- What should the customer know about your pricing (e.g., discounts, fees)?
For my seller clients (listings), I work with sellers to maximize the services I provide against the listing percentage to make sure I'm providing the most amount of value possible to my clients. I also emphasize to my clients that I'm not the type of agent that just "sticks a sign in the yard and puts their home on the MLS". I work very hard for all my clients and that includes an exhaustive pre-marketing and post marketing campaign, research and data to the client, negotiation, numberious site visits, open houses, paid ad campaigns, marketing materials, pricing strategies and much more... My reviews speak to this in terms of clients that were thoroughly impressed with my service. However, the listing fee is ultimately split with my real estate firm as well as the other half given to the buyer's real estate firm and split with the buyer's agent. More info on this given when I have a chance to discuss everything with potential clients. For my buyer clients, commission is paid out from the owner's listing when buying properties on the MLS, nothing is paid out to me from my buyer clients. I always make sure to discuss all of this in detail with my clients before we start working together so that everyone understands how this works and to answer any questions.
- What is your typical process for working with a new customer?
I like to simply have a discussion to identify their wants and needs. If it's a buyer, we need to establish what they'd like in a property (there must haves vs. their like to haves) and the areas of town they'd prefer to be in so we can start our search. For sellers, I like to sit down with them to discuss the current market and their specific neighborhood to familiarize them with where things stand in terms of competition and buyer behavior, to discuss their goals with their home and to discuss our approach to selling. Everything from preparation to pre-marketing to the overall listing process and closing.
- What education and/or training do you have that relates to your work?
I have been investing in real estate since 2005, have been in the home-building industry since 1995 and have been fully licensed and involved with real estate since 2011.
