Introduction: I know choosing the right home inspector can be difficult. Unlike most professionals, you probably will not get to meet me until after you hire me. Furthermore, different inspectors have varying qualifications, equipment, experience, reporting methods and yes, different pricing. One thing for sure is that a home inspection requires work, a lot of work. Ultimately, a thorough inspection depends heavily on the individual inspector's own effort. Here is the list of some of the reasons: * I schedule only one inspection per day. This means you and I will have time to discuss the details of the inspection in depth. I want you to be fully satisfied and confident in the inspection process. * It is my goal to ensure all your questions are answered and that you are comfortable with all aspects of the home inspection. * I deliver reports via email within 24 hours of the inspection. This allows you time to review the report sooner and ensures more of your option period is available for negotiations. * I provide an easy to read, comprehensive, and detailed report. My reports include high quality color photos of defects, descriptions of the defects, and any recommendations. My reports are clear and easy to read. * I am licensed by Texas Real Estate Commission (TREC). # 20246 * I have been inspecting homes for over 3 years and have in-depth experience with all types of inspections including new construction and older homes. * I fulfill at least 16 hours of Continuing Education and inspection related training per year and stay up to date on current industry standards. * I am committed to providing a quality home inspection. I use the latest state of the art testing and measuring equipment. * I fully walk the roof to inspect the details of the shingles, flashings, and seals. * I inspect the entire attic for areas of concern such as water leaks or structural deficiencies. * I take time to ensure the foundation is properly and thoroughly inspected in its entirety. * I abide by the TREC Standards of Practice and strict Code of Ethics for Real Estate Inspectors. As my client, I will be your resource for advice in the future too. My service doesn't stop after the inspection is over. Any time you have questions or concerns about your home or property, I'm available to answer them for you for as long as you own the home. A complete and thorough inspection takes time. The average amount of time I spend performing an inspection is four hours at the house, sometimes more depending on the size and age. Merryll is a great home inspector. It was a pleasure to work with him and would not hesitate to use his services again or refer him to friends and family. He was quick to reply and set up the inspection on short notice. He arrived early with all the tools and equipment he needed for the inspection. He was very thorough and provided a lot of helpful hints. He explained things very clearly in layman’s terms, giving me as much or as little detail as I wanted; He tested every system, including the heater in the attic in 100 degree outside temperature. That’s what I was concerned about the most. He is a really nice guy, not pushy or harsh, and seems to know his stuff. Best of all, he even found a couple of things that should have been in the seller’s disclosure and were not, that saved us thousands of dollars, if we had to fix them ourselves. I give Merryll and Jones Inspections my highest recommendation!
