In the process of remodeling our kitchen, we were planning on keeping our cherry cabinets and just update the hardware. When we removed the hardware from our island cabinets that were in full sun, the finish had faded terribly. Pete removed our cabinet drawer fronts and cabinet doors, took them back to his shop, sanded them down, restained and polyurethaned them and then brought them back a couple of weeks later and re-installed them. The cabinets look gorgeous and match the rest of our cabinets beautifully. I would highly recommend Pete for any furniture refinishing needs. He's very easy to work with and does great work!

I simply cannot say enough great things about Oness and Painters Here. I recently bought a condo and it needed some drywall repair and interior painting. Oness is extremely helpful and patient with my paint color cluelessness and indecisiveness. He has a lot of experience to pull from and helped guide me toward picking the ideal palette for my condo. His suggestions were spot-on. He is no ordinary painter - he is highly professional, efficient, and pays extreme attention to detail. Prior to painting he carefully covered and protected my place. The quality of his work is EXCEPTIONAL and the paint color he recommended transformed my home. I have always been thrilled with the outcome. I would definitely recommend Oness and Painters Here for those who have higher standard want your jobs to be done right.

Not only did Tyler do a great job he was very easy to work with. We had about 1,000 sq.ft. of grass that we wanted removed and disposed of. And the area just mulched in preparation for us to install garden areas and pathways. This was not an easy area to access. No big equipment could go through to it. Tyler and Chris had to hand dig everything to remove and then wheelbarrow it out, get the mulch and wheelbarrow that back in to spread it. Not only did they do great work, they cleaned up really well too! Always a plus for me. Total cost was $1,300. Included the mulching. Thank you Tyler!

We recently had a backsplash installed in our kitchen by Frank Landaverde. I am giving Frank's Construction a 5-star rating because he and his associate showed up when he said he would and completed the job in a timely manner. This was especially important to me because another installer I had arranged did not show up as scheduled without notifying us. We appreciated Frank's suggestions on grout colors to go with the tile we had selected because the backsplash looks great with the cabinets and appliances. It is apparent that Frank takes great pride in his work and I am happy to give him the highest recommendation.

My husband and I hired Brian to help with a few projects around our house. He helped with everything we requested and was extremely knowledgeable about the wide range of requests we had (door installation, trim work, electrical, etc.). He was quick and thorough. As new homeowners we are grateful that we found Brian. I know we will use him again and I have already sung his praises to my friends.

We are extremely happy with ATeam. We had a small gutter installation project that we wanted done promptly with all of the upcoming rain. We worked with Lucas, who was able to come out for an estimate within a week. We didn't have to be home for him to do the estimate, which was a huge bonus for us, since we both work during the day. Lucas provided us with his cell phone number so that we could contact him after hours, when we weren't busy with work, with any questions. With his estimate, he provided a picture of our house marked with color in the places and positions he planned to install our new gutters. He offered us three different options, provided pricing information for each option, and then gave us his professional recommendation for which options he thought would be best for our situation. We had two other companies provide estimates, and ATeam gave us the most prompt, thorough, and lowest price option. When we decided to go with them, they were able to install our gutters in one day within a week. They came, did their job, and left our property without a trace. After a terrible experience with a landscaping company last year, it was a huge relief to have this project be so stress free! Thanks ATeam!

He’s worked on several projects for us. Has a high level of expertise in an amazing number of areas, from plumbing and electric, to tile, to outdoor patio work, and more. Can talk to people with no understanding of the problem and explain what’s going on without being condescending. He treats every project as if he were working on his own home. We will absolutely hire him again without question.

Finding a good handyman needn't be difficult--just call Craig. He completed quite a variety of work to help me prepare my house for sale, including installing water barrels and new downspouts, removing a satellite and repairing roof, installing fans and light fixtures, hanging a medicine cabinet, grouting, concrete patching, and hanging a new storm door, among other projects. Craig did excellent work, and it is clear that he is a very skilled, trustworthy, and fair handyman. I recommend him so highly--I wish I had found him years earlier.

Phil Connors from Zeke's Timber wolf subcontracting is great! My husband and I needed a hand rail for the back steps, had no idea where to start. Phil understood quickly, shopped around until he found the color and size we wanted, texted to confirm, brought the parts over, and completed the installation quickly, for a good price. He was prompt and easy to deal with as well.

Great job replacing exterior lights! Blake was easy to communicate with, came on a Saturday as requested and was quick with the install. He even took the old lights and boxes to dispose of them, with my permission. I plan to contact this company if I need additional work. Very pleased!

I had Brian work on several projects around my house starting with the basement. The basement remodel turned out amazing. He did the basement floor, trim work and doors. A portion of my basement floor sloped to a drain and other contractors did not know how to make the flooring I wanted Work in that area. Brian was able to complete my flooring project without a problem. From there he installed the wall sconces and track lighting. After the completion of the basement project, I asked him to remodel the bathrooms and paint my kitchen cabinets. Then that led to having him install and paint new doors. What I liked most was his attention to detail. The work area was always left clean and organized. I would definitely recommend him for your next home remodel project or for any repair work needed. He also helped me with unclogging several drains in my home, and changing light fixtures.

Answers to commonly asked questions from the experts on Thumbtack.

What does a property management company do?

Property management companies manage the rental of residential homes, apartments, condos, commercial spaces and retail spaces. Property managers can oversee just a single unit or many properties, whether those sites are inhabited full-time or are vacation rentals. A property management company helps a property owner or landlord find tenants; collects rent; takes care of accounting, property maintenance and repairs; handles on-site management; and manages vacation rental check-in and checkout tasks. Although many property owners or landlords successfully manage their own rental real estate, a property management company can help you handle tenant issues and maintenance problems, especially if you are not located in the same city or state. Most property management companies deal with tenants directly, and their tasks include:

        • Marketing the rental property
        • Collecting rent
        • Handling repair problems
        • Responding to tenant complaints
        • Evicting tenants

A property management company may be a good choice for property owners who have several investment properties, live far away from the rental property, or don’t have time for hands-on management.

How do you find a good handyman?

Finding a good handyman can change your life. Within days, the endless list of insurmountable tasks that were either out of your skill range or impossible to fit into your busy schedule can be completed. If you know you want help but aren’t sure how to hire the right pro, ask these questions to find the right fit:

        • What is your work experience? If you are putting in a tile backsplash, you want someone experienced with the task, not someone who generally does painting and junk removal.
        • How much do you charge? Handymen often charge hourly rates that vary based on the complexity of the task they’re hired to do, as well as flat rates for standard jobs. Be clear about what they’ll charge before you hire them.
          • On that note, discuss payment details. It’s wise not to pay all the money up front, especially for larger projects. You may be able to pay a deposit for materials and pay the remainder upon project completion.
        • How long will the job take you to complete? If the handyman is as busy as you are and a fence repair is going to take months, you should probably find another qualified handyman for the job.

Read client reviews and follow up with references to make sure you’re choosing the right handyman for your projects. For more, check out our tips for smart hiring on Thumbtack.

        What does a handyman do?

A handyman is a skilled laborer who provides basic home repairs. Anyone can call themselves a handyman, although most who do so are skilled with repairs and home projects. Reading reviews is a good way to determine their fitness for your job. The tasks a handyman can perform include assembling furniture, painting interiors and exteriors, repairing fences, repairing broken doors or replacing trim, hanging lights, hooking up appliances, and much more. Handymen may have flat fees for certain services, or charge an hourly rate. Handyman rates are often lower than those of a contractor, as they don’t have the same specialization. Some states have no limit on the work a handyman can perform, while others do. For example, California’s Building and Professions Code section 7048 (small operations) permits handymen to provide work similar to that of a contractor (floor installation, painting, etc.) provided the total cost of labor and materials does not exceed $500. A handyman is a great resource for minor home repairs at a lower cost than a licensed contractor, but for more complex projects, it pays to hire a specialized contractor. Why is property management important?

A property management company can be a landlord’s greatest asset. As a neutral third party, the property manager handles the day-to-day operations of a real estate investment, from a single vacation home to a large apartment building or several rental properties. A property management company can be especially helpful to landlords who own several units and can’t manage each of them individually, or those who live too far from their investment properties to meet with renters and oversee maintenance. Property management is particularly important if your rentals are part of an affordable housing program. To receive financial assistance from the government, the landlord must comply with a complicated set of rules; property management companies should have both experience and expertise in complying with the rules specific to each housing program.

How much does a handyman charge?

The national average rate for handyman jobs is $90-$160. A handyman performs general maintenance and repairs for residential and commercial properties. A handyman may charge a flat fee for standard services that take a predictable amount of time, such as installing a new appliance, as well as an hourly rate for larger projects such as digging out and replacing a rotted fence post. A cost-saving strategy when hiring a handyman is to bundle all the tasks you want them to do into one visit to make the most of any minimum service fee. Hourly rates for a handyman can average $50-$100 per hour. Pricing will depend on skill and experience required for the job, as well as regional labor rates. Here are a few examples of average handyman flat rates.

        • Attic ladder replacement: $150.
        • Toilet replacement: $75.
        • Ceiling fan and light fixtures: $75.
        • Faucet replacement: $125.
        • Garbage disposal: $75.
Hire skilled professionals for absolutely everything.
