Cleaver Construction constructed a handrail for my front steps at the request of my insurance company. I did not think a handrail would look good at all because I own a historic victorian home, but I was pleasantly surprised with the finished product. David constructed the handrail out of wood and installed it the next day. The handrail is sturdy and visually appealing. I would hire him again.

Bordeaux Construction Services did an outstanding job on a water damage repair job for my currently leased home. I believe the price was just right especially for the quick response from Lee. The home had first floor drywall damage caused by a plumbing leak in the 2nd floor master bath. Lee contacted me within 30 minutes of my quote request on Thumtak.com and asked to take a look at the water damage to the property two days later, on a Saturday, in order to provide a quote for the repair. After confirming with the tenant, we solidified the time. I was so happy with the expedited response and his response to me in general on the website that I then explained the problem to the best of my knowledge. I wanted a single general contractor to take care of my problem! It is such a pain dealing with multiple contractors for a repair job. I asked if Lee would could find the leak, repair it and the damaged drywall. He told me he would definitely do his best to fix the problem but he really needed to look at it first. I authorized him to do what he could. When Lee showed up at the property on Saturday, he did just that. He removed the damaged drywall, inspected the master bath plumbing, troubleshot by testing the bathtub plumbing and found the leak. He repaired the plumbing on the spot. He explained to the tenant they needed to allow time for the water in the ceiling to dry and for the repair to cure. On Monday, he called the tenant and asked them to test the repair. All went well and he scheduled the drywall repair two days later. The ceiling is dry wall with knock-down plaster which can be extremely hard to match in the middle of the ceiling. The tenant was extremely happy with the workmanship. I couldn't be more happy with his efforts as a property owner who is currently deployed overseas. He turned a truly stressfull situation for myself and the tenant family into a total success. Thank you Lee!

After receiving many visits from contractors with no estimates and hiring two unreliable contractors before him, Randy came in and completed a job that would normally take two men. We are completely ecstatic with the work he did! He was very reliable and finished the job fast. He fixed our door frame, baseboard and 1/4 trim, knock down textured wall, and paint with very impressive attention to detail at a reasonable price. We could have same some money and time if we had found him sooner. Definitely a number to keep for future jobs!

We hired Greg to install a new window where the was a solid wall. I was concerned the wall was bearing and the job would be too complex. Greg and his crew came on a Saturday, and within just a few hours had completed the installation, remounted the external siding, installed support framing, and fixed the internal drywall. What really surprised me was that Greg even installed the trip/window sill to the window. Nice touch! I liked the work he did and would recommend again.

We hired BRC to renovate our back deck and re-frame the back door. Don assisted us in ordering a nice composite board and all the other accessories needed to complete the project. The contractors were very prompt and professional. The whole process included planning, tear-down, construction and haul away and it only took about a day and a half! We are extremely pleased with the quality of work, fair price and the professionals who finished our new deck!

I can't say enough about the professionalism, integrity, and work ethic of Jay and his crew. They are great carpenters that can tackle just about any household construction or repair task. They did a number of jobs for us and the results were excellent. They are very reasonably priced and at a time when contractors can be unreliable and may not even show up, J is a man of his word and his reliability is unquestionable. We liked their work so much that we're planning to have them metal-clad the trim on our house as well. Will recommend them to anyone looking for great carpenters or handyman for any jobs around the house.

We purchased a new home and needed a full interior paint, as well as some shiplap/moulding installed. First of all, Rick is super easy going and a joy to work with. Always professional, always on time, and very flexible with our changes and additions we made to the project along the way, Rick accommodated our every request. He explained the how's and why's of each step of the project, and helped us make some decisions on some tricky spots. Even though we threw him some curveballs, he never once complained or griped about anything...he is so easy to work with...we cannot say the same for many contractors we have worked with in the past! The quality of work he produces is also top notch. We will hire Rick again in the future, and definitely recommend him to others!!!

I interviewed and received quotes from at least 10 different contractors. it was a nightmare!! Doug is a breath of fresh air in the contractor madness. He is VERY responsive and gets the job done quick and effective. First off his original quote was incredibly reasonable. Then when we found mold and several other obstacles along the way. again his prices was reasonable and the job was done quickly. He was sensitive to our household needs and i could always count on his responsiveness to my calls or text messages. And of course his work speaks for itself. we could not be happier with the jobs he performed and will definitely be using him in the future with all of our household needs. Do yourself a favor and hire Doug. I have done the research for you, there really isn't a better or more fair contractor on the peninsula.

I ran into an issue with my home with severe water damage to my roof and an exterior wall that my insurance and warranty company would not cover. I decided to take matters into my own hands and start looking for contractors so I tried out thumbtack. The first few contractors were not suitable to do the job, but that is when I got a notification from Sharon Holcomb at Ezri Builders. She stated that she would love to get in contact with me and left me her number in the message so I decided why not and gave her a call on a Saturday. She instantly answered my phone call 5 minutes later, as I accidently caught her wrapping Christmas gifts, but she stopped what she was doing and seeming overly concerned for my situation and said she would call me 7am Monday morning to set up a time to come out and see what she could do for me. Sure enough, 7am my phone wrang and was out at my house an hour later. Sharon showed up with a full crew and within 5 minutes was able to assess what was going on, prove that I actually had a roof leak and what was needed to be done to get me good to go. I want to say that I have had 3 contractors come out prior to her, and indicate that I did not have a roof leak, but her crew was able to find the exact problems with my roof and where the water was coming in causing all of the rot and water damage. Her price was remarkably lower than I ever expected and stated she could start right at that moment to get me dried in by the end of the day before the rain moved in. I signed the contract on the spot. I had half of my roof redone, as well as structural work on an exterior wall, new gutters installed, and dry wall work done all within 4 days including 2 days of rain within the 4 day period. The customer service that she offered was absolutely remarkable answering my phone calls immediately and always being on the job ensuring that everyone was being done the right way. Her crew was extremely professional and worked with diligence and the quality of work was beyond anything I could ever have asked for. If you are looking for any remodeling/framing/construction work I recommend you contact Sharon Holcomb at Ezri Builders down right. She will take care of you no matter how big the scope of work is.

My experience working with Kingdom First Contractor Services was a good one. The owner was very respectful and responsive. He arrived on time and conducted the job (installing a shower door) in a timely manner. I also utilized his services for a a home inspection. GBT Construction Mr. Mark Allen is the owner of this company. The wife and I decided to expand our deck. I called and asked Mark to come for a estimate of the project. He arrived when he said he would on time and looked the situation over. Much to my surprise after inspection of the old smaller deck he noticed that it was unsafe and should be reinforced for safety (and Code compliance),for expansion because it was shaky. I was pleased with his knowledge and appreciated him bringing this to my attention. My wife and I accepted his advice to demolish down to the frame and awarded him the job. He and a helper arrived on time to start the deconstruction of my old deck and the project was under way. His worker, Tim did an excellent job of bringing the deck down to the frame which he had said was reusable. The following day A carpenter, Ken showed up and started the construction. When they returned the they continued and finished the deck. I am glad We hired Mark for the job. Ken and Tim worked steady to repair and extended our new deck to our satisfaction. I complement thrse two. It looks great, very sturdy and a nice addition to our home. I must say Mark's price was very reasonable, his coordinating coordinating with me both on yhe phone and in person, dropping by now and again to spend time with his men was admirable. That shows me a good repore with his employes and also cares for the progress of his commitment to his customers. We thank all involved for such a great job and I highly recommend Mark's company to all, and I will call him when I need a contractor in the future. Thanks Mark, Ken and Tim.

Having gone through a guest bathroom remodel with an independent contractor a few years ago, I dreaded facing the same agony again with my master bath. I needn't have worried. The RAS Remodeling team made this project virtually painless! They came when they said they would, finished on time, and I could have easily stayed within the original materials budget if I hadn't decided to really splurge on a few things. They took it all in stride. They gutted the entire bathroom and reinstalled all tile, cabinets and fixtures, giving me the classy, updated bathroom of my dreams quickly and with a minimum of disruption. I actually felt pampered throughout the whole process the RAS Remodeling team did everything, from arranging for and picking up the permits to picking up the materials I bought or ordered. Richard and Brian were expert workmen, and really cared that everything was done perfectly and that I was happy. Each day before they left, they cleaned up the workspace, and I was amazed at the lack of dust or dirt resulting from the work. From the beginning, Richard explained everything clearly so I knew exactly what I needed and where to go to select things. I loved that he had a huge number of photos from other projects to help me form an idea of what I wanted. Most important, he explained exactly how much everything would cost, promising no surprises at the end. I found this to be true when I asked for a couple of extras, such as painting the window frames. I expected to pay extra, but it was included - a welcome rarity in a world of add-ons! During the remodel, Richard was constantly checking to make sure I was happy with the progress, offering answers to my questions and concerns. Any call or text was quickly responded to, any concerns addressed immediately. At first I thought the items such as fixtures at the requested vendors were higher-priced, but when I compared them through Internet search, they really weren't any different from other "discount" places for the same materials. Plus, the materials were high-end and worth a little extra. I did find lower prices on some things like towel bars elsewhere, but whatever I bought, the team picked up. The cabinet designer was excellent, helping me find the right cabinets within my budget. I appreciated the sketches and drawings she provided, helping me envision my results. Would I use RAS Remodeling again? You bet! In fact, I am looking at my kitchen...

What do construction project managers do?

Construction project managers help in all stages of your construction project, starting from the very first step. Typically paid a percentage of a total project cost, they are part of the design and planning process and help ensure seamless communication between the design parties and the construction team. What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. How do I find out if a contractor is licensed?

It’s important to know if your project requires work by a licensed professional, as licensing laws can vary by state, locality, and job details. You can find general licensing information online at the government websites that handle occupational licensing for a given profession in your state or location. Some states designate a project cost over which you have to hire a licensed contractor. To find qualified licensed contractors, search your state’s licensing board. For example, in California, the Department of Consumer Affairs operates a searchable database through the Contractors State License Board. How do you choose a commercial general contractor?

A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone. How much does a project manager charge per hour?

You may choose to hire a construction project manager for your residential or commercial project. For the hands-on homeowner who wants to be involved in home construction but isn’t comfortable hiring subcontractors, a construction project manager can oversee these relationships and supervise labor. Typically, construction project managers charge a fee that is a flat percentage of the total construction project cost. This may range from 10 percent to 15 percent, depending on the company and the services they provide. This means a $30,000 home remodel project would have a construction project management fee of $3,000-$4,500. Hiring a construction project manager generally precludes the markup on subcontractor labor charged by a general contractor. The drawback to this choice is that, unlike a general contractor, the construction project manager won’t be financially responsible for the work of the subcontractors. For larger projects, you may hire a construction project manager who will also hire a general contractor.
