AtCoastal Realty has completely exceeded my expectations! At first I was hesitant about hiring a property manager. Once I committed with them, I was assured I would be in good hands. Since, I have had nothing but an extremely pleasant experience. They consistently send me updates on the tenant, the condition of my property, as well as pictures of my property. I couldn’t ask for a better team to manage my property. I highly recommend AtCoastal Realty to anyone looking for property management.

As first time homebuyers, Van was able to answer all our questions and explain the process of submitting a bid, negotiating with the sellers, and answer all of our questions about the contract legalese. He found us a house in our preferred neighborhood before it hit the market - and only a week after we started looking! Van is honest and trustworthy - we felt so much better making a huge decision with someone like him on our side. Plus, his timely market valuations gave us confidence to go forward with a price that reflected the market and the neighborhood. He worked within our schedule and helped us execute a very quick turnaround in terms of submitting a bid after we saw the property, and responding to the other agent. Van understands the market and was able to advise how to navigate an aggressive buying environment. We definitely recommend him!

The biggest complaints I hear when interviewing with new Owners is lack of communication and property managers who don't keep track of the property condition. We take great care in communication with our clients and tenants and offer every means possible for them to communicate with us. We do inspections of the property every 90 days and very proactive in getting repairs done in a timely manner.

I do all work needed, including any office-type work, driving, data entry, Internet related, property management, billing, and accounts receivable.

I am a full-service property manager that can assist you with everything from preparing the property for rent to processing prospective tenant and managing the home. I am committed to helping you devise a plan for your rental property that minimizes the vacancy and maximizes the rent. I have been managing homes for others for approximately 5 years and in that time-frame my involvement in NARPM, National Association for Residential Property Managers sets me apart from other property managers in the area. NARPM provides an environment which enables me to continue my education in property management and network/learn from some of the most successful Property Managers in the world. The education enables me to keep abreast of the latest technology as well as market trends. I genuinely enjoy helping owners who don't have time or decide not to manage their property. I understand the pressure and challenges of owning investment property and I do everything possible to eliminate and/or reduce the stress for the owner. My goal is to provide you with peace of mind and to develop a lasting professional relationship. Note: I am an Independent Contractor of Keffer Realty. Property management isn't rocket science but it does take a special type of person to be successful in this industry. What I enjoy the most about my career is the fact that I get to help people with one of the most important decisions in their life- finding a home. Whether it is renting or buying, everyone needs a place to live. Property management and real estate sales provide the solution to the problem.

Personalized service designed to achieve satisfactory results for the property owner and tenant.

I am in the business of selling homes and helping people who want to buy a home. I also am a property manager with Remax Alliance, so if you need to rent your home, I can find a tenant and manage the house. If you are upside down on your home, I can help before you go into foreclosure; however, the sooner you act, the better chance you have to get approved. I have been a realtor for 22 years. My only job is to make you happy! Real Estate is my specialty.

Whether you own a large apartment complex with multiple units, a condo or a single family home that you are interested in renting out, having a property manager is in your best interest. We manage property in Virginia Beach, Chesapeake, Norfolk, Portsmouth, Hampton, Newport News, and Suffolk.

We believe that a home is not a home because of its room dimensions or the color of the walls. It is about how you feel when you walk through the front door. And the way you can instantly envision your life unfolding there. We believe this is about more than real estate. It is about your life and your dreams. We take a different approach to real estate, one that is built on personal touches, win-win deals and positive results.

We are property management professionals specializing in residential properties and community associations. Thank you for your interest. Please do not hesitate to contact us for more details.

Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What does a property management company do?

Property management companies manage the rental of residential homes, apartments, condos, commercial spaces and retail spaces. Property managers can oversee just a single unit or many properties, whether those sites are inhabited full-time or are vacation rentals. A property management company helps a property owner or landlord find tenants; collects rent; takes care of accounting, property maintenance and repairs; handles on-site management; and manages vacation rental check-in and checkout tasks. Although many property owners or landlords successfully manage their own rental real estate, a property management company can help you handle tenant issues and maintenance problems, especially if you are not located in the same city or state. Most property management companies deal with tenants directly, and their tasks include:

  • Marketing the rental property
  • Collecting rent
  • Handling repair problems
  • Responding to tenant complaints
  • Evicting tenants

A property management company may be a good choice for property owners who have several investment properties, live far away from the rental property, or don’t have time for hands-on management.

Why is property management important?

A property management company can be a landlord’s greatest asset. As a neutral third party, the property manager handles the day-to-day operations of a real estate investment, from a single vacation home to a large apartment building or several rental properties. A property management company can be especially helpful to landlords who own several units and can’t manage each of them individually, or those who live too far from their investment properties to meet with renters and oversee maintenance. Property management is particularly important if your rentals are part of an affordable housing program. To receive financial assistance from the government, the landlord must comply with a complicated set of rules; property management companies should have both experience and expertise in complying with the rules specific to each housing program.

Do property managers need to be licensed?

The licensing requirements for property managers vary from state to state, but many states require property managers to have a real estate broker’s license and in some cases be a legal resident of a state. Property management may not be specified in a state real estate statute, but according to the Institute of Real Estate Management their activities may include advertising the availability of a rental property, discussing a property management agreement with an owner, negotiating leases, showing a rental property and collecting rents.
