Nolan gave us a very reasonable quote for mounting a 65" TV over our fireplace.He even brought along a mount which he showed us was far superior to the somewhat flimsy one we had purchased at Sams and will be returning tomorrow. He showed us the mount's price on Best Buy's website and charged us the same amount. Due to the chimney area, and/or some other construction aspect of our 1980's era condo , it was not a straight forward job. I'm so glad I didn't try to do this myself. Overcoming the obstacle, Nolan spent extra time making sure the mount was solidly attached and that the TV was perfectly level. He had even brought along and installed a cordmate kit (which he sold to us at his cost) to conceal the wires running to our various devices. I was pleasantly surprised that he stuck with his original quote for labor which Im sure was based on considerably less time than he actually spent on our project. Thank you Nolan! We even talked about hiring him for a couple future projects.

My recommendation for Corey is unconditional. He began his first project with us in March of this year when when a friend recommended that he would be good help since I needed to get everything off of two decks in preparation for resurfacing. There were big old terracotta pots full of hard packed soil and the upper deck was up 3 stories. Corey figured out how to do this efficiently and kept up a brisk pace. Once the decks were finished he carried the new pots and all of the soil and new plants back up. Corey was careful to check in with me on coordination so that he could be back as soon as the deck was ready. Our next project was cleaning out the side yard including an old fence, construction debris from the project next door and overgrown plantings and material to go to hazardous waste dump. Corey was quick and organized, set up a system for sorting and brought a helper and huge truck to dispose of the stuff. Over the years I have tried to clean up this area but the project seemed overwhelming and no one knew how to attack it. Our house on Queen Anne Hill is 100 years old and there is always something that needs to be done. Corey has a key and I keep a list so he stops by when needed and takes care of things. A special recommendation for Corey is that my dog loves him and she is a very good judge of character.

Just moved into a new house and needed the backyard fenced in for our toddler and small dog. Criss was extremely professional and explained every step of the project, making sure to consult me on any changes during construction. His team was very courteous and friendly. Leno and his associate did a great job on our interior painting project. We have high ceilings, which they handled with ease. Quality and timely work. We also had them spray paint our doors, as well as paint our trim and window sills (which required removing and re-installing all blinds - Leno was happy to do). He even came back at a later date to touch up a couple spots. All for a fair price. Will likely be using again and would definitely recommend them.

R&R (and the owner Ricardo) was the main contractor that implemented my landscape plan (had a landscape architect draw this up separately). He came in with a fair bid and executed the following: 1.) Build of a block retaining wall with capstones 2.) Complete replacement of soil and mulch for the yard 3.) Planting of various species of trees and plants for the yard according to the landscape plan 4.) Installation of pavers and gravel where needed My property was not in an easily location (elevated) - so the work was back-breaking to haul up and down the stairs. His people did this without complaint and R&R was done 4 days before the final date promised on the landscaping. In addition to the landscaping, Ricardo (owner of R&R) is extremely knowledgeable about construction so is able to help you plan around future projects that you may want to put in place (e.g., pergolas). I wish I had known him before I bought my current fence as well. I would recommend R&R without hesitation.

TJ is very well versed in construction knowledge and building code needed for my task, which was demo of my old fence and construction of its replacement. This made it easy to walk through during the estimation part, and feel confident of what I would be getting, and that I was making the right choices. I feel the price was fair, especially considering the quality. The demo was well done and completely cleaned up. Ditto the construction of the new fence. Quality materials were used and great care. I am very satisfied with the job done, and no issues came up at the walk through.

Cliff is a gifted handyman with a fine sense of design and the ability to find cost effective solutions to challenging construction projects. I have used Cliff for work on my house and based on this experience, hired him to complete renovations on a restaurant I recently purchased. Tech Construction recently remodeled our kitchen and we are so happy that we chose to work with this excellent team and group of contractors. They were a pleasure to have in our home, very neat, paid attention to detail and communicated well throughout every step of the remodel. The remodel was quick, too, and seamless for each component of the cabinets, plumbing, electrical and appliance installation. Left Coast Construction was very quick to respond to our inquiry and came up with a great quote. Levi phoned me to let me know he would be glad to go with our original plans or he could build our deck in a way that would be less expensive, safer, and bigger a different way. From the very first meeting, we felt at ease working with Fernando. What do construction project managers do?

Construction project managers help in all stages of your construction project, starting from the very first step. Typically paid a percentage of a total project cost, they are part of the design and planning process and help ensure seamless communication between the design parties and the construction team. According to the U.S. Department of Labor, their scope of work includes preparing cost estimates, budgets and work timetables; interpreting and explaining contracts and technical information to other professionals; reporting work progress and budget to clients; collaborating with architects, engineers and other construction pros; selecting subcontractors and scheduling and coordinating their tasks; responding to work delays, emergencies and other problems; and ensuring compliance with legal requirements, building and safety codes, and other regulations.

The work of construction project managers may seem very similar to that of general contractors, but there are some critical differences. One difference is that, unlike most general contractors, project managers are not engaged in the actual construction — they are onsite overseeing the work of subcontractors. Another key difference is that project managers are hired during the design phase, while general contractors are hired after plans have been made. The project manager is generally paid a percentage of the total project cost, while the general contractor is more typically paid according to the bid they gave to build your project.  

How do I find out if a contractor is licensed?

It’s important to know if your project requires work by a licensed professional, as licensing laws can vary by state, locality, and job details. You can find general licensing information online at the government websites that handle occupational licensing for a given profession in your state or location. Some states designate a project cost over which you have to hire a licensed contractor. To find qualified licensed contractors, search your state’s licensing board. For example, in California, the Department of Consumer Affairs operates a searchable database through the Contractors State License Board. In some states, contracting licenses are provided at a regional level. You can find links to specific databases on BRB Publications’ Occupational Licensing page. Red flags that a contractor may not be licensed or may be providing an expired or false license number are unreasonably low bids or a request for complete payment upfront. How much does a project manager charge per hour?

You may choose to hire a construction project manager for your residential or commercial project. For the hands-on homeowner who wants to be involved in home construction but isn’t comfortable hiring subcontractors, a construction project manager can oversee these relationships and supervise labor. Typically, construction project managers charge a fee that is a flat percentage of the total construction project cost. This may range from 10 percent to 15 percent, depending on the company and the services they provide. This means a $30,000 home remodel project would have a construction project management fee of $3,000-$4,500. Hiring a construction project manager generally precludes the markup on subcontractor labor charged by a general contractor. The drawback to this choice is that, unlike a general contractor, the construction project manager won’t be financially responsible for the work of the subcontractors. For larger projects, you may hire a construction project manager who will also hire a general contractor. This provides the benefits of the general contractor along with the management services of the project manager, who will be on board from the beginning. The construction project manager will be involved in the design phase and work with the architects and the building crew, facilitating a smoother overall process.

What is a contractor license number?

A contractor license number is proof that your contractor is operating their business legally, that they have the proper documentation required by your state or region, and that they are competent in their area of work (electrical, plumbing, construction, etc.). Licensed contractors should freely advertise their contractor license number. If not, you can request it before considering them for hire. You can also research your contractor using their license number. The database for your state will indicate the field they are licensed to work in; whether they are up to date on insurance, workers’ compensation and bonds; and whether they have any consumer complaints issued against them. If the licensed contractor you are hiring does not have employees, they are not required to carry workers’ compensation.
