While the written report was very "comprehensive", the inspector MISSED several key components that any qualified inspector should have caught. Now it will cost me additional money to repair. These items could have and should have been noted at the time of inspection so we could have negotiated with the seller to fix them. These items included: Washing machine was making loud banging noise during inspection and he said it was because it was being run empty. Nope. Bearings shot. Will now need a new washer. All 3-way and 4-way light switches are not working. Now need to hire an electrician to wire correctly. This was missed altogether. No light in microwave oven. This was missed as well. Need to hire service tech to replace as bulb is inaccessible and requires taking apart the microwave. Door bell not working. Needs to be replaced. None of the smoke detectors were tested. They are not working. Now all these need to be replaced as well. In addition, the inspector would not allow us to accompany him on the inspection, which I thought was strange. That should have been a red flag right there as it now calls into question that he properly checked everything he reported that he did. He only presented his findings to us in a written report the day after. Don't be fooled by a fancy report. It does not make up for a shoddy inspection. Who knows how many other things we'll find that he also missed. A poor home inspection by this company will now cost me at least $1000 in repairs to fix what the home inspection should have found to begin with.

Dear Miss. John, I'm sorry to hear about the missed items during your home inspection. That was truly not the intention. I appreciate your feedback and would love the opportunity to speak with you concerning your experience to hopefully make this right. We encourage all of our clients to accompany us during the home inspection process. It makes the home buying process more educational for the buyers and the report generating process more efficient and tailored more towards the clients and their families safety. I look forward to speaking with you in the near future to see what we can do to make this right. Sincerely, Troy@RoyaltyHomeInspection@gmail.com
