My wife and I are very happy with the the very large deck job that Steve just completed. He finished the job in a timely fashion and always left the work site neat during construction. His carpentry ability is in a word is "superb!" Our job had some unanticipated intricacies that Steve took in stride and worked out a solution. We ended up with a beautiful deck that I am sure that we will enjoy for years to come. We found that Steve is also fair and a man of his word. We highly recommend anyone hiring him.

I chose them because of the reviews and amount of business he’s actually done. I scheduled an appointment only to found out he actually worked on other houses in my new construction community. He came on Tuesday with one other worker and they completed the job within 4 days which was amazing Considering the work to be done. I gave him some ideas on what I was looking for and they did exactly what I asked for. I love my yard and appreciate The quick work and attention to detail. I had to work all week so it was nice to come home and see the significant progress each day. If you want quality work for a fair price look no further!

Leno and his associate did a great job on our interior painting project. We have high ceilings, which they handled with ease. Quality and timely work. We also had them spray paint our doors, as well as paint our trim and window sills (which required removing and re-installing all blinds - Leno was happy to do). He even came back at a later date to touch up a couple spots. All for a fair price. Will likely be using again and would definitely recommend them.

Evergreen Construction did an excellent job removing electrical wiring and pvc pipe left on my house following a spa removal. They answered my request very quickly and scheduled the work done within two days. Dylan was very professional and performed the work very speedily. He did an excellent job. He caulked all holes left on the side of the house, removed the pvc pipe, wiring and breaker. He cleaned up all debris from the demolition and was very careful not to disturb my internet connection wire on the side of the house which was right next to the pvc pipe. Dylan also replaced the circuit to my outdoor outlet at not extra charge when I told him it was not working. That was awesome. I would highly recommend Evergreen Construction and will call them again when I need electrical work done. I will also refer them to friends and family.

When you buy a new house, the last thing you want to deal with is an insurance claim. Well, that's what happened to us. One week into our new house, we had a restroom upstairs leak and cause damage in the adjacent room as well as our den downstairs. While dealing with this panic, the first thing we did was to engage our Insurance provider to open up a claim. The insurance company did a great job of getting the process started but providing vision into "how fast I can get rid of this problem and restore your life" is where the dots disconnected. My insurance company certainly provided a "list" of contractors I could work with but before I called any of them, I looked them up online. As expected, each one of them either had 2 or 3 stars out of 5 with several recent negative reviews. At this point, I knew that I had to handle this on my own. Thumbtack was the first place I tried and this is where I found Robert from Hawaiian Construction, LLC. Looking at his reviews, I knew it was worth having a conversation with him. I also invited several other contractors from Thumbtack to come out and provide me an estimate. Out of all the contractors I worked with, Robert was the most thorough. He showed up with a notebook and camera and wrote every little thing down that I mentioned. He also informed me that he leverages the same software as insurance adjusters and will work directly with the adjuster in doing the right thing for me. This is exactly the reason I went with Robert. The minute I signed up with Robert, he basically took over the entire operation and I could take a deep breadth. Robert did any additional work that needed to be done down replacing every door stopper and making sure that the insurance covered these minor things that were not identified previously. Talking about paying meticulous attention to details! We recently completed all the work that needed to be done and I can confidently say that my property looks "exactly" as it was before if not better! I am extremely thankful to Robert and his wife Julie for all of their assistance with this project. We can finally put this issue behind us and continue on with our lives thanks to them. If you are reading this review and are trying to figure out your next steps in choosing which contractor to go with, do yourself a favor and contact Robert. You will not regret your decision. These things happen but choosing the right partner to work with can make a lot difference!

Art responded to my request for help with a leaky toilet. It had been installed improperly during the construction of my new house, and the construction plumbers had come back to fix it, but were incompetent! Art came out and at my request installed a flange extender kit which solved the problem of the original flange being installed too low. He was very professional and got the job done. He cleaned up after the project, and after the caulking dried, no leaks. I will ask Art to work on projects at my home as needed in the future. Thanks, Art!

R&R (and the owner Ricardo) was the main contractor that implemented my landscape plan (had a landscape architect draw this up separately). He came in with a fair bid and executed the following: 1.) Build of a block retaining wall with capstones 2.) Complete replacement of soil and mulch for the yard 3.) Planting of various species of trees and plants for the yard according to the landscape plan 4.) Installation of pavers and gravel where needed My property was not in an easily location (elevated) - so the work was back-breaking to haul up and down the stairs. His people did this without complaint and R&R was done 4 days before the final date promised on the landscaping. In addition to the landscaping, Ricardo (owner of R&R) is extremely knowledgeable about construction so is able to help you plan around future projects that you may want to put in place (e.g., pergolas). I wish I had known him before I bought my current fence as well. I would recommend R&R without hesitation.

My yard looked so great, I almost cried when I pulled up after work to my house!! Outstanding job and I highly recommend Jose and his crew. What do construction project managers do?

Construction project managers help in all stages of your construction project, starting from the very first step. Typically paid a percentage of a total project cost, they are part of the design and planning process and help ensure seamless communication between the design parties and the construction team. According to the U.S. Department of Labor, their scope of work includes preparing cost estimates, budgets and work timetables; interpreting and explaining contracts and technical information to other professionals; reporting work progress and budget to clients; collaborating with architects, engineers and other construction pros; selecting subcontractors and scheduling and coordinating their tasks; responding to work delays, emergencies and other problems; and ensuring compliance with legal requirements, building and safety codes, and other regulations.

The work of construction project managers may seem very similar to that of general contractors, but there are some critical differences. One difference is that, unlike most general contractors, project managers are not engaged in the actual construction — they are onsite overseeing the work of subcontractors. Another key difference is that project managers are hired during the design phase, while general contractors are hired after plans have been made. The project manager is generally paid a percentage of the total project cost, while the general contractor is more typically paid according to the bid they gave to build your project.  

How do I find out if a contractor is licensed?

It’s important to know if your project requires work by a licensed professional, as licensing laws can vary by state, locality, and job details. You can find general licensing information online at the government websites that handle occupational licensing for a given profession in your state or location. Some states designate a project cost over which you have to hire a licensed contractor. To find qualified licensed contractors, search your state’s licensing board. For example, in California, the Department of Consumer Affairs operates a searchable database through the Contractors State License Board. In some states, contracting licenses are provided at a regional level. You can find links to specific databases on BRB Publications’ Occupational Licensing page. Red flags that a contractor may not be licensed or may be providing an expired or false license number are unreasonably low bids or a request for complete payment upfront. How much does a project manager charge per hour?

You may choose to hire a construction project manager for your residential or commercial project. For the hands-on homeowner who wants to be involved in home construction but isn’t comfortable hiring subcontractors, a construction project manager can oversee these relationships and supervise labor. Typically, construction project managers charge a fee that is a flat percentage of the total construction project cost. This may range from 10 percent to 15 percent, depending on the company and the services they provide. This means a $30,000 home remodel project would have a construction project management fee of $3,000-$4,500. Hiring a construction project manager generally precludes the markup on subcontractor labor charged by a general contractor. The drawback to this choice is that, unlike a general contractor, the construction project manager won’t be financially responsible for the work of the subcontractors. For larger projects, you may hire a construction project manager who will also hire a general contractor. This provides the benefits of the general contractor along with the management services of the project manager, who will be on board from the beginning. What is a contractor license number?

A contractor license number is proof that your contractor is operating their business legally, that they have the proper documentation required by your state or region, and that they are competent in their area of work (electrical, plumbing, construction, etc.). Licensed contractors should freely advertise their contractor license number. If not, you can request it before considering them for hire. You can also research your contractor using their license number. The database for your state will indicate the field they are licensed to work in; whether they are up to date on insurance, workers’ compensation and bonds; and whether they have any consumer complaints issued against them. If the licensed contractor you are hiring does not have employees, they are not required to carry workers’ compensation.
