During a full week of heavy rainfall we had a flood happen in our newly finished basement of our 1942 home which had been recently remodeled with an additional story. Needless to say I was extremely stressed as our carpets were soaked and I had no idea how the water had come into our basement. That same night I contacted Robert via email (found his services on Thumbtack) and he immediately responded and personally came to our house the next morning to view the damages. He had a restoration company come out that same day to pull out the carpet pads and dry out our basement. A few days later, after the basement was dried out, Robert personally came back out to investigate the cause of the water intrusion. With the added story to our house our fear was that the additional weight had cracked the foundation. But after pulling out the drywall he noticed the insulation around our old, unused chimney was soaked. There were also old water stains coming out of our old furnace flue which was connected to the old chimney. Robert proceeded to go outside and do numerous tests around the foundation as well as climbing to the top of our chimney to find that it was improperly capped. When he tested the top of the chimney by spraying water up towards it from the ground, as if it were raining, we witnessed water coming into the basement where the old water stains were apparent. Robert resealed the cap and wrote out a detailed report on what needs to be fixed to ensure a leak from the chimney would never happen again. Robert also directly called our insurance to explain what he found which helped our case in getting insurance to cover the costs. By Robert accurately detecting the cause of the flood insurance covered the costs of this project. Robert was very responsive and trustworthy. I could quickly tell that he was on our side and was compassionate towards our problem. His subcontractors were very nice and they got the job done right and efficiently. I highly recommend Robert for any home emergencies. He is extremely knowledgeable, trustworthy, compassionate and an all around good guy.

Paul has supervised several small to medium projects for us since 1992. These jobs were in the cities of Seattle, Bellevue, and Renton Washington. They ranged in scope from room additions to complete bathroom and kitchen renovations. Paul always stood out from most contractors because of his honesty, clear communication, on-time completion, and bringing the projects within our budget. He thoroughly planned each project, made sure we understood what was being done, and kept us informed of the progress, and problems that arose, throughout the span of the job. As Paul apprised us from the outset, construction goes without any hitches, only in heaven. We were able to be involved in all decisions, including change orders, and schedule or budget adjustments. What minor bumps occurred were dealt with promptly, courteously, and to our eventual satisfaction beyond our expectations. Paul and his very reliable craftsmen/women were professional in appearance, manners, and respectful of our privacy and listened closely to our concerns. We felt very comfortable having them in our home. Without sounding like a white wash job, Paul has obviously learned from the mistakes of other contractors, and made the adjustments that have made his company avoid most problems that arise due to lack of planning and his employees and subcontractors obviously reflect Paul's values of constant, and clear, honest communication between Company personnel and us, the client. We would not hesitate to offer the highest recommendation for Best Home Improvements. Paul leaves a good impression of Home Improvement and Remodeling in our memories.

Bill Bowyer completed two extensive kitchen remodels for me as well as several bath updates. His work was excellent and the results were beautiful. Most importantly he was punctual and if he had helpers/subcontractors he managed them very well. His approach is collaborative and his presence is both upbeat and professional. By the way, I'm planning another bath update soon and selecting Harbor Cross Construction for that project was an easy decision based on great past experiences. Rob is not like any other contractor. Not only does he do fantastic work, he is on time every day and cleans up his job site every night. His bids are easy to understand and always reasonable. He has done everything for me from the roof to flooring and everything in between. He brought in subcontractors where appropriate. All of them were equally professional and did solid work. I trust Rob completely and could not be more happy with my beautiful new home.

The project is a complicated tile shower and tub layout requiring several phases and coordination between his crew and my people. Its been a pleasure to working with IRC and I look forward to working with them in the future. They're real pros.

We hired Forte Construction and Nate Huhta to remodel our kitchen, finish our basement (including the addition of a new bathroom), and remodel our backyard deck. They did beautiful work, and clearly took pride in doing everything right. Nate is a very good communicator, and always kept us informed about the status of the project, any changes that he suggested, and any potential changes in price. We always felt in control of the project, and were never pressured to spend more money than we intended. In fact, one of the best things about Forte was the incredibly specific and detailed bid they created at the outset of the project, before they had even been hired. Nate took the time to shop for materials, reach out to subcontractors, and honestly assess the cost of the project. Because of this initial bid, we were never surprised about the cost of anything that occurred during the project. Nate was also full of great ideas, was a very talented "decorator," and made great suggestions about how to make our initial project ideas even better. The project took longer than we expected, which could have been frustrating. Honestly, the majority of the extra time was due to our decisions about the scope of the work and Nate's willingness to be flexible. But Nate's ability to stay in contact with us and clearly communicate what was occurring with the project made the extension of time bearable. Finally, Nate's crew was friendly, clean, and caring. We lived at home during the project, and therefore spent a lot of time "rubbing shoulders" with the crew. It was never awkward, as they were always incredibly respectful of our space and our time. I could not possibly provide a better recommendation for a contractor. For all the horror stories out there, we feel incredibly fortunate to have found Nate and Forte Construction Alliance. I'll let Nate post the photos of our amazing new home!!

    Why should you hire a contractor?

    Hiring a general contractor is a good idea for many remodeling projects. Home renovation contractors have a broad range of skills to manage, coordinate and complete a project. They should help make sure your project comes in on time and within your budget as they hire and supervise all the necessary subcontractors, including electricians and plumbers. They also handle procuring all the materials required for your job. Some homeowners look to save money by acting as their own contractor, but an experienced home renovation contractor is worth the cost. They should know local building codes, be able to pull all necessary permits, and work with inspectors to make sure the construction meets local codes. Also, because they get professional discounts, they can typically buy materials at a better price than you can; better prices on materials and labor save you money, and make up for at least a percentage of the cost of the contractor.

    What do construction project managers do?

    Construction project managers help in all stages of your construction project, starting from the very first step. Typically paid a percentage of a total project cost, they are part of the design and planning process and help ensure seamless communication between the design parties and the construction team. According to the U.S. Department of Labor, their scope of work includes preparing cost estimates, budgets and work timetables; interpreting and explaining contracts and technical information to other professionals; reporting work progress and budget to clients; collaborating with architects, engineers and other construction pros; selecting subcontractors and scheduling and coordinating their tasks; responding to work delays, emergencies and other problems; and ensuring compliance with legal requirements, building and safety codes, and other regulations.

    The work of construction project managers may seem very similar to that of general contractors, but there are some critical differences. One difference is that, unlike most general contractors, project managers are not engaged in the actual construction — they are onsite overseeing the work of subcontractors. Another key difference is that project managers are hired during the design phase, while general contractors are hired after plans have been made. The project manager is generally paid a percentage of the total project cost, while the general contractor is more typically paid according to the bid they gave to build your project.  

    What is a general contractor?

    When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

    When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.  

    How do I find out if a contractor is licensed?

    It’s important to know if your project requires work by a licensed professional, as licensing laws can vary by state, locality, and job details. You can find general licensing information online at the government websites that handle occupational licensing for a given profession in your state or location. Some states designate a project cost over which you have to hire a licensed contractor. To find qualified licensed contractors, search your state’s licensing board. For example, in California, the Department of Consumer Affairs operates a searchable database through the Contractors State License Board. In some states, contracting licenses are provided at a regional level. You can find links to specific databases on BRB Publications’ Occupational Licensing page. Red flags that a contractor may not be licensed or may be providing an expired or false license number are unreasonably low bids or a request for complete payment upfront.     How do you choose a commercial general contractor?

    A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

    Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.
