I hired Ben to remove a pedestal sink I had in my bathroom and install the vanity and sink I had already purchased. He was fast to respond and even asked if he could come early. Clearly explained what was going on and when he ran into some problems, like needing to cut away some tile baseboard to have the vanity flush to the wall and how my wall was a little warped, he explained what he could do to fix it. I am very please with the final product and wish I would have done this way earlier.

We had Big Blue Carpentry complete two projects. Both turned out absolutely beautiful and took our home to a whole new level! From my verbal description only, Brian framed out a built in bar in our dining room, utilizing an adjoining wall from our laundry room. He also opened a wall in our master bedroom to create a huge walk in closet with the adjoining bedroom to ours. In doing so, Brian had to demo two exiting closets, relocate our central vacuum system and work with an electrician to position several of our outlets. Brian was neat, extremely dependable and most of all very conscientious and honest. If you have a project that is near and dear to your heart, make it a point to contact Big Blue Carpentry to get his opinion and estimate ~ tell him Ann sent you!

Great work. Fast and efficient without a mess! I would call back and use the service again. We have a two story house and our entrance way goes up into the top floor. We needed paining to be trimmed out around the edges of the wall and ceiling and our light fixture to be replaced. Thanks for the service!

FENCE AND EXTERIOR PAINTING Awesome job! Hired Steamatic to install a 250 ft wood fence and dog enclosure. Bo gave me the best price and we picked out the materials for the fence and dog run together. Everything was delivered to our house in 10 days. (The crew even came out after delivery to put the supplies in the garage because of rain) The fence was up in a week and the dog run soon after that. We are very pleased with the workmanship of the crew and Bo was overseeing the project on a daily basis. With that said I asked if they did house painting. We picked out a house color in a darker shade then the fence with the trim the same color as the fence. Again everything was great and the curb appeal quite attractive. I highly recommend Steamatic and would use them in future home improvement projects. Cliff A

Bulldog Builders did a great job on our turret repair. We had a bad leak on a very steep roof that met up at the turret. Bulldog Builders scheduled our repair very quickly, to avoid more damage to our home (we had water leaking down walls upstairs from snow melt) and the job was expertly finished in 1 day. They have an expert staff that went above and beyond to help out our family. Bulldog Builders were polite, friendly and professional, they were punctual and did a great job on our repair. They had to remove old shake and asphalt shingles, as well as a bad patch job with rotted metal and wood. They did a custom roof repair to angle water from the trouble spot where water was pooling, using quality materials to complete the job, which came with an excellent warranty. We are extremely happy with the job that was done by bulldog builders, and will call for future projects on our home.

Guillermo was very professional and courteous. In addition, he did an outstanding job fixing damage to the wall before he started painting. Finally, the paint work was flawless and he committed to coming back for free if we found anything later that needed work. On top of this, his price was less than another place we got a quote from. AWESOME QUALITY AND VALUE.

We had Steve install a powder room in our basement in June of 2012. Framing, dry wall, door, tile floor, vanity, toilet, electrical, ceiling, exhaust fan, heater. From our first meeting, through the entire project, to completion, our experience could not have been better. Of the contractor's we had look at the job Steve was the only one who listened to what we wanted. He made suggestions and gave us options to think about but he listened and provided us with a bid for a project that was what we wanted. Steve was outstanding to work with, he communicated exactly what, when, why and how he was completing the work. He was on schedule, on budget, and extremely easy to work with. His work ethic, quality, and pride in his work shows in the finished project. He used a plumber, electrician a carpenter assistant, who are just as excellent as Steve. They have the same work ethic and pride that Steve has, communicate like Steve and are a pleasure to work with. Our finished project is excellent and exactly what we wanted. The entire process was no hassle. Steve handled all permits and details. He said it would be painless and it was. We have used Steve for another small project, had him inspect a home our daughter was buying and have recommended him highly to our friends. He is now bidding on some work at our daughter's new home. We believe that Steve is the best. Honest, friendly, does what he says he will do, when he says it will be done, with excellent quality. It is a treat to work with someone who is as good as Steve. It would not be possible for me give Steve a high enough recommendation. Work with Steve and you will not be sorry.

Rick is a friendly, easy to work with guy. DIscuss what you want, make pencil marks and the wall and Rick delivers. He installed ADA grab bars and towel bars and hooked up the washer and dryer. He can do much more and I will have him back for those things.

Tank's Home Improvement was hired to reseal and caulk a bathtub and fix a wall that was flaking. He worked according to my schedule, which meant he had to start the job at 11- o'clock at night since I'm a third shifter working from home. He even went as far as to scrub my bathtub (which I hate to admit, was pretty filthy) The job was completed in one night, the tub has stopped leaking and the wall has been patched, and is holding up far better than before. He is the third handyman I hired for this problem and the only one to do the job correctly, reasonably and to my schedule. I will be hiring him again to handyman the rest of my 200 year old house that's been falling apart.

Andy and Jeremy were great. My project turned out to be much bigger than we expected. They made time to fit me into an already busy schedule and communicated very well about when they would be able to arrive. The fixed cracks in my plaster wall and fixed the water damage to my bathroom ceiling. New drywall and plumbing piping included! I'm very happy with their work!

    Q & A

Answers to commonly asked questions from the experts on Thumbtack.

    What is a general contractor?

When starting a home remodel or new construction project, you will probably hire a general contractor. A general contractor is a professional who is qualified to take a set of building plans and construct them as outlined. The general contractor may help perform the day-to-day building, or they may just hire workers and oversee all the work activities. In either case, the job of the general contractor is to see that your project gets built.

When you have a building project, ask for bids from various contractors. The bids tell you how much each will charge and what their scope of work will be. Once you have selected a bid, you sign a contract with that general contractor outlining the specifics of the project and the milestones during the project when they will receive payment installments. Once the contract is official, the general contractor will bring in their crew to begin construction. The contractor will manage the workers and subcontractors (anyone who doesn’t work directly for their company but that they need to outsource, like a marble installation pro), order all the materials, obtain work permits, and confirm that all the workers and subcontractors are completing their projects as planned. They typically handle all the payments to the workers and subcontractors, and send you invoice. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.  If you are organized and competent to oversee construction projects, and are able to make sure everything is being built properly and meeting code, it’s possible you can be your own general contractor.

How do you choose a commercial general contractor?

A commercial contractor provides similar services as a residential general contractor but specializes in working with large-scale projects for businesses, schools, nonprofits, governments and development firms. When researching commercial general contractors, review their portfolio of work and confirm they have ample experience working in the area you need. For example, if you are building a small strip mall, ask if the contractors have experience successfully incorporating all the needed elements such as a parking lot, meeting ADA requirements, accessing the proper permits, and completing work on time.

Once you’ve identified several qualified candidates, request bids for your project and then compare the scope of work with your needs and budget. Your commercial general contractor should oversee design, permitting, construction, materials purchase, and adherence to building code and zoning regulations, as well as sticking to an agreed-upon budget and schedule. It’s important to establish clear communication with your future commercial general contractor, as this will mean a smoother process for everyone. For all these reasons, it’s also especially important to follow a few smart hiring practices when it comes to finding a general contractor.

    What do general contractors charge?

If you’re doing a home remodel, building a new home or embarking on a commercial building project, you’ll hire a general contractor. A general contractor is a professional who is qualified to oversee and execute construction projects. Each construction project is unique; even two duplicate homes built on lots next door to each other could have different construction costs due to factors like different excavation costs when building the foundation. Since each project is unique, many general contractors make bids on potential construction projects. These bids can then break down to a per square foot cost that encompasses the labor of all the workers needed for the job, materials, the scope of work, and any equipment needed. Materials and finishes make a major difference in your cost per square foot. For example, choosing standard kitchen tiles at $3 per square foot will result in a lower total project cost than imported marble tiles that cost $63 per square foot. Where you live will also affect how much general contractors charge, as labor and the cost to do business can cost less in many regions than in high-cost areas like New York or San Francisco. Here are some examples of average costs general contractors typically charge in various regions:

    • Home addition in San Francisco: $250-$270 per square foot.
    • New home construction in Knoxville, Tennessee: $100-$200 per square foot.
    • Kitchen remodel in Tennessee: $40-$80 per square foot, depending on finishes.
    • Bathroom remodel in Vancouver, Washington: $110-$170 per square foot.
