Oliver"See more

Q & A

Answers to commonly asked questions from the experts on Thumbtack.

How do architects work?

Architects may work for an architecture or engineering firm, they may work for a government organization, they can work for a construction company, or they may be self-employed (freelance). The U.S. Bureau of Labor Statistics explains that architects spend a large amount of their working time in the home or company office: meeting with clients; creating reports and architectural drawings; and working with other architects and engineers. When not in an office, an architect is often at the construction site either as part of the development of plans or to ensure building progress is following the blueprint.

When a client interacts with an architect, it is typically to have them design drawings for the construction of a house or a building. If you are a client who has hired a large architecture firm, there may be a team of people working on your design. But if you are working with a freelance architect or a smaller firm, one person (or a small group) will take your concept and translate it into an architectural blueprint that a builder can use to construct a house. The plans will lay out everything from the depth of the foundation to the materials to use to the type of metal to be used in the reinforcement. Once the plans have been created and handed off to the builder, the architect may remain on the project — depending on budget — and oversee progress.

How do architects charge for their services?

According to the U.S. Department of Labor, the median salary of an architect in 2016 was $76,930. This range included architects with every type of company as well as self-employed architects. Depending on the architect and whether they’re with a firm or independent, they may charge per hour or by the square foot, or they may charge a percentage of the total budget for a construction project. An hourly rate is typically used for smaller projects such as providing consultation, helping clients hone their concept before the design process begins, or drafting documents and plans. If an architect is working on an hourly basis on a larger project, there will usually be an agreed-upon cap on the number of hours they will work. For larger projects, such as new construction or total overhaul remodels, architects may charge a percentage of the total construction costs. The architect will usually set the percentage you will pay after the total cost of construction has been accounted for. Percentages can range within a firm depending on the extent of the services they’re providing. For example, a lower percentage of the total construction costs may include drafting and minimal consultation and guidance along the way, while a higher percentage could include on-site project management services with every detail attended to. Architects may also charge by the square footage of the project. The rate per square foot can vary depending on the individual’s training, the services they are providing, the complexity of the project, and other factors — such as obtaining permits. The national average cost to hire an architect is between $1,690 and $2,500.

What do house plans consist of?

In a house plan, you can expect to see an overview of the construction site, floor plans, roof plans, foundation plans, electrical plans, exterior elevation and more. Always ask your architect what they plan to include in your house plan.
