We hired Ernesto Duran to build a backyard retaining wall (from 3 quotes with other builders in the area). He built a beautiful, well crafted and high quality wall (see pictures) which was about 50 feet long and 36 inches high, turning an original 45 degree hill slope to an almost level foundation. He and his crew built the retaining wall in about 3 full days of work. We chose the Manorstone blocks (6" x 12" x 16") from Mutual Materials. In addition, Ernesto fully landscaped our backyard by removing the old grass and all of the weeds and replaced it with new grass and planted about 30 new plants as well as moving/replanting the existing bushes and trees. Sergioh installed a window in our barn. He did a great job so I also had him install railing on a balcony, and put up some beams. We were very happy with all three jobs. He showed up on time, was communicative, and worked fast. I also appreciate the fact that he didn't want to cut corners, he does things the right way. That, and his pricing was fair. He was also clear about what he could and couldn't do when we discussed other potential projects (I appreciate that very much). I'll definitely hire him again.

Jeff and his crew went above and beyond what I expected! Very happy with the job, clean up and and quality of the work performed! The job entailed removing gutters, removing rotten fascia board and stringers, replacing the wood and re-hanging the gutters on our barn. My bride has been very pleased with the reduction of water in the barn! No Reservations in highly recommending him!

I hired R&R hardscapes to build a complex deck with a roof and finished underneath of the deck equipped with lighting and electrical outlets. When I approached Ricardo, owner of R&R and let him know what my idea was he gave me great advise on what materials to use to fit into my budget. One of my biggest challenges in living in the northwest with a deck was having to replace deck boards all the time, even when treated. Ricardo told me about brazillian hard woods and the benefits of this product. Mind you that I was trying to find the right contractor foe this deck for 2 years and out of the 10 contractors I spoke with not a single one told me about brazillian iron woods, probably because of how expensive the product was and how much time it takes to install. These hardwoods last 75+ years. Ricardo was able to come up with a plan for my dream to have this extension added to my house and fit it into my budget. Most contractors didn't want to touch the project because of how complex it was. Ricardo has a real sense for what I wanted to create for my family so that I can enjoy it in all seasons. His first thing was safety. I didn't want a bunch of cross boards hindering my view both on the top of the deck and under the deck. He poored nearly 2000 pounds of concrete under each support pole and doubled the size of the footings to make it super stable, enough to put 2 elephants on my 350 square foot deck. Let me tell you that my deck is the talk of the neighborhood. Everyone wants to come over and hang out. Another thing a really appreciate about Ricardo is he always picks up the phone to talk to you when you have questions and I had a lot of questions. He did such a great job on my deck that I contracted him to do my pavers under the deck and souronding areas and my fence. Check out the pictures.

My husband and I couldn't have imagined how wonderful the job TJ and Marvin did for us!! We hired them to - pretty much gut our backyard and deck - remodeling everything for us. They treated or job as if it was their own home. It was so much more than what we hoped for. I would - in a heartbeat - recommend them to anyone. The beautiful work they did for us will be enjoyed for years to come. They leveled our backyard, planted new sod, installed all new fencing, built patio with a fire pit. They tore down and built a new, enlarged deck that wraps around the side of our house. They took out our bedroom window and installed sliding doors to the new deck which looks out onto a beautiful wetland. They installed a new ceiling fan. When we moved into our house 5 years ago, our furnace was in one of our bathrooms. Due to the design of the bathroom, there was no way to cover the opening to the furnace - leaving it an eye sore. They took our the door to the bathroom and installed a smaller door - leaving them room to install a beautiful - barn door style door - closing the opening to the furnace. In the future, any remodeling to our home will be easy, all we'll do is call TJ and Marvin!! If I could, I'd give them 6 plus stars!!

    After buying a new construction house worth almost 1mill which he built. I've used him to do any modifications to that home as he was the original builder. His attention to detail and precision makes everything stand out as quality! Custom Fence, wrap around deck new french doors new roof overhang, indoor outdoor fireplace; all performed meticulously. Of course when it came time to remodel a rental house he was my only choice. Again, after ten years now, nothing has changed, still performing perfection. My modest rental home is getting the same treatment as a million dollar home. He even used the same tile guy and the same painter who do amazing jobs. They all seem so loyal to want to work for Glenn. All I can say quality seeks out quality and I can't recommend Wharton Construction enough!.......Paul T

      I had I.B.S. Builders come out to my house in Fife to do some demo work on my old shiplap siding and install windows and also water seal the outside of my home to prep for siders to come. They did a outstanding job, there bid was lower than the 5 other bids I had gotten and the work was done within a two days, and it was a lot of work. They also did cleaned up better than I've ever had. Overall 5 stars, I was very pleased with the results. Clean work guys!

      Nate is very contientious, on time, and tidies up at the end of the day. Professional in every aspect! Communication, billing, and on-sight presence were superior. He got the work done on our agreed to schedule. While he and his crew were painting the entire two and a half story older home, Nate listened to what I said, and either gave a sound reason for the way things were done, or went right to work to make it right. I would hire him again, and recommend him to the highest degree. Next time I will call him for my repair work and painting. He started working as a guy I hired to paint the house and at the end we shook hands like friends.

      What do construction project managers do?

      Construction project managers help in all stages of your construction project, starting from the very first step. Typically paid a percentage of a total project cost, they are part of the design and planning process and help ensure seamless communication between the design parties and the construction team. According to the U.S. Department of Labor, their scope of work includes preparing cost estimates, budgets and work timetables; interpreting and explaining contracts and technical information to other professionals; reporting work progress and budget to clients; collaborating with architects, engineers and other construction pros; selecting subcontractors and scheduling and coordinating their tasks; responding to work delays, emergencies and other problems; and ensuring compliance with legal requirements, building and safety codes, and other regulations.

      The work of construction project managers may seem very similar to that of general contractors, but there are some critical differences. One difference is that, unlike most general contractors, project managers are not engaged in the actual construction — they are onsite overseeing the work of subcontractors. Another key difference is that project managers are hired during the design phase, while general contractors are hired after plans have been made. The project manager is generally paid a percentage of the total project cost, while the general contractor is more typically paid according to the bid they gave to build your project.  

      What is a general contractor?

      When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

      When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.  

      How do I find out if a contractor is licensed?

      It’s important to know if your project requires work by a licensed professional, as licensing laws can vary by state, locality, and job details. You can find general licensing information online at the government websites that handle occupational licensing for a given profession in your state or location. Some states designate a project cost over which you have to hire a licensed contractor. To find qualified licensed contractors, search your state’s licensing board. For example, in California, the Department of Consumer Affairs operates a searchable database through the Contractors State License Board. Red flags that a contractor may not be licensed or may be providing an expired or false license number are unreasonably low bids or a request for complete payment upfront.       How do you choose a commercial general contractor?

      A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

      Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.

      How much does a project manager charge per hour?

      You may choose to hire a construction project manager for your residential or commercial project. For the hands-on homeowner who wants to be involved in home construction but isn’t comfortable hiring subcontractors, a construction project manager can oversee these relationships and supervise labor. Typically, construction project managers charge a fee that is a flat percentage of the total construction project cost. This may range from 10 percent to 15 percent, depending on the company and the services they provide. This means a $30,000 home remodel project would have a construction project management fee of $3,000-$4,500. Hiring a construction project manager generally precludes the markup on subcontractor labor charged by a general contractor. The drawback to this choice is that, unlike a general contractor, the construction project manager won’t be financially responsible for the work of the subcontractors. For larger projects, you may hire a construction project manager who will also hire a general contractor. This provides the benefits of the general contractor along with the management services of the project manager, who will be on board from the beginning. The construction project manager will be involved in the design phase and work with the architects and the building crew, facilitating a smoother overall process.
