John installed a tile backsplash in our kitchen. He was on time the day he came. He put extra effort into making sure the tile was placed properly. He was caring and cordial. I would recommend him for any type of home improvement you may have since he has many years of experience and has done all different types of work.

Tim and his guys remodeled the bathroom in a 150 year old farmhouse. This meant lead abatement measures, moving a load-bearing wall and rearranging the ceiling vent, walls and the plumbing to fit the new but still small room. He used excellent plumbers and an electrician but did the rest of the work himself including tile, drywall, and the finishwork including a wood cabinet and built-in mirrored medicine chest. Answered my questions, helped with the decisions that needed to be made. Polite, prompt, called and emailed as needed. Always cleaned up after themselves. The work was expensive but worth it because it is a beautifully done professional job showing craftsmanship and some unique features. I love this new bathroom.

Norm built 3 park benches and 2 large picnic tables for our neighborhood park area. He was flexible and accommodating in meeting our installation requirements. Entire process from order placement to final delivery / installation took about 2 weeks, which we felt was very good turnaround time. All items were built to agreed-upon specifications. Thanks, Norm!

Mike did an awesome job - install child gates throughout the house (4), installed lock on our outside gate, fixed A/C leak, fixed one of the cabinets in the kitchen, installed storage spaces in the garage, hung a mirror. Overall, very happy and would highly recommend. You do have to be flexible with the schedule. Mike did respond quickly and came in right away to do urgent fixes but had to come back for the bigger jobs a few days later.

Have used him several times in remodeling our 1970's ranch to and open concept and are very pleased with all his work. Consisting of removing walls, installation of hardwood floors in kitchen and entry way. Demo and rebuild of walls including taping and mudding of seams in kitchen and bathroom. Tiling of kitchen backsplash and bathroom shower and floor, and installation of exterior window in shower. Jobs were all done on time and met all expectations of a clean, neat, and through job. Would use him again.

I had a very old wood garage that lead to more work then anticipated. Dave was willing to take on any of the challenges needed to get the job done. Including replacing old rotten boards, trim and the like. He then primed and painted the whole garage. Also changed out of date wiring and installed an outdoor light amongst a few other things. When it wasn't raining he was always here, even sometimes when it was raining. I'm very satisfied with the work he did and have a few more projects for him to take on in the future. His rates are quite reasonable and I'm glad that I hired him. I highly recommend him. Very nice guy and responsible.

Where can I start? He designed, built and installed a corner spice rack in out kitchen in addition to fabricating a bracket to install our microwave and designed a wine rack to make it blend in with the existing cabinetry. He also hand-sanded and refinished our kitchen cabinets and installed new hardware on them. We now want him to design a bathroom shelving unit. All of these jobs took a day or two to complete. Verl is always timely and punctual and never left us waiting! He is always ready and willing to work around your schedules and is very trustworthy. We have no problem leaving the house while Verl is there working. The quality of his work is outstanding and he never leaves the house without cleaning everything up! We WILL be calling Verl again in the near future!

Replacement of gutters and asphalt roof I was very impressed with Rock Solid Llc. From proposal to completion, Cody was great to work with. He responded quickly and presented himself professionally. His crew was polite and fast. The roof and gutters were completed on schedule and look great. Throughout the process Cody kept us informed of their progress, and returned to inspect the work and cleanup often, even making an extra trip after the snow melted to pick up any debris that was uncovered. Cody and his crew were pleasant to deal with and answered our questions promptly and courteously, even when I know I must have made things a bit more difficult for them. The job was delivered on time, at a good price, with professionalism and commitment to customer service. As a result I will recommended them to others looking for roofing services.

The general contractor for our remodel was supposed to help us design and then install the backsplash. However he went on vacation midway through our project. We sought out other options and had the project completed by the time he got back. Elite Living saved our nightmare project!! Mark and Marci are fantastic!!!!! We had been struggling with a design that tied everything in our kitchen together. They gave us a number a great ideas and made the decision incredibly easy (something our GC failed to do). Both personable and professional. They were extremely precise, leaving almost no product waste. We love our backsplash and so does everyone who has been in our kitchen since the complete remodel. If you don't contact them for a quote you are doing yourself a disservice.

Q & A

Answers to commonly asked questions from the experts on Thumbtack.

What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.

How do you choose a commercial general contractor?

A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.

What do general contractors charge?

If you’re doing a home remodel, building a new home or embarking on a commercial building project, you’ll hire a general contractor. A general contractor is a professional who is qualified to oversee and execute construction projects. Each construction project is unique; even two duplicate homes built on lots next door to each other could have different construction costs due to factors like different excavation costs when building the foundation. Since each project is unique, many general contractors make bids on potential construction projects. These bids can then break down to a per square foot cost that encompasses the labor of all the workers needed for the job, materials, the scope of work, and any equipment needed. Materials and finishes make a major difference in your cost per square foot. For example, choosing standard kitchen tiles at $3 per square foot will result in a lower total project cost than imported marble tiles that cost $63 per square foot. Where you live will also affect how much general contractors charge, as labor and the cost to do business can cost less in many regions than in high-cost areas like New York or San Francisco. Here are some examples of average costs general contractors typically charge in various regions:

  • Home addition in San Francisco: $250-$270 per square foot.
  • New home construction in Knoxville, Tennessee: $100-$200 per square foot.
  • Kitchen remodel in Tennessee: $40-$80 per square foot, depending on finishes.
  • Bathroom remodel in Vancouver, Washington: $110-$170 per square foot.
