Rick was contracted to replace 31 windows in the home, and he had just three days to do it. Not only did he and his crew expertly accomplish that task, they also thoroughly cleaned the home prior to move-in, and he happily agreed to every other request we threw his way. He exceeded all of our expectations and was prompt, courteous and conscientious. Without his dedication, expertise, professionalism, and can-do attitude, we would not have been able to meet our move-in time, which was absolutely necessary due to a critically ill patient moving in to the home. I hired Lyndell to install a shower surround kit in my master bathroom and ended up hiring him to do so much more! He was able to repair some pesky woodpecker damage on my chimney chase. He noticed some loose cedar siding and repaired that as well. The chimney looks great and is better than the original construction. He came in under budget and was very thorough with his work. Couldn't be happier. The shower kit and door kit installation went just a smoothly. Lyndell performed a very "clean demolition, made some structural repairs and installed the shower kit with a high level of craftsmanship and care for my home. The shower surround also came in under budget and looks (and works) great! I'm very pleased with the work he performed at my house. Side note: take the time to get to know Lyndell...he is capable of more than you think. His background is amazing and his work ethic is refreshing. I'm planning on hiring Lyndell for future projects at my new home.

Hello, My sister recommended me to have GTC/Steamatic do repairs painting and mold removal for our house. Most of the mold was located in a closet off the kitchen and we wanted the first floor painted. The job was done in about 3 weeks as they had to rebuild an archway from the living room to dining room. We are very happy with all the work done and Bo gave us the best price with a bundle discount compared to the other contractors. Otherwise we wouldn't have gotten to rebuild the archway. My new furniture arrives next week and it looks like a total remodel I highly recommend Bo Tony and Marina for any project you've got going on in your home!

Rick came a distance to give us an estimate and was able to tell us on the spot. He even gave us tips for some other house projects that we are doing on our own. His estimate and timeline was the most reasonable of all bids we got. He was able to start the project within two weeks. When he ran into an unanticipated electrical problem he spent the afternoon calling electricians until one could immediately come out. Everything was done in the time frame we were given. We are so happy with the end result. Would hire again.

We had Steve install a powder room in our basement in June of 2012. Framing, dry wall, door, tile floor, vanity, toilet, electrical, ceiling, exhaust fan, heater. From our first meeting, through the entire project, to completion, our experience could not have been better. Of the contractor's we had look at the job Steve was the only one who listened to what we wanted. He made suggestions and gave us options to think about but he listened and provided us with a bid for a project that was what we wanted. Steve was outstanding to work with, he communicated exactly what, when, why and how he was completing the work. He was on schedule, on budget, and extremely easy to work with. His work ethic, quality, and pride in his work shows in the finished project. He used a plumber, electrician a carpenter assistant, who are just as excellent as Steve. They have the same work ethic and pride that Steve has, communicate like Steve and are a pleasure to work with. Our finished project is excellent and exactly what we wanted. The entire process was no hassle. Steve handled all permits and details. He said it would be painless and it was. We have used Steve for another small project, had him inspect a home our daughter was buying and have recommended him highly to our friends. He is now bidding on some work at our daughter's new home. We believe that Steve is the best. Honest, friendly, does what he says he will do, when he says it will be done, with excellent quality. It is a treat to work with someone who is as good as Steve. It would not be possible for me give Steve a high enough recommendation. Work with Steve and you will not be sorry.

My husband and I have a very old house (over 100 years old) with plaster walls that have 50-year old wallpaper on them. The house has beautiful oak woodwork throughout, and he has been very respectful not to damage it while getting down the wallpaper and painting the walls. He even took down our railings, cleaned and varnished them so they look like new! He's quick but mindful, ensuring a quality job. David is always willing to listen to what you have to say about the job at hand; he consults with great kindness, while offering suggestions and helping you to see what is possible beyond the task at hand, and ultimately does what is asked of him. He is easy to work with and has a great attitude! I would hire him again to do anything related to painting and/or construction.

Ed and his team did an amazing job building out our cement basement into a completely finished area including large bedroom, bath, family room and kitchenette area! Their bid and actual figures for the 1200 sq ft build-out were spot on and they exceed their own timeline, start to finish in 29 days! Ed is a very trustworthy person and he was on site almost every day which was great to see, and if he wasn't on site then we communicated by phone. You don't see or hear about experiences like this too often these days but for new Wisconsinites like our family from the west coast we couldn't have picked a better person, leader, and contractor to work with! I have recommended and referred Ed and his team to several of my neighbors as well as co-workers which says a lot. He's upfront, honest and will tell you whether or not something is possible to accommodate which is exactly what I expected, of which he delivered. All said and done, an awesome job was completed in a timely manner with cost almost to a tee. How can you go wrong in a situation like this? The answer is that you can't. What do construction project managers do?

Construction project managers help in all stages of your construction project, starting from the very first step. Typically paid a percentage of a total project cost, they are part of the design and planning process and help ensure seamless communication between the design parties and the construction team. According to the U.S. Department of Labor, their scope of work includes preparing cost estimates, budgets and work timetables; interpreting and explaining contracts and technical information to other professionals; reporting work progress and budget to clients; collaborating with architects, engineers and other construction pros; selecting subcontractors and scheduling and coordinating their tasks; responding to work delays, emergencies and other problems; and ensuring compliance with legal requirements, building and safety codes, and other regulations.

The work of construction project managers may seem very similar to that of general contractors, but there are some critical differences. One difference is that, unlike most general contractors, project managers are not engaged in the actual construction — they are onsite overseeing the work of subcontractors. Another key difference is that project managers are hired during the design phase, while general contractors are hired after plans have been made. The project manager is generally paid a percentage of the total project cost, while the general contractor is more typically paid according to the bid they gave to build your project.  

How do I find out if a contractor is licensed?

It’s important to know if your project requires work by a licensed professional, as licensing laws can vary by state, locality, and job details. You can find general licensing information online at the government websites that handle occupational licensing for a given profession in your state or location. Some states designate a project cost over which you have to hire a licensed contractor. To find qualified licensed contractors, search your state’s licensing board. For example, in California, the Department of Consumer Affairs operates a searchable database through the Contractors State License Board. In some states, contracting licenses are provided at a regional level. You can find links to specific databases on BRB Publications’ Occupational Licensing page. Red flags that a contractor may not be licensed or may be providing an expired or false license number are unreasonably low bids or a request for complete payment upfront. How much does a project manager charge per hour?

You may choose to hire a construction project manager for your residential or commercial project. For the hands-on homeowner who wants to be involved in home construction but isn’t comfortable hiring subcontractors, a construction project manager can oversee these relationships and supervise labor. Typically, construction project managers charge a fee that is a flat percentage of the total construction project cost. This may range from 10 percent to 15 percent, depending on the company and the services they provide. This means a $30,000 home remodel project would have a construction project management fee of $3,000-$4,500. Hiring a construction project manager generally precludes the markup on subcontractor labor charged by a general contractor. The drawback to this choice is that, unlike a general contractor, the construction project manager won’t be financially responsible for the work of the subcontractors. For larger projects, you may hire a construction project manager who will also hire a general contractor. This provides the benefits of the general contractor along with the management services of the project manager, who will be on board from the beginning. The construction project manager will be involved in the design phase and work with the architects and the building crew, facilitating a smoother overall process.

What is a contractor license number?

A contractor license number is proof that your contractor is operating their business legally, that they have the proper documentation required by your state or region, and that they are competent in their area of work (electrical, plumbing, construction, etc.). Licensed contractors should freely advertise their contractor license number. If not, you can request it before considering them for hire. You can also research your contractor using their license number. The database for your state will indicate the field they are licensed to work in; whether they are up to date on insurance, workers’ compensation and bonds; and whether they have any consumer complaints issued against them. If the licensed contractor you are hiring does not have employees, they are not required to carry workers’ compensation.
