We were so pleased that we chose Andrew to perform our home inspection. He was thorough, and took the time to explain the problems he found. He used new thermal technology over our entire house to look for hot and cold spots. "This is the third time I have had North American Construction work on my home. The first was when I had my roof replaced, the second when I had my bath enlarged, and modernized. It wasn't with simulated tile,or tile with all of it grout problems, but with a marble product that looks like I was in the Waldorf Astoria. The last was my antiquated kitchen. The foreman Angel, was instead, transformed a drab, outdated kitchen into a show place that my wife can't stop singing the praises about!!! And they were several thousands of dollars less than the fu-fu places, that had done my neighbors kitchen. I would recommend them to my best friend without reservations, and I cant wait till i have enough to get my windows later this fall."

Good communication and they showed up right on time. But the guys that showed up were like 18 years old - a far cry from the "our techs have 20 years experience..." I was told. They had also never hung pictures or art before, which was also disappointing because I was told we'd have experienced workers. They got the job done with some guidance, but took a few hours longer than expected (which we paid for). It worked out in the end, but I don't think I'd use them again...at least not to hang/install art or framed pictures.

I would highly recommend Steve to complete you concrete job. He is knowledgeable, reliable and very meticulous with what he does. We were on a tight schedule to complete a driveway and sidewalk before the city started construction on our road. He contacted us immediately and had the job done that very week. Sam did an awesome job. He was very quick (3 weeks from first bid to project completion). Best thing was his communication was excellent. It's hard to get someone who communicates well and often and Sam was great. The only knock I'd have is that there were some spots where cleanup wasn't the best (spilled concrete on the lawn in a few places). Overall a great experience and I'd recommend him to anyone. I'd use him again for sure.

Jerry Puente installed a large bracket which pulls out from the wall and tilts for a 65 inch TV in my basement. It was his first bracket of this type he hung and did it carefully and professionally. It took 2.75 hours as he also hung my electrical strip and made sure the components and cable were working. He was on time and states he has other contractor / maintenance skills to offer which I plan to take advantage. His appearance was tidy and truck clean.

I have worked with Kore Investments on several home improvement projects. In this case they replaced 2 old doors with new ones. We live in an older home without standard door sizes. They did a professional job in manually cutting and fitting the doors. They look like they were custom made for our 1941 home. They were quick and efficient from quote to invoice. I would highly recommend Kore Investments to anyone looking to do a home improvement or maintenance project. They've done everything from updating electrical, replacing windows with doors, installing a water heater, and now replacing 2 exterior doors. The knowledge and expertise of Matt LeMelle and his team is extensive. There is no home project I wouldn't consult and hire them for.

Aaron did a fab job on a recent remodel of my parent's home in preparation for selling it. He was very responsive to my questions and schedule, was always on time, and gave us great suggestions on what would work and what would not. I felt he was open and honest and well aware of our budget (he didn't try to gouge us like many builders would do). The repairs were all very well-priced and we appreciated getting a fully detailed bid before work began. We had two bathrooms remodeled and another totally torn down and replaced. He also repaired plumbing and electrical issues throughout the house and painted every room on the main floor (including removing layers of wallpaper!) The house looked wonderful and the second person through the door made a full-price offer! Could not have been happier!

Commodore was awesome - he was really thorough, spent hours making sure he had seen and documented all the potential issues, and wrote a great report. Even more importantly, he was personable, invited questions, and was super pleasant to work with. I was worried about the home inspection process as a woman without much knowledge about construction, but Commodore really good at explaining things on a simple level without being condescending and I love that he pointed out all kinds of cool history in the old house. WOW!! These guys are top notch. I'm in the construction business and hire subs in six different states. I would love to have these guys on all my projects. We felt lucky to have found and hired KNM Construction to do our job. Sione (John) and Fred were professional from beginning to end. They displayed a work ethic that anyone would appreciate. We felt the original bid presented to us was more than fair for the amount of work that needed to be done so we paid them more because we were so happy with the outcome! They went beyond our expectations for the amount of time spent working as diligently as they did. Every small request we had was met. Work involved removing four tree stumps and all the roots for these trees needed to be dug up and hauled away. The ground needed to be leveled so several truck loads of dirt were hauled to others nearby as fill dirt. Three boulders were moved and set as we requested. They were EXCELLENT and we would hire them again. We also know they build homes so their talents go beyond the small excavation project we had.

What do construction project managers do?

Construction project managers help in all stages of your construction project, starting from the very first step. Typically paid a percentage of a total project cost, they are part of the design and planning process and help ensure seamless communication between the design parties and the construction team. According to the U.S. Department of Labor, their scope of work includes preparing cost estimates, budgets and work timetables; interpreting and explaining contracts and technical information to other professionals; reporting work progress and budget to clients; collaborating with architects, engineers and other construction pros; selecting subcontractors and scheduling and coordinating their tasks; responding to work delays, emergencies and other problems; and ensuring compliance with legal requirements, building and safety codes, and other regulations.

The work of construction project managers may seem very similar to that of general contractors, but there are some critical differences. One difference is that, unlike most general contractors, project managers are not engaged in the actual construction — they are onsite overseeing the work of subcontractors. Another key difference is that project managers are hired during the design phase, while general contractors are hired after plans have been made. The project manager is generally paid a percentage of the total project cost, while the general contractor is more typically paid according to the bid they gave to build your project.  

What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.  

How do I find out if a contractor is licensed?

It’s important to know if your project requires work by a licensed professional, as licensing laws can vary by state, locality, and job details. You can find general licensing information online at the government websites that handle occupational licensing for a given profession in your state or location. Some states designate a project cost over which you have to hire a licensed contractor. To find qualified licensed contractors, search your state’s licensing board. For example, in California, the Department of Consumer Affairs operates a searchable database through the Contractors State License Board. How do you choose a commercial general contractor?

A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.

How much does a project manager charge per hour?

You may choose to hire a construction project manager for your residential or commercial project. For the hands-on homeowner who wants to be involved in home construction but isn’t comfortable hiring subcontractors, a construction project manager can oversee these relationships and supervise labor. Typically, construction project managers charge a fee that is a flat percentage of the total construction project cost. This may range from 10 percent to 15 percent, depending on the company and the services they provide. This means a $30,000 home remodel project would have a construction project management fee of $3,000-$4,500. Hiring a construction project manager generally precludes the markup on subcontractor labor charged by a general contractor. The drawback to this choice is that, unlike a general contractor, the construction project manager won’t be financially responsible for the work of the subcontractors. For larger projects, you may hire a construction project manager who will also hire a general contractor. This provides the benefits of the general contractor along with the management services of the project manager, who will be on board from the beginning. The construction project manager will be involved in the design phase and work with the architects and the building crew, facilitating a smoother overall process.
