Cleaver Construction constructed a handrail for my front steps at the request of my insurance company. I did not think a handrail would look good at all because I own a historic victorian home, but I was pleasantly surprised with the finished product. David constructed the handrail out of wood and installed it the next day. The handrail is sturdy and visually appealing. I would hire him again.

I was totally happy with the work they provided me. I removed an old swimming pool and needed the yard restored after the demolition was done. It was quite a mess and I needed a company experienced in grading and shaping land. after I called, the company representative came out and discussed my needs. He provided an estimate in writing. They arrived when they said they would, worked very hard and cleaned up when they finished. They were courteous and very knowledgeable. The quality of the work exceeded my expectations. I will have them back for other projects.

Keith did a great job on our fence and all the gates. We could not have asked for a better more honest down to earth contractor, who actually knows what he is doing, and takes pride in the job. His assistant "Skeeter" went above and beyond the job, by cleaning up and raking out other contractors messes while he wasn't busy. This is a team well worth hiring for your next job, I will definitely use Foster Construction again, and recommend them to all my friends.

Highly satisfied with Michael's work installing the new gate in our fence. He was professional and punctual; great communication (very timely email messages which does not always happen with contractors) and "no job too small" attitude. Would highly recommend his services.

Bordeaux Construction Services did an outstanding job on a water damage repair job for my currently leased home. I believe the price was just right especially for the quick response from Lee. The home had first floor drywall damage caused by a plumbing leak in the 2nd floor master bath. Lee contacted me within 30 minutes of my quote request on Thumtak.com and asked to take a look at the water damage to the property two days later, on a Saturday, in order to provide a quote for the repair. After confirming with the tenant, we solidified the time. I was so happy with the expedited response and his response to me in general on the website that I then explained the problem to the best of my knowledge. I wanted a single general contractor to take care of my problem! It is such a pain dealing with multiple contractors for a repair job. I asked if Lee would could find the leak, repair it and the damaged drywall. He told me he would definitely do his best to fix the problem but he really needed to look at it first. I authorized him to do what he could. When Lee showed up at the property on Saturday, he did just that. He removed the damaged drywall, inspected the master bath plumbing, troubleshot by testing the bathtub plumbing and found the leak. He repaired the plumbing on the spot. He explained to the tenant they needed to allow time for the water in the ceiling to dry and for the repair to cure. On Monday, he called the tenant and asked them to test the repair. All went well and he scheduled the drywall repair two days later. The ceiling is dry wall with knock-down plaster which can be extremely hard to match in the middle of the ceiling. The tenant was extremely happy with the workmanship. I couldn't be more happy with his efforts as a property owner who is currently deployed overseas. He turned a truly stressfull situation for myself and the tenant family into a total success. Thank you Lee!

Despite the recent cold weather and associated problems, Bill maintained communication, was flexible, stayed late to complete the job, and was very reasonably priced in comparison to other contractors bidding for the job. Quality of work was great as well.

Came very quickly after I said I was interested in getting a quote, and then was able to do all the work after I agreed to price the very next day. Several projects were taken care of -- tile and grout work on kitchen floor and walls, front stairs/porch that was falling apart from broken tile that several other contractors were not able to repair, deck repair from warped boards, and finally pressure washing.

I called Don with a 4 day turn around for completion of a flooring job for the entire condo. He and his team showed up and completed the job on schedule. He delivers. His crew was professional, tidy and left the job site cleaner than when they got there. I will use his services again with three more remodel projects when the time is right, and I highly recommend him and his team for their high standards and customer service. Frank C Reffel

We hired BRC to renovate our back deck and re-frame the back door. Don assisted us in ordering a nice composite board and all the other accessories needed to complete the project. The contractors were very prompt and professional. The whole process included planning, tear-down, construction and haul away and it only took about a day and a half! We are extremely pleased with the quality of work, fair price and the professionals who finished our new deck!

Doug Roundy is an incredibly hardworking and nice guy who takes pride in his work and does a great job. My husband and I hired Roundy's after a cheaper find on OfferUp wend bad. Doug came in and got the job done quickly. We have had contractors come in and work shirtless, smoking and cursing but Doug did none of those things. Can't thank him enough for working efficiently while maintaining a high level of professionalism and craftsmanship.

Wasn't able to actually use Sunshines services after all (service was for mother who'd contacted someone else prior to my contacting Thumbtack). BUT... Sunshines quick response and positivity shone through so much that I would still give her an A plus on anything that would be asked of me concerning my short dealings with her. I will definitely use Sunshine Contractor if any need arises.

I was in need of a few handyman projects around the house so I called Cindee's home improvement. They showed up on time and were very friendly. Their estimate came in well below other contractors' prices and they finished my projects on time and on budget. I would highly recommend Cindee's Home Improvement and Repair. I will be calling them for my next project. Thanks, Jason F.

Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.

What do general contractors charge?

If you’re doing a home remodel, building a new home or embarking on a commercial building project, you’ll hire a general contractor. A general contractor is a professional who is qualified to oversee and execute construction projects. Each construction project is unique; even two duplicate homes built on lots next door to each other could have different construction costs due to factors like different excavation costs when building the foundation. Since each project is unique, many general contractors make bids on potential construction projects. These bids can then break down to a per square foot cost that encompasses the labor of all the workers needed for the job, materials, the scope of work, and any equipment needed. Materials and finishes make a major difference in your cost per square foot. For example, choosing standard kitchen tiles at $3 per square foot will result in a lower total project cost than imported marble tiles that cost $63 per square foot. Where you live will also affect how much general contractors charge, as labor and the cost to do business can cost less in many regions than in high-cost areas like New York or San Francisco. Here are some examples of average costs general contractors typically charge in various regions:

  • Home addition in San Francisco: $250-$270 per square foot.
  • New home construction in Knoxville, Tennessee: $100-$200 per square foot.
  • Kitchen remodel in Tennessee: $40-$80 per square foot, depending on finishes.
  • Bathroom remodel in Vancouver, Washington: $110-$170 per square foot.

Be sure to check out our smart hiring practices when it comes to finding a general contractor.

How do you choose a commercial general contractor?

A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.
